Situated in the peaceful village of New Moat, this superbly converted stone barn offers extremely comfortable and spacious, quality accommodation.

The barn is close to Llys y Fran reservoir where you can enjoy fishing, boating, walking and cycling as well as a restaurant and large play park for children.The Preseli hills are close by and offer good walks that could be ended in the friendly pub at Rosebush, which serves good food.

New Moat is in the heart of Pembrokeshire making it ideally placed for access to countless beaches and the 186 miles of coastal path and many visitor attractions.

GROUND FLOOR

Entrance is into the large OPEN PLAN Kitchen / Sitting and Dining Room which has a superb high vaulted ceiling with a glazed apex and slate floor.

The KITCHEN AREA is fully fitted with a range of contemporary slate coloured units, with integral appliances of Smeg gas hob, electric oven, dishwasher and fridge.

The DINING AREA has a solid granite table and two granite benches.

The SITTING AREA has a large comfy leather sofa, modern chaise and a brushed steel woodburning stove, there is a wall mounted flat screen TV with Sky & DVD.

There are two spacious bedrooms on the ground floor:

BEDROOM 1 has a double bed, built in wardrobe, chest of drawers, bedside tables and lamps.

BEDROOM 2 has twin beds, chest of drawers, bedside tables and space for hanging clothes.

There is an EN-SUITE SHOWER ROOM with a double shower, WC and wash hand basin.

FAMILY BATHROOM is L shaped has a suite of bath, large shower cubicle, WC and wash hand basin.

UTILITY / BOILER ROOM with automatic washing machine, tumble dryer and freezer.

UPSTAIRS

ATTIC BEDROOM 3

There is an amazing dormitory style bedroom which weaves through the rafters and has a huge glass wall overlooking the living area at one end.

It is like something out of a modern fairy story with 4 single beds, bedside chests of drawers with lamps and clothes hanging space.

There is a raised play area by the glazed wall with bean bags, TV and a selection of board games.

Garden and Parking

Wooden sleeper steps lead to the rear garden which has an enclosed lawn large enough for ball games and a decked area with picnic table and benches to seat 8. At the front of the barn is a second lawned area with a low wall and a bench.

There is parking space for 2 cars.

Other Information

There is full oil fired central heating throughout. This is included in the rental from May to September and charged for at a flat rate of £35 per week at all other times - please pay at the property.

Logs £4 per basket

A cot, high chair and stair gate are available.

All the beds have duvets and will be made up with fresh linen for your arrival.

Towels are included in the rental.

One large or 2 small dogs welcome.
