A beautifully restored and luxurious villa in the centre of the historic medieval village of Preci with stupendous mountain views offering a blend of traditional country living with all the comforts of home. What’s more, at 600 metres, you get the best of the glorious weather – long, hot sunny days and pleasantly cooler nights.
There’s a gorgeous swimming pool for our guests free use at a small hotel just a minutes stroll around the corner.
With local bars, great restaurants and shops within a 10 minute walk, you don’t have to go far to soak up the atmosphere of the Italian way of life!
Why not enjoy some of the most breathtaking scenery in Umbria from your own balcony or outside on the pretty, flower filled piazza. Here you can dine as the sun sets over the little hill towns in the distance - a truly magical sight.
Nature lovers can enjoy activities including river rafting, kayaking, walking, cycling, mule trekking, horse riding and mountain chairlifts – all safe for everyone including young children.

The dining area with its large farmhouse table overlooking the 16th century piazza is the perfect place to sample the delicious local foods.

Next to the house is a quiet, shady piazza with a dining table, chairs and large parasol - a lovely place to sit or eat and enjoy the view. The quiet cobbled lanes that criss-cross the village have changed little since their medieval origins and provide great opportunities for exploration of the ancient buildings, architecture and little hidden corners.
As the village is traffic free and quiet, the children are safe to play and explore or pop down to the shops in the morning to collect your fresh bread and pastries while you have a few more minutes in bed! They can also easily and safely visit the swimming pool by themselves. There is a playground with swings, slide etc within 3 minutes walk.
Local people love and fuss over children and guests often find that their children have some Italian friends at the end of the holiday!
There is plenty of free off road parking within two minutes walk.

The pool is open for the summer season months (usually mid May to late September). The initial opening date is dependent upon the weather.

The Umbria region


Umbria is dotted with beautiful hill towns including Spoleto, Assisi and Perugia, all of which are an easy day trip. Whether you are looking for history, art, culture or just a great lunch, you will find it in this area of Umbria.
Visitors can enjoy the many local festivals in the area, showcasing food, wine and traditional crafts.
Here are some driving times to some of the local places of interest:
St. Eutizio Abbey 5 minutes. Beautiful, 12th century Benedictine abbey. Open to the public including a museum of medieval surgery.
Visso 10 minutes. Pretty town on a river with restaurants, shops, bars and a weekly market.
Norcia 20 minutes. A medieval walled town famous for black truffles, cured hams, salami and pecorino cheese. As the birth place of Saint Benedict, it must be on everyone’s shortlist for a visit. There's also a good weekly market.
Spoleto 40 minutes. Roman and Renaissance architecture, art and excellent restaurants. Food, wine and art festivals in June and July.
Trevi, Montefalco, Spello 50 to 60 minutes. Classic medieval hill towns and an excellent olive oil and wine region.
The Marmore Falls 60 minutes. The highest waterfalls in Europe are a spectacular sight reached following a beautiful drive through the Valnerina Valley.
Assisi 60 minutes. World famous pilgrimage site with classic architecture and St. Francis' Cathedral.
Perugia 70 minutes. Art and culture. Famous Italian chocolate (and chocolate shops)!
Rome only 2.5 hours by car or train for a day’s sight seeing and shopping.

Lake Fiastra - Beautiful freshwater swimming lake with sandy beaches. Kayaks and pedelos. Peaceful even in high season. 2 restaurants and bars. 60 minute drive.
San Benedetto - Adriatic coast. Safe sandy beaches with shallow water - great for kids. Blue flag. Many restaurants and bars. 90 minutes drive.
Civitanova - Adriatic coast. Blue flag beaches. Many restaurants and bars. 70 minutes drive.
Lake Trasimeno - Sandy beaches. Island ferries. Many restaurants and bars. 90 minutes drive.
The Preci area
Walking – circular walks can be done from the village in the Monti Sibillini National Park, one of Italy’s most beautiful and unspoilt. A paradise for walkers with countless trails criss-crossing the hills and passing through villages virtually unchanged since medieval times. It’s a haven for wildlife and the famous Piano Grande, a high mountain plain that becomes a tapestry of wild flowers and orchids in the spring and early summer, is not to be missed with excellent trails to suit all levels of walkers.
Other family activities – mountain or road cycling, mule trekking, horse riding, river rafting, kayaking, indoor ice-skating and trout fishing. The chairlift to the summit of Monte Bove (2000 metres) is particularly popular and offers breathtaking mountain views and great walking or cycling down.
Adventure sports - rock climbing, canyoning, white water rafting, paragliding and hang gliding.
We can help arrange and provide information for the activities including maps and guides.
In the winter there is skiing, snowboarding, snow kiting and ice skating within 30 minutes drive at Frontignano (1340m – 1950m). It’s inexpensive and uncrowded.
There are a total of 14 km of pistes of varying difficulty, 9 ski lifts and usually no queues! There are several good restaurants and snack bars, ski hire, ski school, a snow park and indoor skating rink.
Day ski passes cost €15-22 depending on the season, which runs from December to March. Week passes cost around €100.
Christmas 2012. A Christmas break with tree and decorations. Sing carols at our local abbey and enjoy nativity plays with live animals. Join in the village festive fun activities.
Skiing, ice skating and snowboarding.
Roast chestnuts on the open fire.
Board games, DVDs and sledges supplied.
Here's a selection of local bars and restaurants:
Agli Scacchi Hotel. Serves very good traditional Umbrian food. There's a shady terrace and a nice little bar/coffee area overlooking the pool. Fresh pasta with meat, truffle, trout or prawn sauces. They have main course salads. The huge mixed grill and the pasta filled with salmon trout with lemon sauce are always recommended. 2 minute walk.
La Piazzetta Pizzeria/cafe. Serves good, inexpensive pasta and pizza with seating outside in Summer. Nice for a morning coffee, pastry or evening beer. 1 minute walk.
Il Castoro Restaurant. Great atmosphere and Italians flood here to indulge in the freshest truffles that the owner collects from around Preci himself. A must have starter is the truffle omelette served on its own or with a platter of prosciutto and salami or crostini (with cheese) or bruschetta (without). The juicy veal steak is excellent as is the wild boar stew cooked with juniper berries. Pasta focuses on truffles and porcini mushrooms. The huge wood fired pizzas are perfect food for kids. House wine is around 4 euros a litre. Il Castoro is always lively, very Italian and really good value. 10 minute walk.

Bar Memole. Friendly bar with seating outside. 10 minute walk.
Il Porcello Felice. Very pretty restaurant with stunning views. Outside dining on a beautiful panoramic terrace overlooking the Valnerina valley. Also inside seating. Very good traditional food. Wood fired pizzas, pasta, meats and trout. The sirloin of veal with truffle sauce is fantastic. 10 minutes by car.
In July, Preci hosts a traditional food and wine festival with tastings and free evening shows. Visitors are welcome.
There are local markets every week.

The nearest airport is Perugia, an hours drive. Ancona is 1 hour 45 minutes, Pescara 2 hours and Rome 2.5 hours. Ryan Air flies to all 4 airports and Easy Jet flies to Rome.
Car hire is available at all airports.
Hertz and Avis are in Spoleto. There are shuttle services from both Rome airports to the main train station in Rome, Roma Termini. From here regular and Eurostar trains take less than 90 minutes to reach Spoleto which is a 40 minute drive from Preci.

We were a party of five women who were celebrating a special birthday. We didn't want to drive and were quite happy to stay local, walk into the lower town, use the wonderful pool at the hotel and relax. Between the five of us the cost of taxis was reasonable and Barbara very kindly contacted a local firm to arrange pick up from the airport. We were greeted at the house and every effort was made to make us feel welcome. The house is beautiful, split over three floors, providing plenty of space for the five of us. Having the patio area across the street was an added bonus and compensated for the lack of a garden. We used the local bars and restaurants and found them to be very friendly and good value. The staff at the hotel were particularly accommodating and we basically had the pool to ourselves. We enjoyed lunch and dinner of local, freshly cooked food. Of an evening we would walk into the lower town and sit outside the friendly bar and enjoy a glass of Prosecco before heading back up the hill for dinner. One evening we took a taxi into Norcia, a very pretty town and well worth a visit. This isn't a holiday for clubs and nightlife but perfect if you are happy for a quiet, relaxing holiday. We had a wonderful few days and are definitely hoping to return; I think it's my birthday next! |

Excellent standard of accomodation - feels like a real home with lots of room for our family of four. Made to feel very welcome, being met at the property on arrival was very useful to get local insight. Great experience to stay in an Umbrian hill top village, the house is right in the centre (but you don't feel overlooked at all) with fantastic views across the valley. You leave you car outside the village and walk to the house - means area round the house was safe for kids. Shop and restaurant (& icecream parlour) are only few minutes walk and it is lovely to participate in the local community. Local hotel swimming pool provides outside space and it was largely just us there - our kids (5 & 8) could swim, the pool area was a perfect size. The surrounding area is beautiful - more rugged than Tuscany - natioanal park for walking, rafting etc is convinient. It is a trip to get to any cities but we visited Spoleto, Assissi and the beach near Ancona. A fantastic holiday. |

It was fabulous. The house was better than we could have imagined. The hosts were gracious and the town of Preci was a wonderful base for exploring Umbria and the national park.

Just a very quick mail to say what a great experience we had at Casa Rosabianca at the beginning of the month. The house was just perfect - superb location, immaculately presented and extremely comfortable. We wanted for nothing and the access to the beautiful pool at the hotel just around the corner was a major plus point. Preci is in an ideal position to explore Umbria - which we found just as beautiful but much more affordable than Tuscany. There is also a direct express-train connection from nearby Spoleto to Rome which makes a day-trip very practical.
In reality a week was not nearly long enough in Umbria and I am sure that we will be back!

Rental Rates. We have two tariffs. The first one gives the discounted prices for 1 to 3 guests.The second one gives the prices for 4 to 7 guests. Guests have exclusive use of the house even where the rates are discounted for less than 4 people.
Prices are for the property per week but we can accept bookings of longer and sometimes shorter duration.
There is no fixed changeover day.
At reservation: A deposit of 40% paid by bank transfer or PayPal in £ sterling or euros.
Deposits are non-refundable.
Balances are payable by bank transfer or PayPal in £ sterling or euros 6 weeks before arrival.
A refundable security deposit of 300 euros is requested on arrival.
Arrival between 16.00 and 19.00 unless arranged with us.
The following items are included:
Towels, tea towels, linen (changed weekly) and final cleaning.
A complimentary welcome pack with tea, coffee, milk, sugar, beer, wine and water.
Gas, central heating and electricity are not included. (Meters read on arrival and departure and charged at cost).
