Home description
A beautifully restored and luxurious house in a quiet village location with stupendous views over the Valnerina valley, Casa Rosabianca offers a unique experience in Italy - an unusual blend of gentle rural life with all the comforts of home. There is a gorgeous swimming pool (free use for guests) a minutes stroll through the quiet medieval alleys of the village. There, you will also find a poolside bar and a traditional restaurant with a beautiful terrace for outdoor dining. With a choice of local bars, restaurants and shops all within a 10 minute walk from the house, you don’t have to go far to soak up the atmosphere of the Italian way of life! Situated at 600 metres, the house enjoys the best of the glorious weather, with long sunny days and pleasantly cooler nights. Why not enjoy some of the most breathtaking scenery in Umbria from your own balcony or whilst sitting outside on the pretty, flower filled piazza. Here our guests can dine ‘al fresco’ as the sun sets over the little hill town of Castelvecchio in the distance. A truly magical sight.

The Umbria region
Umbria is dotted with beautiful hill towns including Spoleto, Assisi and Perugia, all of which are an easy day trip. Whether you are looking for history, art, culture or just a great lunch you will find it in this area of Umbria. The medieval walled town of Norcia (20 minutes) is famous for it’s prized truffles, cured hams and salami and must be on everyone’s shortlist for a visit. There are many local festivals in the area and usually they focus on food. The Marmore Falls, the highest waterfalls in Europe are a spectacular sight reached following a beautiful drive down the Valnerina Valley. And why not take the train to Rome for a day’s sight seeing and shopping?
Preci area
Preci is ideally situated for exploring The Monti Sibillini National Park, which is incredibly rich in wild life including wolves, wild boar and golden eagles. Not to be missed is the famous Piano Grande, a high mountain plain that becomes a tapestry of wild flowers and rare orchids in the spring and early summer. This completely unspoilt region is a perfect location for artists and photographers. The many local trails that criss-cross the hills provide spectacular walking, mountain or road cycling opportunities. Families like to try activities such as mule trekking, horse riding, river rafting and trout fishing. (All safe for children). For the adventurous, why not try rock climbing, canyoning, white water rafting, paragliding or hang gliding. We can help with arrangements for all these activities. We also provide plenty of information, maps and guides for independent touring, walking and cycling. Cookery courses with a qualified English speaking chef can also be arranged as can visits to food artisans and vineyards. In the winter there is skiing and snowboarding within 30 minutes drive.
How to get there
The nearest airport is Perugia, an hours drive. Ancona airport is 1 hour 45 minutes, Pescara 2 hours and Rome 2.5 hours. Ryan air fly to all 4 airports and Easy Jet flies to Rome.

Well-stocked library with a good selection of English novels, local maps, guides, reference books and local information. Several board games are available (Scrabble, Monopoly etc.)
Further details outdoors: Outside is a quiet village piazza with a large dining table and chairs and a parasol. This a lovely place to sit, relax and enjoy the view.

This is wonderful time to see this region when the Spring flowers and wild orchids are at their most beautiful.

There is no fixed changeover day. At reservation: A deposit of 40% paid by bank transfer in euros. British customers may pay in £ Sterling. Deposits are non-refundable. At Check-in: Balance to be paid in euros plus a refundable security deposit of 300 euros. Arrival after 4pm and departure before 10am. The following items are included: Towels and linen (changed weekly), final cleaning.
Gas, central heating and electricity are not included. (Meters read on arrival and departure and charged at cost). Firewood 8 euros a day.
