With your own BEACH and JETTY, you feel like a prince in stunning Venetian medieval Kotor/Prcanj, this is a great place to relax and unwind (no big coaches or lorries), study nature (thousands of fish & birds all around), walk and bike and hike, swim in clear warm waters or visit local historic Roman and Venetian sites.
This beach-side front-line flat is on the top floor of a converted traditional Venetian 'palazzo' once owned by a local sea-captain when this area was part of the Venetian Empire.
Our one bed flat has all you need, newly refurbished, with double aircon, with marble staircase access to 3rd floor, comfortable living room about 4.5m x 4.5m with table, chairs, sofabed, chairbed, satellite TV/DVD, all kitchen appliances, exposed stone wall to rear, windows to front and back, and small shower room and toilet facing rear garden.
Bedroom at front has velux roof window, 2 new beds (single, double and king size bedding), hairdryer, desk, cupboards and storage etc, about 7m x 3.5m.
Local buses to Kotor for 1 euro, boat trips, car rental etc for visits to Budva, mountains, lakes and gorges.
FREE WiFi internet in next door cafe, or 3G for rental in flat.

Only extras are local weekly agency charge of 30 euros for cleaning, maintenance, fresh hand/bath towels & bed-linen. Duvets provided (King, Double & Singles).

Good, safe swimming from front door via stone jetty and shingle beach 5m, plus many small, quiet shingle or coarse sand beaches on foot from road outside front door 10m- 400m.
Dozens more sandy ones in Prcanj and Stoliv 1-5km, plus bigger sand beaches at Jaz, Trsteno and Ploce 20 minutes through tunnel or at walled Budva 30 minutes, Sveti Stefan island resort 40 minutes, or Petrovac Bay 45 minutes.
10km long sandy beach and kite-surfing in Ulcinj 90 minutes.

Historic medieval UNESCO heritage city of Kotor 10 minutes by car or bus; Budva Old Town, marina and many great beaches and clubs/casinos 30 minutes through Vrmac Tunnel; Herceg Novi Old Town 35 minutes; fabulous Sveti Stefan island paradise hotel 35 minutes the other way; new luxury international deep water marina, boutiques, Infinity Pool etc all at Porto Montenegro in Tivat, 20 minutes.
Spectacular Lovcen Mountain National Park is one hour away, lots of gorgeous lakes and gorges to explore on inland day trips, or fantastic Riviera coast road to Petrovac (great beach and village) about 50 minutes, on road from Budva & Sveti Stefan.
Kotor great for history, culture, local market, new air-conditioned shopping mall by harbour, tourisy shops, banks/ATMs, cakes, ice-creams and pancakes, internet cafes, restaurants, night clubs, boat/jet ski and bike hire, marina and hard-core walk up old town walls.
Budva is biggest, most lively and international young-at-heart resort for under 30s, lots of shops, activities, nightlife, casinos etc.

Luxury Spendido Hotel (1k) has FREE WiFi, great restaurant and outdoor pool (open to non-residents).

The Prcanj / Tre Sorele area
Prcanj (pronounced Purchanyuh) was home to the 17th century Boka seamen who maintained the Venetian shipping routes. The dominant Zupna Church is dedicated to the Virgin Mary, built by Venetian architect Bernardino Macarucci, finished in 1779.
'Kroket' next door to flat is a good cafe/bar, local food; 50 metres away is quality restaurant called 'Lanterna'.
Mini-Market next door, local bakery 400m, Kotor for fresh fish and food market, & good supermarket called 'Voli' through tunnel on Budva road (20 minutes) or in new mall in Kotor.
Several other good local beach cafes/restaurants within walking distance in Prcanj, plus 4 star Hotel Splendido with FREE WiFi, excellent restaurant, terrace and outdoor swimming pool and jetty 1k away.
Mountain road from Kotor to Cetinje (pronounced Tsetinyeh) is spectacularly beautiful, lots of views over Kotor Bay, then Mount Lovcen (pronounced Lovchen) National Park on same road has fabulous views (steep walk to top).
A 'must-see' is Island Sveti Stefan, like Mont St Michel or St Michael's Mount, with several sandy beaches, about 40 minutes through tunnel.
New luxury international marina Porto Montenegro in Tivat 20 minutes.
Petrovac Bay very pretty and good sandy beach (45 minutes).
Ulcinj has 10k long sandy beach and kite-surfing, 90 minutes.
Jaz Beach (pronounced 'Yaz') is where the Rolling Stones and Madonna had outdoor concerts in last few years. Lake Skadar (1 hour) has most beautiful scenery. A bird sanctuary with regular boat trips around the lake for bird watching or fishing.
Further afield are Tara Canyon (longest in the world after Grand Canyon), and the mountains and skiing resorts in the north around Zabljak (pronounced Zhablyak) and Kolasin, good for adventurous activities like white-water rafting, trekking, rock climbing & skiing in winter.
Budva, Herceg Novi, Kotor old towns all have quality hotels and restaurants, even 1 Japanese and 1 Chinese in Budva.
Not sure the chef in Chinese restaurant has ever been near to China........... spring roll is 'burek' with gravy, noodles are spaghetti!
Local delicacies and grilled meat and sea-food excellent, best burgers in the world called Pljeskavica, great mixed grills and sausages (plenty of calories!), my favourite local bread baked fresh daily is much better than factory bread.
Cakes and ice-cream to die for everywhere........ naughty but nice!

Cheapest flights are EasyJet (Stansted, Gatwick & Liverpool), and Monarch (Gatwick), plus more expensive BA, Thomson & Croatia Airlines (Gatwick), Thomson (Manchester), Jet2.com (Leeds/Bradford and Newcastle), Flybe (Birmingham and Southampton) & Aer Lingus (Dublin).
Tivat Airport is much closer than Dubrovnik, for flights from London Gatwick, Moscow, and low cost Air Berlin (Nuremburg), plus JAT from Belgrade, only 15/20 minutes by car or taxi, or a local cheap bus.
Podgorica Airport 2 hours.
