This beautiful property has everything you need for a relaxing break away from it all. The recently renovated house is ideally located in the tranquil village of Rodès just down the street from the historic church. It has the most amazing panoramic views from it's private terrace and garden.

Rodès itself is a small village with a renowned restaurant and small grocery store, which makes it ideal for a break where you can just relax and forget about driving if you wish. It also has easy access to the main road between Perpignan and Andorra which allows the surrounding area to be explored very easily.

Whilst Rodès is ideal for relaxing and enjoying the peace and quiet of village life, the area has many sports and activities for those who want a more vigorous holiday.

This comfortable village house has everything you could possibly need for a fantastic holiday in France.

The spacious open plan living area is ideal for holiday life. The recently installed modern kitchen has good quality integrated appliances making cooking a joy. The kitchen has a large slow cooker which cooks beautifully and in large quantities. Leading off from the kitchen is a newly created sunny terrace so eating outside couldn't be easier. The dining area has a large table and comfortable chairs.

In the sitting area there is a cosy log burning fire ideal for those chilly winter evenings it also has double glazing to keep the cold out in winter and the cool in in summer. This area has been sympathetically renovated retaining all the charm that exposed stone walls and old beams can bring.

With regard to entertainment there is a TV (French Channels) on which you can play your own DVDs, there are a few board games and lots of books.

The ground floor has a large utility room which houses the washing machine and a second fridge freezer, essential for keeping drinks cool on the long summer days. Also on this level is a single bedroom and a WC.

The first floor has 2 comfortable double bedrooms and a single bedroom (one of the doubles is accessed through the single room). There is also a bathroom with, bath/shower and WC.

As this house is built on the side of a hill the top floor is the living space but also gives access to the garden (wild grassy area) and terrace.

The house is situated next to a small car park at the side. The large garden rises up the hillside to the rear of the house and has fantastic panoramic views on the surrounding countryside and mount Canigou. Rudyard Kipling said of Mount Canigou that it was "a magician among mountains". There are large patio doors leading out from the living area to the garden (wild grassy area) and also to the terrace bringing the outside in.

The new terrace is equipped with a wooden table and chairs, a barbecue and parasol.

Prices include all utilities (gas, electric, oil and water).

Bedding and towels can be supplied on request for a small additional charge (£15 per double bed per set, £7.50 per single bed per set if required).

Changeover days are flexible so why not take advantage of low cost mid week flights.

In order to keep costs down we ask guests to leave the property in a good clean condition.

The Languedoc-Roussillon region

Languedoc-Roussillon is perfectly positioned between the Mediterranean to the east where the beautiful sandy beaches provide long days by the sea, the Pyrenees to the west which offer a wealth of walking and cycling opportunities, not to mention skiing in the winter and Spain to the South!

This region is a delight, the Conflent valley provides lush green scenery, with Mount Canigou dominating the skyline and the Pyrenees visible in the distance. You can be swimming in the sea in the morning, and hiking in the mountains in the afternoon. There are even thermal hot springs, so if you would like to combine the two activities we can suggest a hike AND a swim in the mountains! It really does offer you everything!

There is a lake in the local town of Vinca (4km) with a beach area, from which you can swim, sail or wind-surf, or you could just visit the popular open air swimming pools in Prades, Ille sur Têt and Vernet les Bains..

Weather: We benefit from being in the sunniest region of France with more than 300 days of sunshine each year. We enjoy warm, sunny weather from March all the way through to October. November and December are cooler but still with sunshine. January, February and March are great skiing months (45 minute drive to the ski resorts).

Prades

Rodes is a very peaceful village typical of the region with the local church, boules court and tennis courts. It also benefits from having a two great restaurants and small grocery store.

Rodès has many interesting and beautiful walks, taking in the gorges, Roman aqueduct, swimming in the river, the abandoned village of Ropidera and the hermitage of Domanova. The local history and natural environment have been the main attraction for us over the years!

The nearest main towns are Ille-sur-Tet and Prades which are both just a few kilometres away. A thriving market town, Prades has many great shops and restaurants as well as a lively market on both Tuesday and Saturday mornings, where you can buy local produce such as the peaches and cherries that are grown in abundance here, fresh vegetables, wonderful cheeses…. and of course the excellent wine!

There are events and festivals throughout the year. Spanish cellist Pablo Casals fled to Prades during the Spanish civil war, stayed and established the festival that now bears his name. The Catalan summer school takes over the town for two weeks in August, and there is dancing in the square every night during this period.

Rodès has a Rando-Jazz each year in August, this is 30 minute walk into the hills to a natural amphiteatre, where you will find an easy listening Jazz band playing all the old favourites (the double bass has to be carried up on foot too!).

Places of Interest: For touring the area, Rodes offers an excellent base. Just a few of the sites of interest within easy driving distance are listed below:

* Villefranche de Conflent, a fine example of a medieval walled town

* Little Yellow Train, catch this train from Villefranche and enjoy the specatular mountain views right into the Pyrenees.

* Grottes de Canalettes, magnificent renowned caves with an incredible light and sound show

* St Martin du Canigou, 9th century abbey perched impressively high on the hillside with fantastic scenery and walks.

* St Michel de Cuxa, 6th century abbey that hosts concerts during the Pablo Casals festival but is also open for viewing most of the year.

* St Thomas les Bains, outstanding natural thermal hot springs in wonderful outdoor mountain setting.

* Spain is only 40 minutes from Rodès or you can take a longer trip and visit Andorra, 2 hrs away passing some breathtaking scenery.

* Museum of Modern Art at Ceret (fine example of the works of Picasso, Matisse, Chagall and many others)

* Jeudis in Perpignan in the summer (the streets of Perpignan come alive with many bands and street entertainers every Thursday throughout the summer, creating a real carnival atmosphere

* For the children - a holiday in this area would not be complete without a visit to the large water park Aqualand

* Also for the children the zip-wire adventure park at Marquixanes is a must - take a picnic - it is next to the river and really beautiful.

* Sporting activities are in abundance here, you can experience, water sports, diving, walking, canyonning, horse riding, fishing, golf, cycling to name but few.

Thanks for the lovely review, in the advert we call the garden "wild" it's a great place for children to ramble in safety.

We charge extra for linen because we let to many French guests and traditionally the French supply their own linen, so when it's included they want a reduction.

We would love to see you if you get down to this area again, we offer a discount to returning guests.
