This duplex apartment was updated in 2007 and has private secure parking. The apartment is located on the fourth and top floor of a residence with pedestrian access directly onto the Port Leucate Blue Flag beach and can easily sleep 7. There are 2 double bedrooms, a single mezzanine bedroom, a kitchen/dining room, separate sitting room, shower room, an upper roof terrace and lower terrace with built-in barbecue.
Being a top floor apartment both terraces enjoy a high degree of privacy. The lower terrace has stunning views of the sea front and the upper terrace offers breathtaking views of the sea to the front and the mountains to the rear. Both provide wonderful locations in which to relax and enjoy the warmth of the Mediterranean sun whilst gently sipping a glass of the locally produced wine.

The Languedoc-Roussillon / Aude region
The region is reputed to have approximately 300 days of sunshine a year, with mean temperatures ranging from approximately 10 degrees in December to temperatures of around 30 degrees in May, June, July, August and September. Both spring and autumn are extremely pleasant in Port Leucate, with temperatures often creeping up to 18-24 degrees. In some respects April , May, June, September and October are amongst the best months to visit the region because these months fall outside the high season and as such are quieter, yet temperatures are equal or significantly exceed UK summer temperatures.
Languedoc-Roussillon is a region in which the meditteranean and mountain environments are beautifully combined. The area is fantastic for watersports. There are numerous schools for sailing, winsurfing, scuba-diving and water skiing. If land-based activities are preferred, then you can go cycling (bicycle hire is available in Port Leucate), horse riding, go-karting, quad-biking, or play golf. The region boasts a large number of wine-producing chateaux and is rich in heritage.The region is famed for its Cathar castles and there are several renowned Cathar castles within a short drive of Port Leucate.

The beach is supervised by a lifeguard during the summer months and is so big it never becomes crowded, even during the high season. This makes it perfect for families with children, as well as for those who want a peaceful laze in the sun.
The apartment is very convenient for the local amenities. There are several café-bars and shops just along the beach front from the apartment, and the main shopping area of Port Leucate is only a 5 minute walk away. Here can be found a variety of shops selling souvenirs and beach items as well as patisseries, groceries, and local produce, which includes the regional wines. There are also numerous café-bars & restaurants to be tried.
Port Leucate provides an excellent base from which to explore the Languedoc Rousillon region.
How to get there
Easy access from Perpignan, Carcassonne or Nimes airports with Ryanair or Baby BMI
Narbonne with French Motorail (Note French Motorail can transport both you and your car)
Other airport options are Toulouse, Beziers, Montpellier. Gerona and Barcelona in Spain. All of these airports are served by low cost airlines and are all within comfortable driving distance.
Alternatively the resort is approximately 12 hours drive from Calais

Further details indoors: Inside the apartment, the hallway opens into the kitchen / dining room, which has been modernised. New kitchen units & a new hob were installed at the end of 2007. There is a washing machine, kettle, toaster, coffee maker, microwave & cooking utensils.
The kitchen has double patio doors onto the lower terrace which is equipped with a large oval table, chairs, and an in-built barbecue. There is a newly fitted overhead awning, and this can be opened to give shade on really hot days.
A sliding door separates the kitchen / dining room from the sitting room, which has been furnished with a double sofa-bed & comfortable chairs. It has a television with built-in DVD player, and a second set of double patio doors opening directly onto the lower terrace.
Another door from the kitchen / dining room leads to the master double bedroom. This has built-in wardrobes, a chest of drawers and bedside lights. The bedroom window looks out across Port Leucate to the mountains, and has a shutter with a newly-installed electric control.
Upstairs, there are 2 further bedrooms. There is a single bedroom on a mezzanine floor. This room has a wardrobe, and the window looks onto the upper terrace.
The second double bedroom contains a chest of drawers, and shelving. An external door leads from the bedroom onto the upper roof terrace.
The floors are tiled throughout the apartment, as are both terraces. For heating in winter, new convection heaters were installed throughout the apartment when it was re-wired and modernised at the end of 2007.
Bed linen can be provided if required.
Further details outdoors: The apartment has its own parking space within a residents-only carpark, protected by a radio-controlled barrier.
Conditions
Change over day is Saturday during the main letting season April - September. Outgoing tenants should vacate by 11am and new arrivals should arrive no earlier than 3pm
Short breaks will be considered during the out of season months October - March.
