Lying on the edge of Kastelir, our property is tucked away from the road. It consists of two lovingly restored, old, stone buildings – a house and barn – in a walled, courtyard garden with a private swimming pool. Close-by are a selection of restaurants, a small supermarket and cafe. Additional accommodation is available in the adjoining property for larger groups.

In the traditional, three-storey, Istrian stone house there are three double bedrooms, two shower rooms and a large kitchen-diner. A step across the courtyard, in the barn, is a large living-room, with two further double bedrooms and bathroom upstairs. In the garden, there is a swimming pool and a wet room in a restored outbuilding. The property has Wi-Fi and air-conditioning in the bedrooms.

This characterful property is full of charming traditional features including original beams, wood floors and stone niches. It was fully restored in 2012.

Being split across two buildings, this property is ideal for large groups (up to 10 people), as it enables a degree of privacy if desired – for example for families holidaying together with and without children. Each building has its own well-equipped kitchen, making it possible for some meals to be prepared and taken separately, only dining together for special meals.

Kovaci’s in a highly desirable, village location with numerous facilities and sea-views. The local supermarket is a minute’s walk away, as are the café and award-winning wine producers. There are two restaurants about two minutes walk and several others a short stroll further on.

House

On the ground floor there is a kitchen-diner (with a dining table sitting ten). There’s a small sitting area with two armchairs and books, and a loo under the stairs. The floor is tiled with a mixture of flagsones (the orignal ones relaid) and 'tavele' - the old roof lining tiles which were laid in the dining room.

Off the spacious landing, on the first floor, are two double bedrooms and a shower room, with a large shower. One bedroom has twin beds, the other bunk beds. We've managed to keep the lovely old wood floors and original doors.

Tucked under the eaves, the huge master bedroom, in the attic, has a double bed (160 x 200cm) and an en-suite shower-room.

Barn

On the groundfloor is the living room with comfy sofas and a 40” LCD TV. There’s also a 4-person dining table and another small kitchen. There are beams and exposed stone through-out and the floor has the relaid flagstones.

Upstairs are two double bedrooms: one with twin beds and the other with a double bed (160 x 200 cm), and a bathroom with a bath (shower over the bath). With remarkably high ceilings, these rooms are light and airy.

Further details outdoors

A paved terrace and BBQ area runs between the house and barn. It is built against the old well ‘sterna’ (an interesting, historic feature). Both entrances are covered by pergolas up which plants are growing. In time, these will provide shade: for now, there’s green netting to keep you cool. Also available are sun umberellas.

Across the lawn is a swimming pool (8m x3m) and sun terrace with room for all ten loungers.

In the garden, beside both front doors, is a good selection of herbs including rosemary, sage, thyme and oregano - all for your use.

Also in the garden is a small, restored outbuilding. Part of this is a wet room with a huge shower, loo and sink – useful outdoor facilities. It also houses the washing machine. Next door is storage for the garden furniture and BBQ.

There is private, off-road parking at the entrance of the property for three cars.

The property’s less than ten minute’s drive from the sea and there’s a lovely sea-view from the landing window. (If you’re tall enough, you can also see the sea from the terrace in front of the house).

Prices shown are for the property per week and are charged in Euros. Shorter periods are possible except in July and August. There is a 5% discount for 2nd week. 10% for 3rd week (not in July & August)

The Istria region

Istria is a special part of Europe, a ‘sweet-spot’ in the Med – far enough South to have long, warm summers, yet without the searing heat of further down. Inland it is green, covered with wonderful oak forests and full of ‘time-forgotten’, old stone villages. It’s exquisite rocky coastline is dotted with magnificent Venetian seaside towns and pine trees growing down to the sea. Here, the pace of life is slower and the quality of life higher: there’s less traffic and more trees, and wild flowers still grow in the hedgerows. If you add in high-quality, yet inexpensive restaurants with wonderful food; crystal blue seas and loads to see and do, it’s clear why Istria is a great holiday destination.

Porec

Set on a south-facing hillside, Kastelir is possibly the sunniest spot in the whole of Istria. The village has numerous restaurants - there are at least six within walking distance of the house, and local shops. It is ten minutes drive from the sea in either Porec or Lanterna where there are the usual seaside attractions.

Local town Porec's Episcopalean bascilica is a World Heritage site and nearby Rovinj and Vrsar are Venetian seaside gems. Inland, the historic villages of Motovun and Groznjan are nearby and their are numerous stunning old villages to visit across the peninsular.

"Perfect holiday house!"

We were the first people in stay in Kovaci and it was wonderful! I followed the Kovaci renovation story on-line, so was really keen to see how it turned out and was really impressed with the result. The photos simply don't do it justice, it's gorgeous!
We were two couples and their children (my family with one child and my brother's family with two) and having the two separate places was great, as it gave us some private space when we needed it. We stayed in the barn and they had the house. While I envied my brother the huge master bedroom, I loved the high airy ceilings and beautiful stonework in the barn.
The place was beautifully equipped and the kitchens had loads of equipment - we intended to cook, but somehow ended eating out a lot.
My husband appreciated having WiFi, the kids of course adored the pool (but the water was far too cold for me).
The village was lovely and quiet, we could let the kids run free and they liked having the playground just round the corner. The village is obviously used to tourists and there are loads of places where you can buy wine and olive oil straight from the famer - a bit scary when you don't speak any Croatian, but great fun and really authentic. It was great having two restaurants so close-by: we particularly liked Zardin and the kids liked buying ice-cream at the cafe up the road.
