New as a holiday rental from Autumn 2012, this luxury cottage is a beautifully appointed early Victorian terraced property located within only a few minutes walk of Historic Poole Quay, Old Town, The Heritage Trail, Poole Park and Town Centre with the Dolphin indoor shopping complex. Extensively renovated and refurbished in 2011 this stunning three double bedroomed cottage is luxuriously finished with the finest contemporary furnishings and fittings giving visitors the utmost in comfort and relaxation during their stay. All the essentials are included such as tea, Nespresso capsules, sugar through to ketchup and vinegar!
The beauty of the property is the ease of access without the use of a car to the huge variety of attractions to suit all ages. From the Quayside to Poole Park and the historic Harbour, guests can walk, take a boat, open-top bus or train to the whole host of activities on offer. All walks from the house are on a level surface. Poole Old Town is also fast becoming known for its high standard of restaurants – particularly seafood, and guests won't be disappointed with the choice, all within a few minutes walk of the house. A holiday in Poole is one to suit all ages - from families with young children to guests wanting a relaxing break. Although only minutes from the Quay, Old Town and main attractions of Poole, the house is located on a quiet no-through road and unlike some of the Quay front accommodation isn't affected by late night noise from the pubs, bars and clubs.
The comfortable sitting room has a 37" flat screen LCD TV with Virgin cable including all premium sports, children's and movie channels. There is a Wii console with a selection of children's and adults games, and a Blu-Ray player with an extensive children's and adults DVD library. The Victorian chest has a wide a range of children's toys to suit babies and pre-schoolers through to older children such as puzzles and board games.
The charming Victorian open fireplace and a separate log burner in the open plan sitting area adds to the cosiness of the house which guests are welcome to use during the Winter months. Seasoned logs, kindling and coal are provided.
There is also a comfortable Ligne Roset sofabed which could accommodate a further two guests if required.
High speed Wifi and a landline telephone are included (telephone calls charged as taken).
For the warmer months, there are deckchairs, sun umbrellas, picnic blankets, swimming towels, flasks and lots of picnic boxes as well as a selection of beach toys which guests are welcome to use.
For guests travelling with toddlers stairgates are located throughout the house.
The kitchen has a two fully integrated ovens as well as an integrated microwave, gas hob, dishwasher and deluxe Nespresso machine. There are extensive cooking utensils at your disposal including a food processor, bread maker, cake tins as well as a whole range of cutlery and cooking items. Tea, coffee, cooking oils, herbs and spices, dishwasher tablets, washing tablets are also at the house so you don't need to worry about buying the basics!
There is a separate utility area with washing machine (washing powder provided) and separate Miele tumble dryer and downstairs WC. An iron and ironing board are also available.
All bedrooms have king size beds with superior quality mattresses and beds are all made up with high quality Egyptian cotton linen with the finest duvets and luxury bedspreads. The first floor bedrooms have flat screen televisions with independent cable television including all premium movies, children's and sport channels. One bedroom also has a Blu-Ray player. All towels are provided. Two of the bedrooms have iPod docking stations, one with radio.
The family bathroom on the first floor has underfloor heating with separate oversized walk-in rain shower as well as a bath. Toiletries such as soap, shampoo, and shower gel are included for guests.
The top bedroom has a king sized bed with en-suite bathroom with underfloor heating, bath and shower. A hairdryer is also available.
A travel cot with bedding is available at no charge. The cottage can accommodate a further two guests on a superior quality Ligne Roset sofabed. A charge of £25.00 applies to cover additional bedding.
We welcome dogs to stay at the house and enjoy the wonderful walks from the house in the immediate area. Poole is a very welcoming to dog owners with most pubs and cafes allowing dogs along the Quay and in the Old Town. Year round dog-friendly beaches are at Branksome Beach, Sandbanks and Studland Bay. From October to April dogs restrictions are lifted and can be exercised at along any stretch of beach in Poole. A large comfortable basket and dog bowls are available at the property. However we respectfully request that dogs owners do not allow pets on the sofas or upstairs. Please note that we only accept a maximum of two dogs per booking and we reserve the right to charge should additional cleaning be required.

There is a lovely South-West facing secluded and enclosed patio garden with a Weber BBQ, outdoor seating and outdoor lighting for guests to sit and enjoy the sunshine and have a BBQ. BBQ cooking tools are available. I have uploaded one winter photograph from the back patio and will upload more shortly.
Heating, hot water, bedding and towels are included in the rental price. Cleaning will be done at the end of the rental holiday period (interim holiday cleaning is available on request) however if the property is left in a condition that requires additional cleaning then we reserve the right to make an additional charge. A travel cot with bedding is available free of charge. An attachable high chair is also provided.
Coal, logs and kindling available October to March.
Dog owners must remove all dog mess from the rear garden at the end of the rental period and if there is evidence that pets have been on the furniture or beds then we reserve the right to charge additional fees for specialist cleaning. A maximum of TWO dogs per rental permitted.
Parking for the property is on-street permit parking. Permits are provided for one vehicle only per rental. Additional permits are available by request (fee payable).
On request and for a small fee, an Ocado delivery can be arranged for guests.
The West Country region
Poole Quay is a lively area bustling with pubs, restaurants, museums and curio shops. The Quayside has regular boats to Brownsea Island, Sandbanks, Wareham and beyond - from day trips to fishing trips and even hiring a Sunseeker for a cruise to Old Harry Rocks and Shell Bay there are so many sightseeing and day trip opportunities right on the doorstep to suit all ages. The quayside is also a great spot to take the children crabbing!
There are several lovely walks directly from Poole Old Town - along the Harbourside to Whitecliff which has a fantastic children's Playground, then through to the wonderful Poole Park. Poole Park has a minature railway, small indoor ice rink, children's indoor soft play, two playgrounds, mini golf, tennis courts, fallen trees for climbing, pedaloes on the lake and a fantastic restaurant and cafe which enjoys views across the lake and beyond into Poole Harbour.
Within a five minute walk is an indoor pool with separate children's pool, and gym with exercise classes on a pay as you go basis. Also for the active visitor there are two circuit training classes in the same street as the property on a Wednesday and Friday evenings for Â£4 per class on a drop-in basis (www.fightforfitness.co.uk).
The Dolphin Centre has indoor shopping with all the major high street brands and further up the High Street towards the Quay there are lots of fun curio shops, tattoo shops, boutiques and spas.
Poole Museum (entry is free, donations only) is a wonderful place to visit for all ages and houses displays about the history of Poole and the historic Poole Harbour as well as changing installations.
And after all that sightseeing, for some well deserved pampering visit the fabulous Lush Spa in Poole High Street with its eclectic treatment area, advance booking essential!

Swanage - old fashioned seaside town with a wide selection of individual curio shops and art galleries
Corfe Castle - beautiful old town with ruined castle. Lots of nice walks and pubs. Take the steam train to Swanage from Corfe
Abbotsbury Swannery - walk amongst the nesting swans and help out at feeding time at this largest natural habitat of nesting swans going back to when a Monastery was located at Abbotsbury. Entry includes neighbouring children's farm and indoor play
Farmer Palmers - 15 minutes from the house, a large indoor/outdoor children's farm with lots of animals and fun
Adventure Wonderland - suitable for under 8's, lots of smaller rides
Monkey World - sanctuary for rescued apes of all kinds.
The New Forest - miles of walks and beautiful scenery. Burley a must visit.

We stayed over Christmas, and it was amazing from the moment we arrived. The cottage was so clean and inviting really cosy with an open fire the kitchen was great with everything and more you could need the owners have really put a lot of thought into it, also there were loads of little extras for for example toys for the kids, loads of DVDs for the kids and a wii with wii games!! We loved it so much we have booked to go again!!!! The location is really good too.
