The cottage is a beautifully appointed, spacious early Victorian terraced property located within only a few minutes walk of Historic Poole Quay, Old Town, The Heritage Trail, Poole Park and Town Centre with the Dolphin indoor shopping complex. Extensively renovated and refurbished this stunning three double bedroomed cottage is luxuriously finished with the finest contemporary furnishings and fittings giving visitors the utmost in comfort and relaxation during their stay.

All essentials are included for your stay - from kitchen cooking oils and condiments through to washing powder and Nespresso capsules, tea bags and sugar.

The comfortable sitting room has a 37" flat screen LCD TV with Virgin cable including all Sky Sports, BT Sport, Sky Movies, Children's channels and the usual News and Lifestyle channels. There is an X-Box console with a selection of children's and adults games, and a Blu-Ray player with an extensive children's and adults DVD library.

Children of all ages are particularly welcome at the Cottage. There are plenty of books, toys, games, DVD's, high chair, travel cot with bedding at (no additional charge) and stair gates.

For no additional charge you can bring up to two dogs to stay.

During the winter months, the charming Victorian open fireplace and a separate log burner in the open plan sitting area adds to the cosiness of the house. Kiln-dried logs, kindling and coal are provided.

Fibre Wifi and a landline telephone are included with free evening and weekend calls (UK landlines, usual terms apply).

For the warmer months, there is a Weber BBQ and outside seating in the patio garden. Deckchairs, sun umbrellas, picnic blankets, swimming towels, flasks, picnic boxes as well as a selection of beach toys are also available.

Location

The beauty of the property is the ease of access without the use of a car to the huge variety of attractions to suit all ages. From the Quayside to Poole Park and the historic Harbour, guests can walk, take a boat, open-top bus or train to the whole host of activities on offer. All walks from the house are on a level surface. Poole Old Town is also fast becoming known for its high standard of restaurants – particularly seafood, and guests won't be disappointed with the choice, all within a few minutes walk of the house. A holiday in Poole is one to suit all ages - from families with young children to guests wanting a relaxing break. Although only minutes from the Quay, Old Town and main attractions of Poole, the house is located on a quiet no-through road and unlike some of the Quay front accommodation isn't affected by late night noise from the pubs, bars and clubs.

The internal accommodation is as follows:

Kitchen

The kitchen has a two fully integrated ovens as well as an integrated microwave, gas hob, dishwasher and Nespresso coffee machine with separate milk heater. There are extensive cooking utensils and appliances at your disposal including a food processor, bread maker, deep fat fryer and electric wok to suit the most discerning chef!

Utility Area

There is a separate utility area with washing machine (washing detergent provided) and separate Miele tumble dryer and downstairs WC. An iron and ironing board are also available.

Bedrooms

The three bedrooms all have king size beds with superior quality mattresses and beds are all made up with high quality Egyptian cotton linen with the finest duvets and luxury bedspreads. The two first floor bedrooms both have flat screen televisions with independent Premium Virgin cable TV including Sky Sports, BT Sport, Sky Movies, children's and news/lifestyle channels. One bedroom also has a Blu-Ray player. Two of the bedrooms have iPod docking stations, one with radio. A hairdryer is also available.

Bathrooms

There are two bathrooms, one-ensuite, and a separate downstairs WC. The main family bathroom has an separate oversized walk-in rain shower, bath, and underfloor heating.

The en-suite bathroom has a bath with overhead shower, washbasin and WC and underfloor heating. Plenty of towels are provided.

Please note the Cottage is strictly non-smoking.

Dogs

We welcome dogs to stay at the house at no extra cost and enjoy the wonderful walks from the house in the immediate area. A few minutes walk is the beautiful inner harbour walk. Poole is a very welcoming to dog owners with most pubs and cafes allowing dogs along the Quay and in the Old Town. Year round dog-friendly beaches are located at Branksome Beach and Sandbanks. From 1st October to 1st April dogs restrictions are lifted and can be exercised at along any stretch of beach in Poole. A large comfortable basket and dog bowls are available at the property. However we respectfully request that dogs owners do not allow pets on the sofas or upstairs. Please note that we only accept a maximum of two dogs per booking and we reserve the right to charge should additional cleaning be required.

Further details

Heating, hot water, bedding and towels are included in the rental price. Beach towels are provided in Summer. Cleaning will be done at the end of the rental holiday period (interim holiday cleaning is available on request) however if the property is left in a condition that requires additional cleaning or excessive amounts of rubbish are left then we reserve the right to make an additional charge. A travel cot with bedding is available free of charge. An attachable high chair is also provided.

Coal, logs and kindling available October to March.

Dog owners must remove all dog mess from the rear garden at the end of the rental period and if there is evidence that pets have been on the furniture or beds then we reserve the right to charge additional fees for specialist cleaning. A maximum of TWO dogs per rental permitted.

Parking for the property is on-street permit parking. Permits are provided for one vehicle only per rental. Additional permits are available for £5 per vehicle for 24 hours which allows parking throughout Zone A of Poole Old Town.

Further details outdoors

There is a lovely South-West facing secluded and enclosed patio garden with a Weber BBQ, outdoor seating and outdoor lighting for guests to sit and enjoy the sunshine and have a BBQ. BBQ cooking tools are available.

The back garden is fully enclosed and secure for dogs.
