High in farmland a mile from Noss Mayo and ' mile from the sea at Stoke (splendid cliffs, coast path, cove beach), a number of cottages well converted from Grade II listed farm buildings, sharing a 1' acre garden (barbecue, picnic table, dogs permitted on leads only), games/laundry room (table tennis, darts, washing machine, tumble drier - extra), courtyards and hard tennis court. We let three (see also L43, L150).... this smart, three-storey, 'upside down' cottage sits mid-row, looking over the shared inner courtyard. Inside has been totally transformed and given a stylish, contemporary feel with quality furnishings and fabrics, painted beams and interesting artwork. Front door from courtyard to hall (plenty of space for coats/boots); three nicely furnished ground-floor bedrooms ' a double (footboard), and two twin (one zip-linkable to 6' double, the other with limited clothes-hanging space). Attractive ground-floor bathroom (suite plus bath-shower). Stairs up to first floor and open-plan living/dining room with long oak dining table, big comfy sofas, TV/DVD, iPod dock, electric 'living flame' fire and neatly fitted, galley-style kitchen area (dishwasher, washing machine, microwave). Further stairs up to second floor and the enormous master bedroom (6' bed, TV/DVD, sofa bed for alternative sleeping) with en suite bathroom (suite with separate shower), both with Velux windows, some sloping ceilings/beams. Two stairgates available. Good quality, stylish and comfortable, well suited for one or two families to share.

The West Country region

The South Hams: southernmost Devon; between the river Dart and river Tamar and south of Dartmoor, lush farmland and wooded river valleys turning to beautiful estuaries, its coast very beautiful and remarkably well preserved – sandy beaches and mighty cliffs between those estuaries, amazingly little sprawling modern ugliness. Inland too, away from main roads, it remains surprisingly peaceful.

Among special coastal places are Dartmouth; sheltered Blackpool Sands; Slapton's long curve of pebble beach and nature reserve lagoon; the cliffs about Start Point and Prawle Point, Bolt Head and Bolt Tail; East Portlemouth's beach and Salcombe's location and views; Thurlestone proving that family seaside places don't need to be brash; Bigbury's huge sands and the fun of getting to Burgh Island; waterside, oak-wood-sheltered Noss Mayo/Newton Ferrers; many others, less easy of access, are for you to discover.

Kingsbridge and Totnes, both old, attractive and small, are the towns at the area's heart; Plymouth – the West Country's biggest town, with Naval base, ferry port, theatre, cinemas, history, Hoe (great views) and Barbican (where the life is) – is on the area's edge. Dartington Hall is an arts centre (films, plays, music, dance) with lovely gardens. Pleasure cruisers ply the Kingsbridge estuary and Dart and Tamar rivers.

Plymouth

Newton Ferrers/Noss Mayo: adjoining small villages beside the lake-like river Yealm estuary, sheltered by oak-wooded hillsides, popular for sailing, lovely for walking or just sitting. Essential shops (Newton Ferrers) and good food pubs. Low tide footpath across the creek. Tennis courts; riding stables. Pedestrian ferry to coast walk to Wembury, and secluded beach. Mothecombe (nearest sandy beach by car), 4 miles. Plymouth, 11.
