Trust woodland to the coast path, a pretty, colour-washed, 18th cent., Grade II listed cottage, end-of-row, with pleasant views over the creek. Behind, a steepish, sloping garden  where steps (some steep/uneven) climb up to an enclosed, paved terrace (tables/chairs). Across the lane, steps down to modern, open-plan garden room/studio with ceiling-high folding doors (great river views), comfy seating (double futon for alternative sleeping), TV/DVD, larder fridge, kettle, sink and shower-room (wet-room suite), a neat paved seating area (bench, table/chairs, barbecue, gate with private access to pub riverside beer garden) and storage room (tumble drier, freezer), handy for your boating/beach gear. Inside, cosy and homely with beams, thick stone walls. From the lane, 4 steps up to stable doors into kitchen/dining room (washing machine, microwave, 'living flame' gas fire). Stairs (stairgate, 5'10” lintel) up to snug living room (TV/DVD) with corner sofa; double bedroom; loo; steps (4) up to two more bedrooms – a twin, through which a small single, both with doors to the back garden. Smart bathroom (suite with 4'6” bath plus bath-shower). A cosy cottage in a handy spot for pubs, walking and river activities.

The West Country region

The South Hams: southernmost Devon; between the river Dart and river Tamar and south of Dartmoor, lush farmland and wooded river valleys turning to beautiful estuaries, its coast very beautiful and remarkably well preserved – sandy beaches and mighty cliffs between those estuaries, amazingly little sprawling modern ugliness. Inland too, away from main roads, it remains surprisingly peaceful.

Among special coastal places are Dartmouth; sheltered Blackpool Sands; Slapton's long curve of pebble beach and nature reserve lagoon; the cliffs about Start Point and Prawle Point, Bolt Head and Bolt Tail; East Portlemouth's beach and Salcombe's location and views; Thurlestone proving that family seaside places don't need to be brash; Bigbury's huge sands and the fun of getting to Burgh Island; waterside, oak-wood-sheltered Noss Mayo/Newton Ferrers; many others, less easy of access, are for you to discover.

Kingsbridge and Totnes, both old, attractive and small, are the towns at the area's heart; Plymouth – the West Country's biggest town, with Naval base, ferry port, theatre, cinemas, history, Hoe (great views) and Barbican (where the life is) – is on the area's edge. Dartington Hall is an arts centre (films, plays, music, dance) with lovely gardens. Pleasure cruisers ply the Kingsbridge estuary and Dart and Tamar rivers.

Newton Ferrers/Noss Mayo: adjoining small villages beside the lake-like river Yealm estuary, sheltered by oak-wooded hillsides, popular for sailing, lovely for walking or just sitting. Essential shops (Newton Ferrers) and good food pubs. Low tide footpath across the creek. Tennis courts; riding stables. Pedestrian ferry to coast walk to Wembury, and secluded beach. Mothecombe (nearest sandy beach by car), 4 miles. Plymouth, 11.
