Tucked away at the end of a private drive on the edge of the village, 800 yards from the shops/pub and picturesque creek in Newton Ferrers, two attractive, Grade II listed cottages neatly converted from former barns on a 16th cent. farmstead, once home to the Bishop of Exeter. The cottages are smart and welcoming with a clever combination of original features, high apex beams, wood floors (rugs) and modern comforts, each with own small garden, beautifully planted for privacy by owners who live in the farmhouse next door (no farming now). Across the gravelled entrance drive, the cottages share use of an acre of grassy meadow (mown paths) and children's play area (swings, slide). Parsonage Farm Cottage (arrow 1) is a neat, detached 'upside down' cottage on two levels, said to have been the Bishop's sleeping chamber for the farmhouse behind. At the front, pretty, enclosed garden (table/chairs, barbecue, loungers) with 2 slate steps up to glazed double doors and two further steps (top stairgate) up to open-plan living/dining/kitchen, cosy and inviting with smart red sofas, TV/DVD; small kitchen area neatly fitted in one corner (slimline dishwasher, microwave, gas oven/hob) with handcrafted pine units and Belfast sink. Downstairs (top stairgate), two bedrooms – a double (5' bed), and a neat twin (wall hooks for clothes-hanging); smart bathroom (suite plus bath-shower). A homely and welcoming base.

The West Country region

The South Hams: southernmost Devon; between the river Dart and river Tamar and south of Dartmoor, lush farmland and wooded river valleys turning to beautiful estuaries, its coast very beautiful and remarkably well preserved – sandy beaches and mighty cliffs between those estuaries, amazingly little sprawling modern ugliness. Inland too, away from main roads, it remains surprisingly peaceful.

Among special coastal places are Dartmouth; sheltered Blackpool Sands; Slapton's long curve of pebble beach and nature reserve lagoon; the cliffs about Start Point and Prawle Point, Bolt Head and Bolt Tail; East Portlemouth's beach and Salcombe's location and views; Thurlestone proving that family seaside places don't need to be brash; Bigbury's huge sands and the fun of getting to Burgh Island; waterside, oak-wood-sheltered Noss Mayo/Newton Ferrers; many others, less easy of access, are for you to discover.

Kingsbridge and Totnes, both old, attractive and small, are the towns at the area's heart; Plymouth – the West Country's biggest town, with Naval base, ferry port, theatre, cinemas, history, Hoe (great views) and Barbican (where the life is) – is on the area's edge. Dartington Hall is an arts centre (films, plays, music, dance) with lovely gardens. Pleasure cruisers ply the Kingsbridge estuary and Dart and Tamar rivers.

Newton Ferrers/Noss Mayo: adjoining small villages beside the lake-like river Yealm estuary, sheltered by oak-wooded hillsides, popular for sailing, lovely for walking or just sitting. Essential shops (Newton Ferrers) and good food pubs. Low tide footpath across the creek. Tennis courts; riding stables. Pedestrian ferry to coast walk to Wembury, and secluded beach. Mothecombe (nearest sandy beach by car), 4 miles. Plymouth, 11.
