HUMPHRIES CROSS is an Edwardian country house, set in 14 acres of gardens & paddocks, surrounded by farmland in an area of outstanding natural beauty. Footpaths/bridleways adjacent. In a quiet secluded setting, yet only 2 miles from medieval cinque port town of Rye with cobbled streets. Dover & Folkestone (Ferries/Euro Tunnel) day trips to France 40 mins & Ashford (Eurostar) 30 mins.

Camber Sands - superb beach & sand dunes & Winchelsea Beach - quiet beach with shingle at high tide & sand low tide both within a 15 minute drive.

A wing of the property has four cosy 1 bedroomed self contained holiday apartments sleeping 2/4. One of which is Tulip being on the first floor, with views overlooking fields, garden, courtyard & stables, sleeping 2/4 having 1 double bedroom + sofa bed in lounge.

CHILDREN WELCOME; however apartments Poppy & Tulip are not suitable for under 5 years of age. Under 5 years are most welcome in apartments Bluebell & Crocus as a Cot, Highchair & Baby Bath available upon request.

FREE WIFI. Bedlinen, towels & electricity (fair usage) included in the rent. Complimentary welcome pack upon arrival.

GARDEN: Shared lawned garden & courtyard seating area, picnic bench, garden furniture and BBQ for guests use.

The East Sussex region

Being situated so near to France we enjoy plenty of sunshine and mild winters. Humphries Cross is in an enviable location as it is on the border of Kent & East Sussex, giving guests the opportunity to explore Kent "the garden of England" as well as East Sussex "1066 Country"

We are situated close to Tenterden (Kent) with its quaint antique shops, steam railway, vineyard/winery with shop & bistro & town of Battle (East Sussex) where re-enactments of the Battle of Hastings take place. Gardens & Castles are in abundance such as Smallhythe Place, Bodiam Castle, Sissinghurst Castle, Great Dixter just to mention a few.....

London, Brighton, Canterbury, Eastbourne & Hastings are all within easy reach for day trips.

Also why not stock up on cheap Beer & Wine whilst on holiday, we are ideal for day trips to france as the Eurotunnel is only 45 minutes drive away!


Iden village - a pretty sussex village mentioned in the doomsday book is within walking distance from the property. It has a Shop/P.O, Church, Village Hall, Bowls Club, Riding School & Pub serving good food. Iden annual summer fete always proves to be very popular with visitors. A local bus service from Rye to Tenterden passes our gate & is ideal should you wish to have a relaxing day off from driving.

Rye - has a weekly market on a Thursday & also a Farmers Market on a Wednesday. Festivals such as Rye Bay Scallop Festival , Medieval Siege of Rye and Bonfire Parade with flaming torches are always favourite events. Once surrounded by sea, this fortified hilltop town with its cobbled streets, tea rooms & antique/bric a brac shops played an important role in the defence of the south coast of England. Nowadays the river is home to the local fishing fleet, with freshly caught fish availble to buy from the quayside. (3km)

For food lovers, the area is heaven with local scallops, fresh fish, Romney Marsh lamb, cherries, & asparagus on the doorstep & can be enjoyed in local restaurants and cafes. Local farm shops selling own produce are in abundance for those wishing to cook.

Rye - Historic Cinque Port Town with cobbled streets. Pubs, Restaurants, Supermarket, Shops & weekly Market. Rye Castle Museum & Tourist Information. Rye Harbour Nature Reserve - A large coastal nature reserve with shingle beaches, grassland, saltmarsh and reedbeds bordering lakes and pools hosting a vast array of wildlife. Bird watching hides, plus an information centre open throughout the year.(6km)

Camber Sands - Superb expanse of sandy beach. Bars, Cafes, Amusements, Water Sports. (8km)

Tenterden - Quaint market town with Chapel Down Winery/Vineyard & Steam Railway. (12km)

"Prime location and stunning surroundings for a relaxing base to explore Sussex"

Humphries Cross was a last minute break for us and we were encouraged by the helpfullness of the owners from the moment we enquired about the property. We were blessed with good weather which highlighted the surroundings of this beautiful house and its gardens and grounds. Upon arrival we were shown around the apartment and the outside area was explained to us i.e use of BBQ, outdoor chairs etc. We particularly enjoyed having our breakfast outside in the mornings. Tulip apartment was adequate for the two of us and decorated in a way that suits an old property. The apartment was well equipped and perfectly comfortable for our 4 night stay. It was our first trip to Sussex and would certainly return to Humphries Cross, a great base to be able to easily explore Rye, the local pub in the village of Iden, Camber Sands and Battle. A meal at Webbes at the Fish Cafe in Rye is a MUST!! We also appreciated the welcome pack and fresh flowers supplied by the owners, the tea, milk, orange juice, homemade jam etc were appreciated after a three hour drive for us to the apartment. A lovely holiday :0)

"'Tulip' was everything we wanted and more..."

The accommodation was everything we wanted. Very close to beautiful Rye and Hastings.
The cottage was equipped with everything you would need for a break. The surroundings were beautiful and the scenery was amazing. Waking up to those views was lovely.
The owners were very welcoming and the little touches in the apartment were lovely.
I enjoyed this break and would definitely visit again.

"Lovely location and immaculate apartment"

We had a wonderful three night stay between Christmas and New Year booked right at the last minute. Teresa could not have been more helpful or accomodating. We stayed in apartment Tulip which had great facilities and was lovely and cosy for the two of us. Good-sized fridge and freezer made cooking a pleasure and our welcome pack included not only tea and coffee but a bottle of Cava and some mince pies, which made us feel thoroughly festive. Excellent value for money and a lovely location for anyone wanting to walk, explore Sussex and Kent or indulge in a bit of stargazing.
