About the home

This raised Ground Floor Spacious Studio Apartment in the Prestigious Beach Front. The Tenerife Royal Gardens Complex is situated on the Border of Las Americas and Los Cistianos and right on the Sea Front by the Famous Las Vistas Beach. The Studio overlooking the pool and Sun Terraces hosting the sun almost all day.
This Studio can sleep up to four people. It consists of a Large Living area with flat screen TV with UK stations
with Sky News a DVD player, a pull out Double Sofa Bed and Ceiling Fan with Coffee Table and Sideboard, small Dining Table 2 Chairs and 2 Stools. The Kitchenette is equipped with Fridge, Oven, Hob, Kettle, Toaster etc.
The Segregated Bedroom has a Double Bed with a Wardrobe either side.
The Bathroom has Toilet, Bidet, Basin and Bath with a Shower above.
The Lounge area leads out through Patio Doors onto the Large Sun Terrace with Patio Table 4 Chairs and 2 Sun Beds with a retractable Sun Blind overhead.

Conditions

Payment Terms - Booking Deposit and Balance
For bookings made more than 8 weeks before arrival, a Cheque or Debit Card / Credit Card (+2%) for the Deposit of (£100 per Week for the Apartments and £150 per Week for the Villa’s) or (30% of the Full Cost) Which is Greater, should be sent to us, along with our fully completed and signed Booking Form. Upon receipt of this, a confirmation of your booking will be sent to you.
You will receive the invoice for the Remainder of the Balance & a Payment Plan if requested.
This final balance should be settled in full by Cheque or Debit Card / Credit Card (+2%) by the due date.
We reserve the right to cancel any booking when payment is not received by the due date.
For bookings made within 8 weeks of arrival, the total amount is due immediately & should be sent to us,along with our fully completed and signed Booking Form. Confirmation of payment will be sent by return. Provisional telephone bookings are held for a short time, pending receipt of the due Deposit (or full balance if within 8 weeks of arrival) and the fully completed and signed Booking Form.
A confirmation of your booking will be sent by return post.

A Breakage's / Excess Cleaning Deposit of at Least £100.00 per Villa is payable by Cheque or Debit Card / Credit Card (+2%) and due at the same time as the final balance before your arrival.
The hirer is expected to leave the accommodation as found on arrival, and either to replace any losses or breakage's or pay the cost of replacement. The hirer is also liable for the cost of any Damage done to the Property, and any Excess Cleaning charges should the property not be left as found on arrival. Deposit refund via Cheque or via your Debit/Credit Card less any deduction. (Please Contact on Return)
A Deduction will be made from your Deposit if your Lose your Key and have to Call Out your Agent Between 6pm & 10am. (30€)

Holiday Cancellation
Registered post or recorded delivery letter must be sent as written notice of cancellation.
In all cases the Deposit is non-returnable.
Cancellation is more than 8 Weeks before Departure, We will refund Monies less 30% of Total Rental.
Cancellation is less than 8 Weeks before Departure, We will refund Monies less 50% of Total Rental.
Cancellation is less than 6 Weeks before Departure, We cannot refund Monies Paid, 100% of Total Rental.

Our On-Site Agents
Our Management Agent are there to help you during your Stay, If you need their services our Management Agents must be given ample time to investigate to remedy Any situation that may arise during your stay. Please report any faults to your Agent as ASAP. (Not once you get Home) We are Agents for some of the Properties we advertise, so any Complaints about the Make-up of the Apartment or Villa shall be between you The Clients and the individual owners of each apartment or Villa, Our Agent On-site is there to Help you with any Problems you may have.

Use of the Swimming Pool
The Swimming Pools are unsupervised. Use of the swimming pool is subject to acknowledgement of the Swimming Pool Safety Board on the side of the Pool and S.I.H’s are relieved of any liability for accidents to visitors or damage to their Property.

>Complex Security will Evict any Persons who cause any Trouble or make to much Noise (at Night). (You have been Warned)
>Without prior agreement, only the members of your party as shown on the
Booking Form may occupy the Villa’s and Apartments.
>The proprietors reserve the right to decline accommodation and to demand the
Immediate withdrawal of any persons not complying with the conditions, Or for any conduct detrimental to the property or to the comfort of other guests, Or Persons not on your Booking Form.
>The proprietors reserve the right to refuse any booking, and to cancel any booking made in the unlikely
event of the property becoming unavailable through natural causes (such as flood, fire etc.)
Or any event outside our control, subject to a full refund of all Moines paid.
>The proprietor can-not Promise a Particular Apartment in the Torres Del Sol,
We can only Request were you would like to be in the Complex. (Sometimes this is not always Possible)
>The proprietors are relieved of any liability for accidents to visitors or damage to their Property during
their stay & Work outside the boundaries of the accommodation is beyond our control.

All problems must be directed to your local agents in Tenerife During your stay.

In all circumstances, our Management Agents must be given ample opportunity to investigate to remedy any situation that may arise during your stay. Work outside the boundaries of the accommodation is beyond our control. There may be occasions where an advertised facility is either modified or not available. Such situations may be dictated by local circumstances, maintenance, weather conditions, power cuts etc. Should circumstances beyond our control force us to cancel your booking, we will try to make alternative arrangements or offer a refund.

Due to Spanish Law there must be a Person the age of 18 and over in each Apartment or Villa.

The Tenerife region

The Torres del sol is one the oldest complex's in the area but is very clean and tidy, well built and well run, and being the oldest, it has the best position on the famous Playa las Vistas beach for you to enjoy your stay in Tenerife.

The Torres del sol has 2 swimming pools, one of the swimming pools is a square pool on the beach side of the complex and the 2nd pool which is in the middle of the complex. The Torres del sol supermarket is open early to late for those things you need.

The Playa de Las Americas / Los Cardones area

The largest & liveliest of the sunny south coast resorts. Playa de Las Americas boasts several sandy beaches, assorted watersports, a water park with a Dolphinarium, innumerable shops and a vast amount of restaurants offering every thing from pie and chips to paella... but that’s only half the story - the resort really comes alive at night with an incredible array of Nightclubs, Floor Shows, Discos and a Casino.

But the Los Cardones is 10 Min walk from this so it is not noisy. There are 2 International Standard Golf Courses six miles away in Adeje, and now the recently finished Golf Las Americas Golf Course which is between Los Cristianos and Playa de Las Americas and only 5 Minutes from our Apartments and our Villas.

The Journey time from Reina Sofia Airport is approximately 15 - 20 minutes by Taxi. Las Américas offers it all to you with a sunny smile and a glass of your favourite tipple! Playa de Las Americas compares favourably and ranks on equal terms with any European ‘sun, sand and sea’ destination. The location of Playa de Las Américas owes more than a little to its enviable weather. It is situated at the southern end of the west coast (or western end of the south coast if you like), where the climate is the best on the whole island. And thanks to some skilful land development the area now offers some of the best beaches in Tenerife, all of which meet European Commission cleanliness standards.
The waters off Las Américas beaches are warm, calm and safe, with breakwaters constructed to ensure this where necessary.
