2 of the 3 luxurious bedrooms have a double bed. One bedroom has 2 single beds, which can be made into a double bed. 2 beds are made in wrought iron and 1 bed is locally made in wood.
2 luxurious bathrooms, with marble sinks, of which 1 is en-suite both with modern furniture (toilet, shower, bidet). One bathroom has a bath.
Open, well equipped kitchen made by local carpenter, with impressive Boretti stove and marble top. Jura espresso machine! In the cellar a washing machine and dryer are located.
Very spacious living room, decorated in a light contemporary/classical style with localy made furniture, attached to the large veranda which is overlooking the countryside. Open fireplace. Large dining table. HiFi system and satellite TV (Sky).
In the basement the wine cellar/dining room is located. From there one can enter the large sun terrace at the other side of the house.

The swimming pool is 12 x 6 meters and nicely located in the olive grove with beautiful views; a well preserved and maintained garden (including automatic daily watering) consisting of a lawn around the house with big old olive trees being part of a huge olive grove and luxurious garden furniture. Traditional BBQ with pizza oven built in local stone.
The Umbria region
Umbria is situated right in the centre of the Italian peninsula, bordering with Le Marche to the East and with Tuscany and Lazio respectively to the North-West and South-West.
From an administrative point of view, the region is divided into two provinces, Perugia, the region main hub, and Terni. Other towns of decent size are Foligno, Città di Castello, Spoleto and Gubbio. The urbanization rate is much lower here than in other Italian regions, indicating a greater capillarity of the human presence on the territory: Only three municipalities have more than 50.000 inhabitants and these account for approximately 40% of the population of Umbria; this is an additional symptom of the strong connection to the territory and to their own traditions that the inhabitants of the many small rural villages continue to maintain. The Umbrian population reaches approximately 840.000 units.
A big part of the regional surface (55%) is hilly; the mountainous areas correspond to 27% of the total surface and the flat to 18%. At the eastern corner of Umbria, within the Natural Park of Monti Sibillini, rises Mount Vettore (2448 meters), the most elevated peak.
The region is rich in waters: it is crossed from north to south from the Tevere, the third Italian river in length and from many other rivers like the Nera, who forms the spectacular Marmore Falls. The main lakes are the Trasimeno, the fourth largest in Italy, the lake of Corbara and Piediluco lake.
The climate has a Mediterranean character, with marked diversities between the mountainous areas on one side and the hilly and flattish areas on the other; summer is typically warm and dry, winter relatively mild, with temperatures not frequently coming down below zero. Rainfalls are more abundant in the north-oriental Apennine, where snow falls quite regularly in the colder months.
Piegaro is a sleepy medieval town with some shops (butcher, bakery, small grocery). Better equipped shops one can find in Tavernelle di Panicale on the way to Perugia 10 minutes drive. In Piegaro and around there are some local restaurants. In Citta della Pieve there are some fine restaurants.

"beautiful house in a beautiful location"
My wife, toddler (1yo) and I stayed here for a week with a couple of newlywed friends dropping in too while they travelled through Italy. Hidden away off the main roads in the olive groves of Umbrian hills, Casa Baronia is beautifully finished and although newly built exudes local charm with lovely stonework, tiled floors and ironwork throughout. It is totally self contain with a large gormet kitchen which we used extensively getting fresh produce daily from the local village which is no more than a 10 minute drive down the hill. The villa boast a great outside area and a large pool which was a welcome addition in the Italian heat.
We only ate out a few times while there but there are plenty of options within a short drive including in the very picturesque town of Piegaro. We also did a couple of hikes in the surrounding foothills and enjoyed a daytrip to Assisi which is only a 1-2 hour car ride away depending on traffic.
All in all we had a lovely relaxing time here with all the creature comforts (plus some), Casa Boronia was a great place to enjoy the Italian sun, food and culture.

"Great place, great location, great holiday!"
My wife, son (18 months) stayed at the house for just under a week and had a wonderful time there. The house itself is immaculate and retains traditional italian style and architecture perfectly blended with the modern amenities one would expect in a top class hotel. When we weren't exploring the beautiful towns nearby we were relaxing out by the pool, taking in the amazing views and drinking some fine wine! The outside cooking areas (pizza oven and grill) were an added bonus which we used on a number of occassions.
I would highly recommend this place. We had a wonderful stay and plan to return again.

"A slice of luxury in beautiful Umbria"
Casa Boronia is a very beautiful, very chic property in a fabulous location - I can't recommend it highly enough. From the moment we arrived we really started to unwind, and we were sad to leave. The house is in typcial Umbrian style with a modern twist - it is very beautifully furnished and finished throughout with a great kitchen. There are lots of quirky little areas around the house to sit and relax, and a brilliant wood-fired pizza oven which we used to cook our own pizzas. The rural location and setting off the road gives the house, large garden and pool area an incredible sense of privacy and space, with some fantastic views. It would be great for couples or families with children, who I'm sure would love the gorgeous pool. There are lots of things to do in the local area - when we stayed we took trips to beautiful Perugia, Todi and a number of vineyards -Assisi is also nearby. Anyone who stays here will have a fantastic holiday - enjoy!

Do your food shopping on the way everything else you'll need is in the house. Open a book, bottle and the patio doors and chill. Better than any Spa for total relaxation.
