About the home
Pickering is a historic market town ideally located in the heart of North Yorkshire. Home to the North Yorkshire Steam Railway, Castle and Dalby Forest, the town has an interest for all. Access to the countryside and the East Coast. The cottage originates from the 17th century and has kept with the character, with low beams, thick stone walls and Yorkshire sash windows. The property has a large garden, patio/BBQ area and conservatory. A large entrance hall gives way to the living room, carpeted with fire place. A TV with freeview and DVD is provided for use with a comprehensive selection of movies for all ages. A downstairs toilet runs off the entrance hall. The country style kitchen is fitted with a Range cooker and has all expected provisions to meet the needs of any self-catering holidaymaker. For the kids we have a packed cupboard in the downstairs hall full of toys and games.
There are 3 bedrooms and a large bathroom. The first two bedrooms are the larger with bedroom 3 a small single room. Together they will sleep a total of 7 people with the provision of 2 double beds, 1 single bed, then a 2 seater sofa bed in the lounge. Additionally we have a good supply of airbeds which can be used in both double rooms, just ask for details if your party is larger than 7. Provisions for babies can be made by request, there is a junior bed for under 5's in bedroom 2 and a travel cot which will fit nicely in the main bedroom or bedroom 2. Pets are welcome with no charge, but please respect future use. The cottage is being further equipped all the time, therefore the advert here is the minimum you can expect for your stay. Once a booking is made, we will send you a full e-brochure which is being updated all the time, but is comprehensive on both the cottage and local/surrounding area.

A junior bed for children under the age of 5 is available and will be placed in bedroom 2. The travel cot is available and is stored under the bed in bedroom 3. Extra airbeds are already provided for parties extending beyond 7. Any special requirements will be met to the best of our ability, just let us know what you need. There are 2 dining tables, one in the conservatory (main one) and a smaller one in the kitchen with extra seating added as and when requested. A very comfortable 2 seater sofa bed is in the lounge.
The spacious bathroom has a shower standing over the bath, toilet and large sink. A second toilet is downstairs.
Pets do not incur any charges. There are no hidden charges as heating and water, towels and linen is included in the price.
Smoking is permitted outside the rear of the cottage only, not the front door. Please dispose of cigarettes (safely) in wheelie bin and not the bins inside the cottage. Thank you.
Internet is available thanks a strong signal picking up BT Openzone in Pickering. If you are a BT customer at home, be sure to get your log in and password from BT prior to your visit. If you are not a customer, you can register and purchase access through various tariffs to suit.
Further details outdoors:
The large rear garden is in stages. From the Conservatory you take a couple of steps into the first area of the garden, a pathway takes you round to the BBQ area and Patio. From that point, the garden extends to about 50ft made up of shrubbery, trees and a grassed area. The cottage is on the road, opposite the Steam Railway where car parking is available. There is no off-road parking, however there are spaces outside the cottage and various areas to park close by.
Further details
A deposit of 10% is required to secure your booking. Full payment to be paid 3 weeks before occupancy. A full refund is payable if you cancel with more than a month to go before occupancy. If cancelled within a month then a 50% refund will be paid. This is negotiable dependant on circumstances.
Please be advised that the war weekend for 2013 and 2014 is now booked. The calendar for 2014 reflects the October war weekend although at this time the dates are not confirmed, this will be updated as soon as Pickering officials announce the 2014 dates. Thank you.
Conditions
The meaning of holiday breaks is anything from1 night or 2 days (weekend) to a fortnight. However, if holidaymakers have the desire to stay longer, these durations are negotiable, but nothing over 1 month. Any duration is considered but the maximum will be 1 month. No charge for pets. We do ask that guests do not smoke inside the cottage or immediately outside the front door. Smokers are of course very welcome but please smoke outside at the back of the cottage and dispose (safely) of cigarettes into the wheelie bin. Thank you for respecting other visitors and your cooperation with this rule.

From the A1(M) South, exit at A64 York/Scarborough then signs for Pickering. From the North, exit at Dishforth and follow A19/A170 for Scarborough/Pickering. Low-cost airlines operate into Leeds/Bradford airport/Durham Tees-Valley/Doncaster Robin Hood and Newcastle. Trains operate into York Station then bus services from York direct to Pickering. The Cottage is located directly opposite the North Yorkshire Railway in the centre of Pickering.

Call or email for significant late deals on remaining dates for May and June, discounts available. Rates for 2013, 2014 up to and including 04 Jan 2015 are now available. One week is presumed to be 7 nights. Select your chosen period and the cost will be the price shown with no hidden extras. Extra nights over and above 1 week will be charged at the flat rate of £50 per night. Weekend bookings are anything from 1 night to 4 nights and are charged at £80 per night for 2013, £90 per night for 2014. Any duration is considered up to and including 4 weeks, but no long term lets. There are no extra charges, heating, water, linen and towels are all included and your stay includes a welcome pack with bread, milk and goodies to get you started. Pets are welcome to stay free of charge. Please help us to keep this a free service by cleaning up after your pet and keeping the gardens clean. Thank you. We supply dog bowls and dog towels. A minimum 10% deposit is required to secure the booking with the balance due 3 weeks prior to the start of your holiday. Cancellations are accepted with a full refund if notice is given at least two months prior to your stay. If notification is given with less than one month to go, a 50% refund will be offered. In any such case, payments already received can also be used as a credit and transferred to alternate dates at your discretion and subject to availability. We are very flexible, and if you do have any special requirements please use the contact details where we will certainly do our best to accommodate. Summer 2013 is filling quickly with dates being taken for 2014 already. Book a night or two at a discounted price to trial us then get a discount as a returning guest....Any bookings taken during 2013 for 2014 will be charged the 2013 rate if booked before 31 Dec 2013.
