This is a Fabulous recently built Villa of of 152 sq meters. 4 bedrooms, 3 bathrooms with large luxury kitchen of 27sq meters. The villa is in a quiet village setting with probably the best 360' views in the village. Private swimming pool approx 11m x 4m. Walking distance 10min from the village center. The village has a bar/pizzeria and now 2 restaurants. Baker, village shop and chemist. Pezenas with two supermarkets is approx 5 mins in the car.
The villa is ideal for two families to share as one family can have the downstairs bedrooms and the other the upstairs bedrooms. Or couples looking for a villa close to all amenities yet away from all the hustle and bustle of the coast - but yet still easily accessible in 15-20 mins. Great to be able to have lunch by the Basin de Thau and home to the peace and quiet of the countryside.

The accommodation consists of a small hallway with wc leading to open plan dining room and sitting room. Separate large kitchen with all mod cons. On the ground floor is a suite of double bedroom with en suite bathroom, twin bedroom with en suite shower. Separate loo serving both bedrooms. Upstairs there is a further double bedroom and twin bedroom. Large shower room with double basins. Separate loo. All the bathrooms are fully tiled from floor to ceiling. Fitted cupboards will be found in 3 bedrooms.
The villa is comfortably furnished with a home from home feel.
The kitchen is well equipped, with basic ingredients such as oil and seasoning supplied.
Internet & telephone connection are by request.
The terrace is perfect for sunbathing on the sun loungers, for eating outside or watching the sun go down with a glass of wine in hand.
There is a barbecue for cooking those wonderful fresh sardines from the market. The pool area is now fully tiled with plants all round.
There is plenty of parking space and a large garage
The swimming pool has an alarm which is required now by French law.
The kitchen has been made by a local family firm to a high standard with lots of room for two families to cook and move around in. There is a dishwasher, fridge/freezer, ceramic hob and a double oven. Huge pan drawers with all that you could need to cook wonderful Mediterranean dishes. The garage has the washing machine and dryer. and sink and outside the back door of the garage you will find a Brabantia washing line on the wall.
The kitchen leads into the large dining area and then into a really comfortable sitting room with flat screen tv should you wish with freeview and French TV to improve your French.
The downstairs suite of bedrooms with en suite shower and bathroom are just off the sitting room with a separate loo. The double room has french doors with views over the vineyard adjacent to the villa. Upstairs are two further bedrooms, one twin and one double with wonderful views over the soon to be planted new vineyard and towards the coast.

Outside is a wonderful sun terrace leading to the swimming pool overlooking a newly to be planted Vineyard with views in one direction to Sete and in the other direction to Cap d'age. Lots of lovely walks through the vineyards within seconds. Tennis courts are available to hire in the village. Only 5-10 mins walk.

Rental is from Saturday to Saturday during the Med and High Season i.e. June - End August. All other dates are flexible.
Low Season and Out of Season rentals are exclusive of electricity which will be charged at cost once we have the meter readings. We would take a larger Security Deposit to cover this.
To confirm any booking a non refundable deposit of 25% of the total cost is required within one week of receiving the booking form. The final monies are to be sent 8 weeks before the start of the booking date. A security deposit of at least £300 is payable with the final monies and this will be returned once the House Managers have checked the villa at the end of the stay. A rubbish deposit of £45 will also be collected and also returned at the end of the stay as long as all bins have been put out. This will be returned by cheque or bank transfer
Long weekends out of season - do ask the rate.

The Languedoc Roussillon lies on the southern Mediterranean Coast of France and borders with Spain. You will find many Spanish influences in the area, particularly in the dialect.
The region is the largest vineyard in the world with many household names as Faugeres, Fitou, St Chinian, Minervois providing some outstanding reds, superb rose wines and famous whites such as Picpoul only found in this area of the World. The region is also one of the leading areas for fresh fish particularly the oysters and moules from the Bassin de Thau as featured by Rick Stein in his recent series. There are wonderful fish restaurants in Meze, Marseillan (home of the Noilly Prat), Bouziques, and Sete to mention just a few.
The climate is hot and sunny for most of the year with the region having 300 days of sunshine per year. the temperatures in High Summer can reach mid to late 30's and the spring and autumn can be very good months. May and June are wonderful months to come down. During the winter the temperatures can be quite cold with occasional frosty days. The villa has excellent heating so it may be cold outside but inside it is warm and comfortable. There are miles of gold sandy beaches particularly between Agde and Sete. The villa is within easy reach of Carcasonne, Nimes, Arles and Pont du Gard.
The Pezenas / Tourbes area
Tourbes is a quiet village on the outskirts of Pezenas. The village has a Patisserie, all purpose shop, chemist, post office, local bar and an excellent restaurant called La Maison. Wednesday is a highlight of the week in the village with its own mini market and visiting cheese man. In the evening the Pizza man comes to the village and you can sit outside the bar whilst your Pizza is freshly cooked.
Pezenas which is the nearest local town - only 5 mins in the car is an old Roman settlement. The old town today is a maze of narrow lanes full of artisans in the high season of July and August selling their wares. The town has many restaurants and bars around the old town and main square. Early July has the local wine festival in Faugeres where you buy a glass and sample all the local vineyards wines for free - bring a non drinker to drive home. Also visit the markets of Clermont l'Herault on a Wednesday and Vias Plage on a Friday full of wonderful fruit, vegetables, meat and flowers and local oil and honey. Not to be missed. Sete has the wonderful jousting matches with the final on or near Bastille Day (14th July).

We were 2 families staying for 2 weeks July/Aug 2012. The villa is much more spacious than the photos show, the pool large and deep and was a fantastic for all of us, we took lots of large pool Toys, rings, lilos and whales. The villa is within walking distance of small village for bread and small convenience store. A great supermarket in Pezenas which was a 5 min drive. We visited St Gulihem 3 times which was a 30 min drive as we all enjoyed canoeing and rock jumping, a great adrenalin buzz. Sete and other fantastic towns and beaches within 20-30 min drive. The villa came very highly equipped and the kitchen was very well organised. Sky TV a bonus ( we caught up on some 1st week Olympic highlights in the eve). I'm a keen runner so enjoyed 4 nice runs out to Valros and Pezenas, through the country lanes and vineyards, the weather was between 30-35 degrees everyday. Quite remote, so completely quiet at night looking across the fields from up on the hilltop listening to crickets and watching rabbits/partridges in the field. We visited Sete, Cap d'Agde, St Gulihem, Pezenas, Grau Agde. I would highly recommend this villa, very clean, modern and location very good. |

We had a wonderful stay!! Scenery beautiful, and the Villa was fantastic. The pictures are good, but still don't do it justice - its huge!! And it was extremely clean and well stocked - including the amazing kitchen. Took us a while to find it, but when we arrived we were thrilled! Everything was better than we expected. Tourbes has just enough to keep you interested, and Pezanas is only a 5-10 min drive away and it is an amazing town to explore! Just how a french town should be, and lots and lots to see. We had a day visiting the numerous vineyards (our favourite was Chateau Montrose) and had a wonderful time. I would recommend this Villa to anyone - wonderfully relaxing, but lots of things to do just on your doorstep. And Susie was extremely helpful and friendly. Thank you so much for letting us stay!! xxxx |

Start date during High Season is Saturday to Saturday. Any other dates can be reasonably flexible. Do Ask! Out of Season dates are + electricity at cost. The meter will be read at the beginning and the end of the holiday. A higher deposit will be taken.
