About the home

La Vigneronne is a turn of the century former winegrowers house in Servian, a pretty Languedocienne village surrounded by vineyards, within easy walking distance to all local shops, cafe/bars & restaurants. This light and spacious detached 3 bedroom house is very well furnished with all home comforts to make your stay a relaxing experience. Free Wi Fi access included. It benefits from a large than average outdoor swimming pool with a summer kitchen & bbq. The house is also less than half an hour from the coast and beautiful Mediterranean beaches - a perfect location for a total "get away from it all" experience or an ideal base for exploring the region.

A lovely renovated winegrowers house with all modern comforts, all newly refurnished and redecorated. The living accommodation is all on one level and is very airy and spacious. From the front gate, a small flight of steps leads to a large and leafy private terrace at the front of the house, also accessed through the french doors from the lounge and kitchen. The lounge offers plenty of comfortable seating, including a leather settee and armchairs. There is Wi-fi internet access & satellite wide screen TV connected to UK TV "freeview" channels, DVD & CD player as well as a small collection of books and games for your enjoyment. The kitchen is well equipped, with all crockery, cutlery and kitchen appliances including oven, hob, dishwasher, fridge & freezer, toaster, coffee maker etc. In addition to the dining table and chairs there is additional seating for eating outdoors either on the front terrace or down by the pool. The 3 large bedrooms are off a central hallway, the master bedroom has a super king size bed, the 2nd bedroom a double bed and the 3rd bedroom one double and one single bed. Bedroom 3 has an additional TV and DVD player. All have large windows with shutters and both floor standing & ceiling fans. The bathroom is spacious with twin basins, a corner bath and shower. There is an adjacent separate WC and a laundry area with washing machine. Underneath the house (connected by a spiral staircase) is a huge garage & the original wine cellars, with parking for up to two cars. .

Further details outdoors:
The outdoor swimming pool is a really good size, 10.5 x 4.5 metres (approx 35 x 15 feet) and fully enclosed by a security fence with gated access. The pool area is quiet and secluded with plenty of space for sunbathingor for eating al fresco, as it also benefits from a outdoor summer kitchen which includes fridge, sink and bbq plus an outside shower room and separate WC. No need to go back indoors for anything! The garden has an original well (covered), palm trees, bamboo and french lavender beds. There is also a large leafy south facing terrace to the front of the house, very private, ideal for breakfast or enjoying the sun going down in the evenings.

We have provided a comprehensive "housebook" for your arrival which gives details about the house, the area, places to visit etc. This property is also managed for us by our local English speaking agents in France so if you should require any further assistance, they are just a phone call away.

All bed linen and towels (including pool/beach towels) are provided with beds fully made up for your arrival.

Conditions

25% of the booking is required to secure a booking with the balance due no later than 4 weeks before your holiday.

A security deposit (fully refundable) of 350 euros is required with your final balance, to be refunded following your departure, subject to a satisfactory property inspection.

The Languedoc-Roussillon / Herault region

The Languedoc-Roussillon region has everything you could want from a holiday, bordering the Mediterranean to the east and the Pyrenees in the south , it is an area of spectacular contrasts - vineyards, lakes, mountains, clean and sandy beaches, historic towns & fishing ports not to mention one of the best climates in France. Nearby places of interest include: Adge on the Herault River, believed to be the second oldest town in France; Marseillan, home of the Noilly Prat production plant; the Bassin de Thau, famous for its oyster beds; and the Canal du Midi (as recently featured in Rick Stein's "French Oydessy").

To the north is the pretty River Orb with its river beaches, ideal for swimming & picnics. Further north the terrain becomes more mountainous in the National park where you can visit gorges and inland lakes such as Lac du Salagou. Ideal for bathing, windsurfing, fishing and hilly walks.

To the south west it is a 90 minute drive to the Spanish border and the Pyrenees. Inland to the north west you enter "Cathar" country on the road to Carcassonne and Toulouse. To the east, Marseille is a two hour drive. En route is cosmopolitan Montpellier (capital of the Languedoc) the Camargue, famous for pink flamingos, wild horses and bulls; Nimes; the famous Roman aqueduct (Pont Du Gard) in nearby Uzes and historic Avignon.

The Pezenas / Servian area

Servian is a flourishing wine producing village located between the sea and mountains, set on a hill overlooking vineyards in the heart of the Hérault. The old town is 15th century with many narrow, twisting streets. Within walking distance there are several bars (including Le Grand Cafe with views from the terrace) other restaurants with outdoor dining, a pizzeria, a bank, various shops (bakers, butchers, pharmacy etc) as well as a regular market (usually 3 times a week). Just a few minutes walk away from the house is the local wine co-operative selling the locally produced wine. Also just down the road is a supermarket, a petrol station, a large municipal swimming pool, campsite and sports centre.

The surrounding area is great for cycling, walking and picnics. There is a good choice of Mediterranean beaches close by, the nearest being the fashionable holiday resort of Cap d`Agde with beautiful long sandy beaches. Try to catch one of the water jousting tournaments that take place throughout the summer in Adge, Marseillan and Sete ! Both the Herault River and the Canal du Midi offer opportunities for fishing, boat trips and hire. Cultural Pezenas is the nearest town and in the other direction, historic Beziers is the nearest city.

Nearest airports are Cap D'Agde/Beziers (approx 15 minutes drive) and Montpellier (approx 45 minutes drive) Other airports within 2 hours drive are: Perpignan, Carcassonne, Nîmes, Toulouse and Marseille. Ryanair fly to Perpignan, Carcassonne, Nîmes and Montpellier; Easyjet fly Gatwick to Montpellier; BA fly to Marseille and Toulouse; Flybe (British European) fly from Birmingham, Bristol or Southhampton to Perpignan or Toulouse.

Major car hire operators are at the airports. By train, a connection via Eurostar from Paris to Beziers is 4 hours. From Beziers there is a regular bus service or taxi service to Servian. Good road connections, the South of France can be reached from the Channel ports/Paris via the new Millau viaduct on the A75.

“Another lovely holiday at La Vigneronne” We stayed here in 2010 and returned in 2012. The house and pool are lovely, now with wi-fi which keeps teenagers happy! Servian is a pretty village and there are lots of options for days out ie canoeing, the beach, golf etc within 30 - 60 min drives. There is a good supermarket and local shops. The house is very well equipped and the summer kitchen by the pool is great providing an additional fridge (for the beers!). From initial enquiry, arrival, return of the keys and return of deposit cheque the owners and property agents in France were very prompt and helpful.

“The perfect French holiday” La Vigneronne is a well located and well equipped holiday rental home in the village of Servian, Languedoc. There is easy access to all the wonderful sights the region has to offer. The house itself is easy to be in - I should know as I rent it for 6 weeks at a time! The outdoor terrace is shady and perfect for breakfast al fresco. The summer kitchen and pool area also offer good areas of both shade and sun to suit everyone. The property is efficiently yet unobtrusively managed by the local agents who are English. I definitely recommend this rental for both longer holidays or a short break with friends and family. The addition of the wifi has further enhanced the house.

A fully refundable deposit of 350 euros/£300 is payable as a security bond against loss of keys, breakages, cleaning etc. This payment must be made prior to arrival and will be refunded following your departure and safe return of the keys.
