No 33 is a traditional southern terraced village house built in 1867 , with a large first floor living space, kitchen , two bedrooms, a nursery with bed and cot, large shower room and seperte WC - a large terrace leads out from the kitchen. The second floor is a large sleeping area with it's own shower room and WC it sleeps 2-4 + There is also a day bed in the sitting room.
There is a delightful separate self-contained studio sleeping 2 at ground level. This has been recently decorated to the highest standards. It has it's own shoer room/Wc and a full working kitchen. If used together the property can sleep 11/12 adults plus cot and child's bed.
The courtyard garden has a small swimming pool, sunny terrace and a shaded eating area. It is light and airy, with a stylish French ambiance. The house is set up with beach and games equipmement, books, DVDs/CDs etc. St Pargoire is a working village set in vineyards and olive groves, with a weekly market, annual fete, and a wide range of shops, a bar, restaurant, chemist, PO, hairdressers and boulodrame etc. The area is rich in tourist and sporting attractions, sea-sports, golf, tennis, and cycling. There are many local restaurants, markets and summer festivals with concerts, opera, art displays, and boules tournaments. Pezenas a charming market town is 10 mins by car, and Meze a small market town / fishing village on the inland Etang facing Sete is 25 mins away, Cap d'Agde and Sete Town are 30/40 mins away.

The Languedoc-Roussillon / Herault region
Languedoc is the sunniest region in France, enjoying long hot summers and mellow autumn weeks right up to the end of October. In June and July the light is dazzling and long warm evenings make eating out a pleasure. St Pargoire is situated in the fertile valley of the River Herault, amidst vineyards and the expanding olive groves. The region is Catalan and the old Lange d'Oc though no longer a live spoken language can be seen in place names As one moves closer to Spain ( a 2-3 hour) drive away the bright Catalan colours of the houses and roof tiles strike a contrast to the gentler pastel buildings in the east of the region as it merges with Provence.
Pezenas / St Pargoire area
Seaside: long sandy beach of Marseillan leads to Sete the Venice of the South - Meze a charming market town situated on the famous Etang de Thau famous for it's oyster beds and has a sheltered town beach little known by tourists and full of local families in the summer weeks Cap d'Agde a purpose built marina/resort and long sandy beach, with water parks, water sports, and fun fairs. Collioure a charming fishing town near the Spanish border, packed in the summer, but a good day out. Festivals: all the local villages have fetes in July or August, there are also concert seasons in Abbey de Valmagne, Nizas, and water jousting at Meze, discos and rock concerts are put on in the seaside camp-sites, and Pezenas linked to Moliere has an outdoors theatre for concerts and drama. Markets: Pezenas - on Saturdays, Meze on Sundays, Sete on Wednesdays, lively colourful sprawling markets that have expanded over the last five years full of local produce, baskets, clothes and flowers. (St Pargoire has a small market on Tuesdays). Sports: water sports, canoeing, kayaking, sailing, wind-surfing, fishing Boules in St P. Golf nearby - good sycling country but as yet no bikes in No 33.

Further details indoors: The kitchen was constructed about 6 years ago using white painted concrete and tiled traditionally - it is well equipped, though it only has a small oven. It has a family sized fridge/freezer, and larder. It leads out to a large terrace which will seat 8 - 10 people. It l also leads onto a large sitting room which has a modern sofa and two easy chairs, and TV/DVD/CD player it is colour washed in pale yellow with terracotta tiles for flooring. There are two double bedrooms one with traditional Languedoc tiling. The furtniture is a mixture of Habitat, Ikea and country furniture from Pezenas and Norfolk (UK). The studio can be rented with the main living area or separately - it has a sitting area (sofa-bed) a modern shower room and kitchen with french doors leading to the courtyard and pool. The external facade of the house is due to be painted next year, unlike the internal spaces it is faded and in need of repair. Don't be put off!
Further details outdoors: There is a gravel courtyard area with table and umbrella, and steps leading up to new small courtyard swimming pool and sunny terrace which overlooks the countryside.

Rental is being kept low as the house exterior is not yet decorated - we are prepared to be flexible on changeover times so people can fly in mid-week. The studio can be let together or alone. The main house is not suitable for people with mobility problems as it is reached via a flight of stairs. The studio is on the ground floor, and is more accessible, though it is not suitable for wheelchair users.

We expect to be paid 30% of the rent to confirm the booking and the balance four weeks before the holiday, this will have in addition a returnable deposit if £100 for any breakages or damage to the property as judged by our agent Malcom White. If the studio and main house are used together the rental can be renegotiated. We try to be flexible about start dates so it may be possible to go mid-week.
