Originally an old wine store, the house has been skillfully restored to provide light, bright spacious accommodation on the first floor. Entrance is via either an external staircase or from an internal staircase from the garage. The internal staircase is equipped with a stair lift for disabled access. The garage has space for at least two cars and has an electric door.

The house has central air conditioning, there is a free internet connection via Wi-Fi. Off the entrance hall is a separate laundry room with washing machine.

The first floor has an open plan living and dining area, there are French windows opening onto the large terrace with a summer kitchen area.

The living room has two large leather sofas, a large flat-screen TV and a wood burning stove. The television has french satellite channels including Canal+ which includes many programs and films in English. The dining area has seating for eight. The well equipped kitchen has plenty of storage and work top space. There is a dishwasher, an electric induction hob, electric oven, American fridge, freezer with ice dispenser and microwave.

Through the living room are the three double bedrooms. Each bedroom has a standard double bed and fitted wardrobes. Bedroom 1, has a fully tiled en-suite shower room , with a walk in shower, wash hand basin and WC. There is a large flat-screen TV for French terrestrial channels. The second bedroom has an en-suite bathroom with bath with hand shower, hand-basin and WC. The third bedroom has an en-suite shower room with a walk in shower, WC and hand-basin. There is large hallway between the bedrooms.

The outside kitchen dining area includes a gas griddle and a pizza oven there a tale and seating for six. There is a pull out over head blind to provide shade from the heat of the day. The pool is gated for your security and is surrounded by wooden decking and landscaped flower borders. The pool is 8m x 4m. There are deckchairs and sun-loungers available for your use.

The house is situated in a residential area within an easy walk of the village centre. The village has several bars and cafes, a supermarket, indoor pool and tennis court. There is a regular bus service to Beziers or Pezenas.

The Languedoc-Roussillon region

The village of Servian is situated between the lovely towns of Pezenas and Beziers, it is easily accessible from the motorways and only 20 minutes to the coast with long sandy beaches and other attractions. The village has several cafes and a good range of local shops as well as a supermarket. Beziers airport with Ryan Air flights is only a twenty minute drive. There is an indoor pool in the village as well as tennis courts. The village is surrounded by vineyards, with several wine makers who would be happy to welcome you for a tasting of their wines.

Pezenas

The Languedoc stretches from the Rhone Valley to the Spanish border and eastern Pyrenees, from the spectacular Massif Central mountain range, through hills and plains carpeted with vines and olive groves to the Mediterranean's beaches and lagoons full of oyster and mussel beds. This rich diversity ensures that there is something to suit all tastes and interests.

The area is steeped in history from the Cathar Castles in the Pyrenean foothills to the Crusader towns of Aigues Mortes and Le Couvertorade. The Roman towns of Nimes, Arles, Narbonne and Avignon are all within a days drive. The medieval town of St Guilham le Desert is not to be missed for its fabulous setting and it's famous abbey.

Swimming in the river at the mouth of the Gorges d'Herault is only a ten minute drive; canoes can be hired on the large sandy beach for breathtaking views as you paddle up the gorge. The beautiful Lake Salagou is twenty minutes away and offers safe bathing, windsurfing, sailing, pedelos, bike hire and horse riding. Sandy beaches on the coast are all within forty minutes drive. Several excellent Golf courses are available in Montpellier, Lamalou les Bains and Beziers.

The varied countryside is a walker's paradise the footpaths are well marked, local tourist offices provide suggested itineraries to suit all levels of ability. The spectacular limestone rock formations give rise to wonderful gorges and scenery including the Cirque de Navacelles, Cirque de Moureze, Gorge d'Herault and the caves of Clamouse and Desmoiselles.

The sophisticated City of Montpellier is ahaven for shoppers with its ancient narrow streets offering everything from antiques to the best in French Haute Couture. There is an excellent range of restaurants and pavement cafes where you can enjoy being entertained by a wide range of street artists and musicians during the summer evenings. The newly inaugurated tramway system is highly efficient and avoids the need to take your car into the town centre.

Weekly street markets are held in Gignac, Clermont Herault and Pezenas and Lodeve, here you will find an unbeatable array of local produce including olives, cheeses, fruit, vegetables and colourful Provencal textiles. There are also daily markets in Montpellier and a weekly flea market on Sunday mornings.
