This spacious, high quality villa has a large 70m sq. open plan kitchen / dining / lounge area with exposed beams. Every window has stunning views of either Les Montagnes Noir ( Black mountains ), the pretty church steeple and village of Caux or the vineyards.
There are comfortable sofas in the lounge which has a flat screen LCD TV with UK satellite channels, a home entertainment system with music centre, DVD player and surround sound, Playstation 3 and an office with internet connection.
There are 4 double bedrooms with 3 double beds and one room with twin beds. The master bedroom has a large en-suite and all very well appointed with large wardrobes and drawers.
A couple of the bedrooms have TVs and the master double has doors onto the balcony.
The bathrooms are very attractive and spacious, both with bath and shower.
Outside:
There is lots of outside space to enjoy at this villa which has a terrace around 2 sides of it and two barbeque areas.
- Swimming pool ( 9x4 ), secured by a lockable fence, with a sun terrace surround with sunloungers. The villa is really quite private, the pool area and the whole front of the villa is not overlooked.
- We have many balls and rackets. There is ( only 150 meters away ) two table tennis tables, two tennis courts and a play area ( which incidently we can see from the villa ). We have 4 mountain bikes and they would be perfect for a 16 and 11 year old as we have two children ourselves.
- Grass area for sunbathing or football playing.
- Two barbeque areas, one outside the terrace leading from the kitchen area and the other on the terrace next to the pool. Conventional stone barbecue and gas barbecue. Exterior lighting.
- Car parking on private drive for a couple of cars.

The Languedoc-Roussillon / Herault region
The villa is located in the pretty village of Caux, a historic market town in the Languedoc. Caux offers all the necessities of everyday life: a grocery store, pharmacy, greengrocer, two bakeries, a butcher, a post office, banking facilitiesand a weekly market on Friday mornings. It is a 5-10 minute walk from the villa to the village centre.
The villa is not near any busy roads and noise pollution is definitly not an issue. It is very tranquil.
Superbly preserved and with many buildings and archaeloogical sites of great antiquity, Caux is laid out on a 10th century circular street pattern (la Circulade) a defensive arrangement that recollects the turbulent history of the region.
Caux's position is privileged. Seven kilometres to the Northwest of Pezenas, famous for its medieval old town and weekly market, to the north are the mountains of the High
Languedoc, to the south the beaches of the Mediterranean Sea. It is easy to drive to Montpellier in less than an hour and Beziers in half the time.
Don't miss the medieval church which dominates the surrounding countryside. And be sure to taste Caux's local wines - some of the best wines in France!
The Pezenas / Caux area
The Languedoc-Rousillion is one of the most fascinating areas of Europe, bordering the Mediterranean Sea to the est and the Pyrenees Mountains to the south. It benefits from an exceptional climate (a "Mediterranean Climate" ) and has an unusually rich wildlife, a spectacular coast, and surprising history.
Things to see include mountains, rivers and lakes ancient cities, towns, villa ges, thermal springs, abbeys, and cathedrals, chateaux and castles.
It possesses a number of World Heritage sites, including Carcassonne Castle, the Canal du Midi, and the Pont du Gard.
Pezenas:
Pezenas is decribed as one of the most beautiful towns in the Southwest of France. It has a historical village ( referred to as the Old town ), a large Saturday market and there are many events staged in the village. If you add to this the good selection of coffee shops, bars, restaurants and amenities it is well worth a visit.
Airports:
Bedget airlines Ryanair abd easyjet service the area well but other airlines are a plenty. A selection of airports and distances from the villa is as follows.
Beziers (20mins), Montpellier (40mins), Carcassone (75mins), Perpignan (60mins), Nimes (60mins) and Gerona (102mins)
Beaches: There are an array of beaches and ports all within 20 - 40 minutes from the villa.
From North downwards we have:
Famous port of Sete, Oyster beds of Bouzigues, Meze, Marseillain ( where the Canal du Midi joins the mediterranean ), Vias, Valros and many more !!
