A lovely three bedroom villa sleeping 6 + baby or small child with a swimming pool and located on a beautiful, ancient, wine estate just 4 miles from Pezenas in the stunning, sunny, department of Herault in Languedoc Roussillon.

This beautiful villa adorned with purple bougainvillea for most the summer and autumn is a stunning place to spend your holiday. It sleeps 6-8 people in 3 bedrooms. The property is on a beautiful, ancient, wine estate just 4 miles from Pezenas in the stunning, sunny, department of Herault in Languedoc Roussillon. With a large swimming pool, spacious parkland and your own private garden this gorgeous property is sure to delight you.

Villa Annabelle is ideal for families. It sleeps 6 comfortably with plenty of room for a baby's cot or a child's bed in any of the bedrooms. The exposed beams and stone walls in some of the rooms bring out the property's wonderful character and it has been delightfully restored with a great deal of care for your comfort and enjoyment.

The villa comprises a spacious sitting room with two large arched French windows at either end, creating a sunny aspect all day and into the early evening. The dining area is adjacent to the sitting room. The well-equipped kitchen is separate. On the ground floor too is a handy shower room. Upstairs you will find three spacious bedrooms and a further bathroom.

The villa have a lovely garden at the rear with a table, chairs, parasol and a barbecue so you can relax in your own private space and dine al fresco on a balmy Merditerranean evening. Beyond your own garden there's over an acre of the loveliest parkland to explore and enjoy and a super large swimming pool in a beautiful lawned setting.

Lounge/dining room: A spacious (26' x 15'), light and airy, room with two large arched French windows at each end and decorated in attractive, traditional, Provencal blue and yellow colours. There's a large sofa bed, comfortable armchairs and a TV receiving receiving international channels and a music centre. You can also connect to the internet here via WiFi and your own laptop.

Dining Area: this has a dining table and 8 chairs.

Kitchen: This is very well-equipped with a cooker, hob, extractor hood, fridge/freezer, microwave and a dishwasher. There's plenty of storage for both groceries and wine!

Utlility Room: There is a laundry room here with washing machines and a dryer.

Bedrooms: Up a winding wooden staircase are 3 lovely spacious bedrooms.The master bedroom has a double bed, and the other two bedrooms have twin beds. All the bedrooms have plenty of storage and hanging space in either antique wardrobes or built-in cupboards. There's plenty of space too for a cot or a fold-out child's bed which are available on request.

Bathrooms: On the first floor there is a large bathroom with a bath and a shower attachment, a WC, a washbasin and ample storage. On the ground floor is a shower room with a shower cubicle, wc, washbasin and a storage cupboard.

Outside: Large French doors lead out onto your private garden area with a table, chairs, parasol and a barbecue. Beyond this area, you look out onto the estate's lawned garden with mature trees, shrubs and a lily pond with fish. Additionally, there's over an acre of fantastic and interesting parkland for you to explore. The park also has a shady children's play area with swings etc, table tennis and a large trampoline.

Swimming Pool: There's a large, shared swimming pool of 6m x 13m set in a large lawned area. Here you'll find sun-loungers for relaxing and sun-bathing. The pool is securely fenced with access via a gate with a regulation child-proof lock.

Internet: Each villa here has internet access via WiFi and your own laptop.

Telephone: Sorry - there is no telephone in the villa. Mobile phone signals in the region are normally good.

Baby Facilites: A cot and a high chair are available upon request.

Winter heating: is included in the price for short stays but not for long winter rentals where your consumption is monitored and charged for as a supplement to the rental price.

Gas and Electricity: Are all included for you in the rental price

End of Stay Cleaning: Is included for you in the rental price.

Bed and Bathroom Linen: Included for you in the rental price. Beach/pool towels can be hired for 5 euros each per week should you not wish to take your own.

Taxe de Sejour: is included for you in the rental price.

Damage Deposit: The owners' request a secuity/damage deposit of 500 euros payable on arrival by authorisation on your credit card. This security deposit is for the replacement cost of any breakages or damage to the property during your stay. The authorisation will be cancelled a few days after the end of your stay unless breakages or damage is found in which case a charge may be made.

Change Over Day: Normally Saturday through the summer season. Alternative days are possible subject to availability in low season.

Long weekend stays and mini breaks: Possible, subject to availability, and out of the summer season - please enquire for price and availability.

Pets: Sorry -pets are not permitted here.

Smoking: Sorry - smoking is not permitted here.

This villa is one of six high quality holiday villas on this beautiful wine domaine close to Pezenas. The villas are built around the estate's charming courtyard and they all have their own completely independent entrance at the front and a garden at the rear. The Languedoc-Roussillon / Herault region

This part of the Languedoc has a sunny Mediterranean climate. It can be hot in summer, but the temperature is often tempered by a breeze. Now the 3rd most visited region in France by British people, the Languedoc offers something for everyone. Miles of long, sandy beaches, coastal lagoons, vibrant cities such as Narbonne and Montpellier, historical sites such as Carcassonne and the Cathar castles, fabulous scenery, great cuisine and vineyards, vineyards, vineyards.

The Pezenas / Nizas area

There a several villages nearby such as Cazouls l'Herault, Nizas and Roujan. Pezenas is the local town and main shopping area which is just 4 miles away. However the local baker delivers bread and croissants here daily.

Pezenas is a very attractive and interesting town and the famous playwright Moliere wrote many of his plays here. The arts and crafts abound here and it is a very pleasant shopping area - and for antiques lovers more than 40 antiques shops!

Sports Facilites: Walking and cycling here are a delight! If you play golf there are several golf courses in the area, the nearest ones are at Beziers and Cap d'Agde. Watersoprts - sailing at Agde, canoeing at the lovely Roquebrun and wind-surfing at Lac du Salagou. Boat rides on the Canal du Mid. Fishing (with permits) on the River Boyne and River Herault. Horse-riding is available just 2kms from the estate.

Sightseeing and Activities: Children will love the aquariums in Cap d'Agde or Montpellier, le Petit Paradis - a chidren's farm in Vendargues, the African Nature Reserve at Sigean, and Luna Park at Cap d'Agde. For adults there's the historic cities of Beziers, Carcassonne, Nimes, Montpellier and Barcelona, Spain (just 3 hours away by car). Cathar Castles, Medieval Abbeys, the Canal du Midi, Roman forts and amazing cathedrals are all within close proximity - not to mention the beaches at Sete, Meze, Agde, Marseillan and Valras.

For Wine Lovers: Information about local wines and vineyards is available upon request. Wine tastings in the Cave here are also available with visits to vineyards arranged and accompanied if required.

Markets: The markets around here are colourful and interesting with loads of fresh local produce. The one in Pezenas is on a Saturday morning. You'll enjoy the atmosphere - and the colourful ceramics, clothing, hand-made qulits and loads more. There are also markets in Clermont l'Herault (Weds), Agde (Thurs), and Meze (Sun).

Restaurants: There are many locally to suit all budgets and tastes. Seafood is a speciality at the coast.

Supermarket: The nearest larger supermarkets are in Pezenas. There are smaller grocery stores selling day-to-day necessities, fresh fruit, vegetables, meat etc in Pulhan (3 kms) and in Lezignan la Cebe (1.5kms). The local baker delivers bread and croissants to the estate.

By Car: The closest autoroute junctions are No: 58 on the A75, and No:34 on the A9. The town of Pezenas is approximately 4 miles from this property. By Air: Beziers Cap d Agde airport is the nearest being only 25 minutes drive away, serviced by Ryanair from the UK, Ireland and Europe. Montpellier is the second nearest - about 45 minutes drive. Then Carcassonne, Nimes, Toulouse and Rodez, and even Girona in N.Spain. By Train: The nearest railway station is in Beziers. Full directions will be sent to you once you make a booking
