Villa Iris is detached and situated in a quiet residential cul-de-sac with gated access which benefits from a feeling of openness and peace and quiet in abundance.
The lovely manicured landscaped gardens with orange, lemon and palm trees and herb garden surround the pool and sun terrace.
Remote control air conditioning/heating is available throughout the villa and ceiling fans have been installed in the lounge ,dining area and all the bedrooms. All windows and patio doors have sliding blinds to keep the interior cool.All Patio doors have additional locks for security.Fly screens have been installed on the lounge patio door and on all the bedroom patio doors for natural ventilation.
Additional features of the villa include a new flat screen TV with satellite and English channels BBC1,BBC2.ITV1,Channel 4,Sky News,movie channels and kids channels etc,, DVD and CD which has a usb port to plug in your mp3 player / ipod so you can listen to your own collection of tunes, security safe in the master bedroom for important documents and coded key safe outside the front door.
The villas water supply has a pressured system and the hot water is heated by solar panels on the roof.
However there is a back up immersion heater in case of increased demand. In the kitchen there is a supply of fresh drinking water.
For your safety we have fitted smoke alarms and a fire extinguisher has been installed.
Smoking is not permitted inside the villa however smoking is allowed on the patios and gardens.

The villa includes a large air-conditioned/heated living/dining room and ceiling fans with lounge seating for 6 and a dining table with 6 chairs and stools on the breakfast bar.
The fitted kitchen is equipped with large fridge/freezer, electric oven with grill and ceramic hob with extractor, microwave, 4 slice toaster,coffee maker, kettle, washing machine, dishwasher, iron, ironing board and clothes dryer.
Bedroom 1 has en-suite facilities, fully tiled with shower cubicle, WC hand basin.
A family bathroom which is fully tiled with bath, shower, WC and basin.
Separate downstairs WC with basin.All bedrooms have black out blinds for a peacefull nights sleep.

The private swimming pool with mosaic tiling is heated by the sun and is 9x4m wide. It has Roman steps with hand rail for easy access and safety for small children and the elderly.There is also a pool shower to cool you down.
The outside can be fully illuminated at night with bollards around the pool, solar lights and a underwater light for late swimming. Very Romantic.
The outside terrace is large enough to accommodate 6 modern sun loungers and has 2 sun umbrellas and cocktail tables to relax and sunbathe and a large patio table with 6 chairs for dining out alfresco.
The garden is landscaped with orange, lemon and palm trees and a herb garden which provide wonderful colours and aromas all the year round.
Next to the villa is a valley with an orange plantation and if you ask nicely you normally can get a bag of oranges to make your own fresh orange juice. There is a gas barbecue on the patio area which comes with a full set of utensils.
The driveway can accommodate 2 cars. There is also a carport.
Conditions
All prices are per week, per property and not per person and are calculated in UK pounds.

A non-refundable deposit of £200 will be required to secure your booking. The final balance will be due 60 days before holiday starts.
A damage deposit of £200 is required with payment of the balance which is refundable providing no damage has occurred.
Booking options can be held for 3 days. Changeover days are flexible. Generally these will be Wednesday or Saturday.
Clients are required to vacate the property by 11.00am unless prior arrangements has been made.
Arrival time is 15.00hrs unless prior arrangement has been made.
All linen and bath towels are provided. Simple clean and linen change every 7 days when booked for 2 weeks .
Swimming pool cleaned twice a week for cleanliness and hygiene and gardens maintained

The Paphos region


Villa Iris is very near the beach of Coral Bay's award winning blue flag beach and is only 5 mins away by car. It has wonderful fine white sand and turquoise sea and caters for all you water sport requirements. It has 2 beach bar cafes catering for light lunches, drinks and ice creams. There are plenty of sun loungers with umbrellas which are rented for a moderate fee.
Paphos, UNESCO world heritage site, is the ancient capital of Cyprus and former fishing port the often accredited as the birthplace of Aphrodite. The ancient sites and archaeology preserve this noble past and the harbour area builds on this, mixing old and new, to provide a perfect holiday destination in the sun.
Cyprus is famous as the birth place of the goddess Aphrodite, Venus in Roman mythology. Legend says that she emerged from the sea at Aphrodite's Rock.
If you want to get out and explore some fantastic scenery take a trip to the Akamas Peninsula, Polis or the Troodos Mountains. The Akamas is an untouched part of Cyprus with unspoilt coastline and is a traditional seaside location.
Paphos combines ancient history with a cosmopolitan modern tourist resort. The area by the coast is Kato Paphos and boasts a pretty little harbour and plenty of open air cafes and bars. Further inland is the old Paphos town known by the locals as Ktima with its narrow streets, hustle and bustle, covered markets and typical Cypriot atmosphere.
The Troodos Mountain range is a 1 hour car ride away. The highest peak is mount Olympus at 6154ft. There are 4 main slopes, all with lifts, from beginner Hera to Advanced Zeus. Skiing lasts from January through to April and where else can you can ski in the morning and be back to swim in the afternoon. In the summer Troodos allows for relaxing walks and majestic views.
Paphos airport is approx 30 mins from the villa by car. Renting a car is the easiest way of getting around.
Driving is on the same side of the road as England and the roads are generally good and signs are in English as well as Greek.
The Peyia / Peyia Village area
Threading through the banana plantations, a short drive along the coast and up from Paphos will bring you to the traditional hillside village of Peyia. One of the prettiest and least spoilt villages in the area, it overlooks Coral Bay and the Paphos coast.
The village has charming little streets and alleyways, with interesting old houses set off by colourful flowers and citrus trees, and a beautiful old church. Peyia also has many lively tavernas but manages to preserve a friendly local atmosphere and are very reasonably priced.
There are 3 supermarkets, 3 banks with cash points, laundrette, flower shop, dentist,doctors surgery and a pharmacy. You can buy fresh meat, fresh fish and freshly baked bread in the village, as well as sweet and savoury pastries. There is also a deli and takeaway food which also deliver to the villa.
There is internet facilities at the Grand Cafe.It has 10 computers if your require to check your emails.
Peyia Town Hall is a very popular wedding venue.
Golf courses on the island all 18 hole include the international standard Aphrodite Hills as well as the Tsada,the Secret Valley and the Elias Contry Club. Please contact us for website addresses.
Paphos main town is 20 mins away where there is also a marina. Places of interest in the area include Paphos Bird Park, Reptile Park, horse riding and Lara Bay which is a famous breeding ground for turtles.
Also hiking, walking, buggy safaris, 4x4 safaris, sea caves area, sailing, water parks and ancient sites such a The Tombs of the Kings. Paphos is on UNESCOs World cultural heritage list.

I booked this superb property for a weeks family holiday and for the time my son was getting married in the beautiful village of Peyia. I was amazed at how well this property was presented, it is by far the best I have ever stayed in. It was absolutely spotless, and was equipped very well inside. The position is superb, near to the village and just a short drive to the sandy beaches of Coral Bay. The management company were very accommodating with directions and even took us up to the church for our son's wedding.... Amazing service!!! The owners were unbelievably helpful with the booking and extras we wanted during our weeks holiday. Nothing seemed to much to organise!!! They even organised my food shopping for the whole week!! The best week ever and very highly recommended. |

Very friendly and helpful when booking villa and couldn't do enough to help us have a great holiday. Villa was very clean and comfortable. Swimming pool was well LUSH. For a relaxing holiday everything was reasonably to hand. Location was prefect for us near to beaches and with pool at villa. Restaurants were reasonably priced and very friendly, with excellent food and alcohol. Was plenty big enough for our family of 5. (2 adults plus 3 teenagers) Would like to thank Sean and Sarah for sharing their villa with us. We will be back soon |

We really enjoyed our stay in Villa Iris, the directions given looked scary but were actually really easy to follow, we arrived at night and when we arrived (without getting lost) i had forgotten to bring the code for the key safe - a 1st for us - therefore i had to call the management company at gone midnight - Sue & Ray were very helpful for the entire stay and didnt seem to mind that i had called so late. The villa itself is lovely but the outside area around the pool is a little cramped, i think you would struggle with more than 4 people - some of the kitchen utensils need replacing for example none of the knives were sharp and there wasnt a grater but having said that there is plenty of plates and glasses etc. The beds were all extremely comfy but squeaked very badly the master bed was the worst for this - it actually woke you up every time you turned over. We were told before we left that the area was suffering power cuts, luckily we never had one the whole time we were away, but the TV lost its Sky signal every night at about 9.00 ish - we asked about this and we told that its a common problem - which is fine we dont go on holiday to watch TV but if you like to put the TV on when the children are in bed etc it can be quite annoying. A car is a must as there are no shops or restaurants within easy walking distance, also you need to drive to the beach and the centre of Paphos etc. But the biggest complaint i have by far is the security deposit you have to pay - we have rented several private properties so i understand that a deposit is required - i sent this when the full balance was due (an extra £200.00) - we left the villa and another renter was going in 4 days later - however normally under the terms given - you have to wait 15 days for the money to be returned... why is this when another family were in so soon... anyway thats the terms so i accepted them however i emailed just before the 15 days and was told the cheque would be sent that weekend, the 15 days passed, 4 days later i emailed again and the cheque wasnt mentioned however i was asked to send my bank details so a transfer could be arranged, i didnt want to send my details so i requested the cheque to be sent again, eventually this arrived 5 days later with a post mark of the day before, so from leaving the villa it took 24 days for the cheque to be returned & then i have to wait for it to clear, this is sent from the UK where the owners live not Cyprus. Overall a great holiday, but if we ever return to Paphos i would look for a different villa. |

Just to let you know we have had a fantastic holiday. Your villa is amazing and none of us wanted to come home after a week. We were hoping for the ash cloud to reappear so that we could stay a bit longer The kids loved the pool and spent most of their time in it. We tried a couple of the restaurants you recommended including the moussaka and meze at Phidias tavern and we were not disappointed.
