Majestically perched in the hills behind Peyia the villa boasts uninterrupted views of the sweeping coastline that stretches from the rugged beauty of the Sea Caves area towards the town of Paphos. This stunning six bedroom villa offers magnificent views from nearly every angle and almost every room. Enjoying privacy in a peaceful location the villa offers the perfect environment to relax and unwind. Timber ceilings and stone walls give a feeling of coziness to this spacious villa, while large panels of glass allow the natural light to flood in.
The villa consists of three buildings each with a separate entrance:- the main house, the wing and the annexe.
The main house features an open plan living, dining and kitchen area. The living area which features an ornamental fireplace is furnished with comfortable sofas, a flatscreen TV (limited satellite channels), a DVD player and CD player with a surround sound system. The spacious kitchen is fully equipped with an oven & hob, fridge/freezer, microwave, dishwasher and water cooler. A separate utility area tucked behind the kitchen houses the washing machine, a gas hob and an additional sink. Three high chairs are placed at the breakfast bar with a large formal dining table that can comfortably seat 12, enjoying a prime position next to the large picture window with views across the valley. A separate shower room is located on this level.
The first two bedrooms are found on the first floor of the main house. The master double bedroom with spacious en-suite bathroom also features a television which is connected to the satellite system in the living area. The twin bedroom has it's own en-suite shower room. These two bedrooms share a balcony that runs the length of the building and shares that magnificent view of the clear blue waters of the Mediterranean Sea.
The ground floor of the main wing features a further two twin bedrooms, with two additional single beds (suitable for children under the age of 12 years) being available on the mezzanine level of one of these bedrooms. This wing features its own family bathroom.
The unusual layout of the annexe can accommodate a further 5 people in total. The two storey accommodation features an open plan living area with comfortable seating and a large flatscreen television (local channels only) and DVD player, the compact kitchen area is equipped with an oven, an electric & gas hob, fridge/freezer, dishwasher and a small dining table with seating for four. A wooden staircase leads to a sloped ceiling sleeping area on the mezzanine level furnished with two single beds. Tucked to the rear of the living room is a small single bedroom with en-suite shower room. This room is simply furnished with a single bed, a chest of drawers, a 2 ring hob and a refrigerator. The final bedroom in the annexe is a double bedroom located on the ground floor which along with the other rooms has access to the full family bathroom which also features a second washing machine.
Each bedroom and the living areas (the main house and the annexe) are equipped with air conditioning units for both cooling and heating*. Two hairdryers are available and pool towels are supplied. A baby cot and highchair can be provided on request. A wireless broadband connection is available to those who bring their own laptop.
The villas landscaped grounds include a large freeform infinity swimming pool, a Jacuzzi tub* to soothe weary muscles at the end of an energetic day and a large shaded outdoor dining area, complete with built in barbecue and sink, providing plenty of opportunity for social gatherings. Lawned areas, paved terraces and wooden decking provide several seating areas for relaxing and enjoying the magnificent sunset views or stargazing on clear summer nights. Furnished to a high standard this room also features a large wall panel made entirely out of glass offering you the opportunity to enjoy the amazing views of the sea as well as the natural light giving the room an airy and light atmosphere.
For entertainment you will find a 52" flat screen TV featuring Mediterranean Satellite Tv with English News and programs as well as Russian channels. You will also find a DVD player and a CD player.
The fully equipped kitchen features 2 fridge/freezers, oven, 4 ring electric hob, extractor hood, microwave and dishwasher. Adjacent to the large open plan area you will find a separate utility room with 2 washing machines, hob (gas), extractor hood, oven and toaster.
On the ground floor you will also find the first 3 bedrooms of this villa.
The master bedroom features a double bed and offers amazing views of the sea. This bedroom has the luxury of an en-suite bathroom with Jacuzzi bath as well as direct access to the outdoor area. The bathroom is artfully designed with black tiles and a sliding glass wall separates the bath Jacuzzi tub which is surrounded by a pebbled area. The master bedroom also features a flat screen TV.
The master bedroom has the feature of a roll away wall making it possible to combine the room with a sitting area equipped with a sofa bed suitable for 2 children to create a large family suite.
The further 2 bedrooms on the ground floor are 2 twin bedrooms. These bedrooms share access to a family bathroom with impressive minimal architecture smoothly combining black and white features. One of the twin bedrooms has the luxury of direct access to the outdoor area.
On the ground floor you will also find a separate WC featuring a modern entrance hall with large sink edged by low colorful light.
An elegant staircase covered with glazed atrium with electronically operated blinds leads to the first floor where you will find the remaining 4 bedrooms of this villa. A double bedroom offers beautiful sea views and the luxury of an adjacent bathroom. The remaining 3 bedrooms of the villa are 3 twin bedrooms sharing access to the family bathroom.
A full width balcony is shared between 3 of these bedrooms with views of the sea.
The balcony together with all bedrooms overlooking the sea has the luxury of electronically operated window blinds.
The villa is air-conditioned throughout (extra charges apply) and 2 baby cots and high chair are available at the villa upon request. Pool towels are also provided.

On the first floor you will find the large roof terrace of this villa. The roof terrace is a wooden deck area offering a bar equipped with fridge and sink. Here you can enjoy the amazing views and have a relaxing day in the sun on one of the many sun beds available.
A spiral stair case on the outside of the villa leads the way from the roof terrace down to the swimming pool.
The large 15m x 6m (at widest points) infinity pool offers beautiful sea views and in-pool seating inspired by the creative architectural style of some of the most luxurious and well-known Asian resorts. The landscaped garden around the pool area offers amazing surroundings for a relaxing day in the pool.

The Paphos District
Paphos Town, approximately 22 kilometres away, was once the capital of the island and is now included in the official UNESCO list of cultural and natural treasures of the world's heritage. The remains of villas, palaces, theatres, fortresses and tombs mean that the town is of exceptional architectural and historic value. The well preserved mosaics and the Tombs of the Kings are probably the biggest cultural draw with further archaeological discoveries continually being made. Ano Pafos on the cliff is the main administrative centre and residential district while Kato Pafos, by the sea, is the main tourist area built around the harbour and medieval port.
Exploring Coral Bay, Paphos and everywhere in between, increases the list of available activities and attractions to include mini golf, watersports, go-karting, horse riding, a snooker hall, bowling alley, heritage sites, modern shopping facilities, a waterpark and the Paphos Bird and Animal Park.
The villa is situated in the hills behind Peyia, close to Pikni Forest, a picturesque area abundant with flaura, fauna and native trees such as juniper and terebinths. The nearest restaurant to the villa is approximately 1.5. kms away with a wider selection of eating places being found in the villages of Peyia and Kathikas both approximately 5 kms away.
Having slumbered through the day, Peyia wakes up at night as the evening air cools and taverna tables groan under the weight of fresh food, the village centre comes alive with the sounds of animated conversation. Peyia village amenities include traditional tavernas, restaurants with international theme nights, wine bars, coffee shops, well stocked supermarkets, delicatessens, a bakery, pharmacy and banks.
Exploring a little further inland from the villa will bring you to the sleepy village of Kathikas. Kathikas is part of the Laona project, a rural regeneration and ecotourism project helping to introduce the concept of agrotourism to five villages on the border of the proposed Akamas reserve area. Located in the heart of wine country, Kathikas is one of the most attractive villages in the area, well known for its great many vineyards, grapes being its main product and their cultivation the main occupation of the villagers. Kathikas even has its own village winery which offers free wine tasting!
Head down towards the coast to discover Coral Bay the well known beach resort for the Paphos district. This family oriented area has become a lively resort with plenty to offer in terms of amenities and activities. The resort boasts two sandy beaches, the busier of the two being the popular Coral Bay Beach approximately 10 kilometres away. This sandy horseshoe shaped bay is honoured with a Blue Flag of the European Union. Sunbeds and umbrellas are available for hire, watersports are on offer and there are two beach cafés providing refreshments. A little further along the coast is the quieter of the two beaches at Corallia Bay. Continue still further along the coast and you reach the natural rock caves of the area know locally as Sea Caves, an area which provides ideal snorkelling territory and is popular with local scuba diving schools.
