Set in the heart of the village our villa provides total privacy whilst being just a short stroll from the restaurants, coffee shops, cafes and bars of Peyia. Architect designed to gain maximum benefit from amazing views of the coastline, it has enormous shady balconies with large french windows leading out from every room catching the cooling summer breezes blowing up from the Mediterranean. Just step out of any room to enjoy over 300 days of sunshine in every year.
Our guests comment on the masses of living space for unwinding and relaxing. There is a large dining room , plus a separate equally large living room with soft modern furnishings, UK TV, DVD player, CD player, wifi, broadband, CDs, DVDs, books, games, etc.. A separate master suite comprises a 20ft bedroom, study/dressing room and a large en-suite bathroom. Each of the other bedrooms also has its own bathroom and the layout of the villa, with separate sleeping areas, makes it absolutely ideal for two, or even three, couples to share. Each balcony is fully equipped with its own furniture - dining tables and chairs, easy chairs, coffee tables - everything you will need for alfresco living.
Downstairs balconies give direct access into the garden, which is normally a riot of colour, has mature trees with cool shady areas beneath for that long afternoon siesta in a hammock strung from the branches of a pecan nut tree. There is a full depth, good sized pool, which is bathed in sunshine from dawn 'til dusk. The whole is surrounded by walls, mature fruit trees, honeysuckle, bougainvillea and pomegranate hedges, giving almost total privacy in all directions.

Villa Iptamena is set in the heart of the most popular village in the Paphos region, renowned for its stunning location, the warmth and friendliness of its people and the traditional way of life still pursued by some of the villagers. Three minutes walk from the village square (250 meters) you will enjoy the pleasures of village life in the coffee shops, tavernas and restaurants, as well as all the modern conveniences offered by the village store, bank, butcher, baker and more.

The Paphos District
In the last 10 years the Paphos area has become the most popular in Cyprus for family holidays. It offers the best scenery, some of the best beaches, good international communications, and above all, the longest and most reliable warm climate in the whole Mediterranean. Paphos itself has all the facities that the holiday maker might require: good hotels, shops, night life, antiquities, restaurants, clubs, bars, water park and more.
Peyia offers a quieter, more traditional Cypriot way of life with some of its people still following the old customs, ways of dress and means of employment. Yet, as UK's current favourite destination for villa holidays in Cyprus, it has all the activities and facilities to make a memorable holiday.
In addition to swimming, water sports, sailing, sub-aqua diving, riding, tennis, bowls, go-karting all within the immediate area (5 miles) Peyia is on the doorstep of the Akamas National Park, Cyprus' largest wildlife nature reserve (75 sq miles), which is waiting to be explored , either by car or by Landrover safari. Day sea cruises to the remoter inlets and beaches can also be arranged.

"Got everything you could possibly need"
Really nice villa, gorgeous views, gardens and very private pool (with disco lights for late night dipping)
Everything was spotlessly clean and very comfortable and it is not in the middle of a tourist trap. We had use of the wifi whilst there which was brilliant and good for keeping in touch with the kids back home!
Been to Cyprus before and it was nice to explore a different side of the island, also there is a lovely English couple who live locally to call upon should you have any queries.

"Fantastic villa in a great location"
Great location near to all amenities but still very quiet. Coral Bay only 5 minutes by car, and a 20 minute drive in to Paphos.
Villa is very spacious with everything you need for a great holiday. Pool was huge and very welcome as temperatures were in the high 30's for the two weeks we were there. Great views of the sea and surrounding area from the terrace.Lots of things to do in the area if you can stand the heat! We spent most of the time chilling by the pool with oiur two teenagers. Peter was great from the start to the finish of the booking. I wouild highly recommend this villa.

"Fantastic Villa, great location, fabulous views"
A really well kept villa offering beautiful gardens and sea views. The location is superb with peyia village only a few minutes walk away where traditional tavernas are located.
The villa itself offers plenty of space and great facilities whilst also offering privacy and peace and quiet.

"This villa is the one to pick in Peyia"
I'ts the views you notice first, absolutly breathtaking, then the villa itself has everything you could possibly need. The gardens are beautiful and gets all day sunshine for the kids ( and adults ) in the pool. The villa is spotless and the caretakers could not be more helpful if needed. It is a short walk downhill into the town with good restaurants and a supermarket that supplys everything, all in all not one to be missed.

This villa can be both a retreat and a stepping stone to the other delights of a Paphos.
The accomodation is good, spacious, well maintained. The pool was a life saver with my 2 teenage nieces, and Grandma was encouraged to use it too. The lovely garden provided all the privacy you might need. The local restaurants and supermarkets were easily reached with a car. If you're a timid driver, prepare yourself for 2nd gear driving to get in and out of the place !
I have stayed here by myself 2 years before in March, in that instance it acted as a retreat which I much enjoyed. The only downside - no dishwasher. A small gripe. I'll be back.

"Great Villa in a lovely village."
The villa itself is amazing, incredibly spacious inside and out, loads of really usable outside space and a pool that whilst not huge is more than adequate for the amount of people the villa sleeps. The villa was very clean, help was easily available if needed and the pre holiday communication was excellent, would heartily recommend this villa to either a family or like ourselves a group of couples/friends.

"A truly beautiful home and wonderful hosts"
Being owners of a luxury vacation rental home ourselves we had extremely high expectation for the property advertised and our expectations were exceeded. The home was perfect - exactly as advertised with everything one could need for a great stay.
The lovely couple who manage the property are gems and truly seem to care about guests enjoying their vacation! They have so many wonderful tips and always willing to go the extra mile.

"Wonderful holiday - can't wait to return!"
We absolutely loved every minute of our stay in the Villa Iptamena, the house had everything we needed - it felt more like a home than a holiday place. The garden was beautiful and so private despite being in the middle of the village, and what an incredible view!!
The whole place (house and garden) is obviously so well cared for, inside and out. We spent most of our time either soaking up the sun in the pool or lounging in the shade of the deep verandahs. A week wasn't nearly long enough - we're already planning next year's trip!

"Excellent villa to stay at had every thing we needed"
Close to Pathos, you do need a vehicle to get around. Neighbor has rooster that can be noisy in morning but you get use to it quickly. If staying long enough to use washing machine start it on cycle #5 or you will be 3 hrs doing a load of laundry.
Villa has everything that you need to make stay enjoyable. Pool excellent. Had good time.

"A leap of faith rewarded ten fold"
As with all things on the internet you do have to trust in the honesty and integrity of the the seller.
The website was enticing, the photographs were lovely , the facilities were just what we needed and the price was more than competitive. would it live up to our expectations ? not all the Villas we rented before have !
Wow, it exceeded those expectations, spotlessly clean, well equipped, safe and comfortable. Views were wonderful, a gentle breeze kept us comfortable even in July , Mum and Dad both in their seventies playing like youngsters in the privacy of our own pool. Their first experience of a Villa and "their best holiday ever".
Please note .The villa is set on top of a hill within the old village.The oldest of the locals managed the hill ( 5 mins) to the local shops and restaurants quite easily, we had to stop several times to get our breath, we used the car to transport Mum and dad back up the hill. This in no way affected our feelings about the Villa or our holiday.
The Best recommendation we can give is that we are returning again this year and taking Mum and Dad with us !
