Villa Iptamena is set in the heart of the most popular village in the Paphos region, renowned for its stunning location, the warmth and friendliness of its people and the traditional way of life still pursued by some of the villagers. Three minutes walk from the village square (300 meters) you will enjoy the pleasures of village life in the coffee shops, tavernas and restaurants, as well as all the modern conveniences offered by the village store, bank, butcher, baker and more.
The villa has been architect-designed to our specification to gain maximum benefit from an amazing view of the coastline below. At the same time it has enormous balconies everywhere and large french windows leading out from every room to catch the cooling summer breezes blowing in from the Mediterranean.
The villa offers masses of living space for playing and relaxing. A separate master suite comprises a 20ft bedroom , its own 10ft dressing room/study (with unlimited free broadband and Wifi) and a large en-suite bathroom. Each of the other bedrooms also has its own bathroom and the layout of the villa, with separate sleeping areas, makes it absolutely ideal for two couples to share.
Outside, the enormous balconies come complete with a dining table and chairs, easy chairs and coffee table - everything you will need for al fresco living. For cooler evenings in early Spring and late Autumn there is an indoor dining area with its own dining table and chairs, plus a separate equally large living room with soft modern furnishings, TV, DVD, etc..
The garden, which is normally a riot of colour, has mature trees with cool shady areas beneath for that long afternoon siesta. There is a full depth, good sized pool, which is bathed in sunshine from dawn 'til dusk. As well as sunbeds, there are yet more tables and chairs here. For this is where we take our morning poolside breakfasts before the heat of the mid-day sun sets in. The whole is surrounded by walls, mature fruit trees, honeysuckle, bougainvillea and pomegranate hedges, giving almost total privacy in all directions.

<> The well-stocked, mature garden has an automatic irrigation system plus a gardener. So all you have to do is lie there and enjoy the sights and smells of jasmine, honeysuckle, frangipani, stephanotis, sage, rosemary, lavender.

The Paphos region


In the last 10 years the Paphos area has become the most popular in Cyprus for family holidays. It offers the best scenery, some of the best beaches, good international communications, and above all, the longest and most reliable warm climate in the whole Mediterranean. Paphos itself has all the facities that the holiday maker might require: good hotels, shops, night life, antiquities, restaurants, clubs, bars, water park and more.

The Peyia area
Peyia offers a quieter, more traditional Cypriot way of life with some of its people still following the old customs, ways of dress and means of employment. Yet, as UK's current favourite destination for villa holidays in Cyprus, it has all the activities and facilities to make a memorable holiday.
In addition to swimming, water sports, sailing, sub-aqua diving, riding, tennis, bowls, go-karting all within the immediate area (5 miles) Peyia is on the doorstep of Cyprus' largest wildlife nature reserve (75 sq miles) which is waiting to be explored , either by car or by Landrover safari. Day sea cruises to the remoter inlets and beaches can also be arranged.
And for those who are interested in some night life, as well as the village restaurants and tavernas, Coral Bay is only 2 miles distant with its top class hotels, restaurants catering for all tastes and prices, shops, bars and clubs.

All major UK holiday carriers (British Airways, Cyprus Airways, Thomson, First Choice, Thomas Cook, My Travel, Easyjet, Monarch, Olympic) fly to Paphos International from London Gatwick and from most UK regional airports as well. Wednesday flights are the most frequent - and the cheapest - followed by Sundays.
To get you to our villa we can arrange transport from/to the airport (Air conditioned Mercedes taxi) at below market rate.
Some of our guests - who are looking for peace, quiet and relaxation - stay with us without hiring a car. However, for the best holiday, we recommend that you do consider hiring a car. All our guests enjoy a 20% discount off brochure prices (Equivilent to 11.1% reduction on internet prices) with a leading Cyprus car hire firm. Included in the price is collection/delivery at the airport (which makes you an immediate saving of £80 to £90 on taxi fares) and, unlike their smaller competitors, they have an office in the terminal, guaranteeing trouble-free arrival and departure. We will supply details and a local map so that you can easily find the villa if you wish to do this.

I'ts the views you notice first, absolutly breathtaking, then the villa itself has everything you could possibly need. The gardens are beautiful and gets all day sunshine for the kids ( and adults ) in the pool. The villa is spotless and the caretakers could not be more helpful if needed. It is a short walk downhill into the town with good restaurants and a supermarket that supplys everything, all in all not one to be missed. |

This villa can be both a retreat and a stepping stone to the other delights of a Paphos. The accomodation is good, spacious, well maintained. The pool was a life saver with my 2 teenage nieces, and Grandma was encouraged to use it too. The lovely garden provided all the privacy you might need. The local restaurants and supermarkets were easily reached with a car. If you're a timid driver, prepare yourself for 2nd gear driving to get in and out of the place ! I have stayed here by myself 2 years before in March, in that instance it acted as a retreat which I much enjoyed. The only downside - no dishwasher. A small gripe. I'll be back. |

The villa itself is amazing, incredibly spacious inside and out, loads of really usable outside space and a pool that whilst not huge is more than adequate for the amount of people the villa sleeps. The villa was very clean, help was easily available if needed and the pre holiday communication was excellent, would heartily recommend this villa to either a family or like ourselves a group of couples/friends. |
