Shepherd's Cottage at Lower New Barn Farm, is situated in Pett, less than a mile from the sea in this tranquil corner of East Sussex, an Area of Outstanding National Beauty. The village of Pett has two pubs, a farm shop, post office and family butcher, and affords easy access to the historic centres of Hastings, Winchelsea and Rye and their and surrounding countryside and coastal walks. The property is part of a working stable block and has gorgeous country views to enjoy and the occasional duck and hens roaming free!

The super beach at Winchelsea is a haven for visitors who like open spaces and natural landscapes. At low tide shrimping is a favourite pastime and the occasional fossil can be found throughout the rocks at Pett Level, providing a glimpse into an earlier prehistoric environment. A number of well preserved dinosaur footprints were also discovered at this location. Nearby is access to the Royal Military Canal Path that runs for 28 miles from here along the entire length of the Canal to Seabrook in Kent. A haven for nature lovers, offering superb walks and cycling alongside the canal.

Shepherd's Cottage

This 18th Century, single storey barn is part of a working stables and has only just been transformed into a stylish and romantic one bedroom holiday cottage; a cosy and welcoming hideaway. Enter Shepherd's Cottage through the wooden porch, which is a great place to leave your muddy boots and coats after a good walk. The 'stable' front door leads straight into the heart of the cottage.

The character of Shepherd's Cottage has been artfully preserved, with original oak beams retained and exposed throughout, and complemented with new hardwood double glazed windows and Velux. The main room is delightfully light and airy and comprises a kitchen, breakfast/dining area and seating in front of a warming log-burner. An initial supply of logs is provided. The fully fitted kitchen has an oven, hob, fridge with box freezer, washing machine and dishwasher. There is a Butler's sink with plate rack above and a hand painted farmhouse table and chairs.

The sitting room area has a comfortable sofa and two wicker chairs in front of the log burner and wall mounted TV with Freeview and DVD player. There is a hand painted Welsh dresser, games, DVD's, an iPod docking system and internet access point.

The pretty bedroom has a double bed and a window overlooking the farm courtyard. It has bedside chests of drawers and lights, radio, hairdryer, a further chest of drawers and wooden hangers secured to the wooden beams. The newly appointed en-suite shower room boasts a powerful shower, WC and basin and heated towel rail.

The Cottage has new oak flooring throughout with luxurious underfloor heating. It is co-ordinated with handmade curtains, blinds and cushions. A stable door leads to an outside paved area with a table and chairs and an enclosed garden area with a charcoal BBQ.
