If you are looking for a modern, bespoke villa that has absolutely everything to offer on the outskirts of Pescara, then look no more. Maiella View is nestled amid a beautiful vineyard and olive grove in the hills overlooking Francavilla al Mare and the Adriatic coast.
The villages of Miglianico and Tollo are just 7 minutes by car, with the closest village, Giuliano Teatino, approximately 3 minutes drive from the villa. The closest beach is 10 minutes drive away, although there is a whole coast line with blue flag beaches to explore.
It is also a five minute drive to the only golf facilities in the region, Miglianico Golf Club (miglianicogolf.it)
Maiella View is situated between two local agriturismo’s, approximately 500 metres each side, both serve delicious regional food from ingredients largely grown on their farms. Agriturismo La Contessa and Campo Letizia (campoletizia.it)
The Villa is built to enjoy the panoramic views of mountains, rolling hills and the sea. Maiella View's modern architectural features make it absolutely perfect for up to three couples. One of the main features of the house, is a double-height hallway, with cathedral windows framing spectacular views of the Gran Sasso mountain range. Bridging the hallway is a walkway connecting the two wings of the building. A large furnished terrace on the first floor is the perfect setting for an aperitif while enjoying the tranquil beauty of the area.

This luxury villa has three very comfortable master bedrooms and a large open plan living area. There are two master bedrooms upstairs, each with private terraces to allow that extra bit of uninterrupted time absorbing the breathtaking views surrounding you. Both upstairs bedrooms have individual en-suite bathrooms with spacious modern shower facilities. A third bedroom is located downstairs - adjacent to a full-size bathroom, which incorporates a bath and shower.
Each bedroom has the choice of air conditioning or ceiling fan.

There is ample space at the property for relaxing outdoors and for dining and entertaining. The swimming pool is a few steps away from the main open plan living area. The large sliding glass double doors lead you outside, to the swimming pool steps, where you can sit and relax with a glass of incredibly gorgeous local wine from one of the many regional cantinas (cantinatollo.it) in the area.
The pool is completely surrounded by a large outdoor deck with plenty of space to lounge in the sun or enjoy a sunset behind the Gran Sasso mountain in the evenings. The pool is lit at night by soft ambient lighting, which instantly transforms the surrounding. Just when you thought it couldn’t get any better, the evening sunset draws on a whole new concept.

The Manager of the Villa, Christina Guenther, lives locally and can assist you with any additional information you may require to ensure you have an enjoyable stay. She will meet you on arrival in Pescara airport or at the Pescara Sud /Francavilla autostrada exit (from Rome) and take you to the Villa.
Christina was born in Germany and is fluent in Italian / English and of course German. She is very familiar with the area and would be happy to assist you with restaurant recommendations / reservations and opening hours for local supermarkets and shops. She is a phone call away and very reliable in the unlikely event that you run into any difficulty during your stay.
If you require Christina to accompany you to Ski Resorts, for translation purposes or shopping trips etc, you can speak to her directly on this and she will agree a reasonable rate with you.
Conditions
•The security damage deposit is €300 , payable with balance and returned within 10 working days from depature on inspection of the properity.
•Payment is 25% (by wire transfer) to confirm booking, the balance payable at least 8 weeks before your arrival
•The earliest arrival time is 15.00 hours
•The latest departure time is 11.00 hours
•Smoking is not allowed in the Villa.
The Marche / Abruzzo / Abruzzo region


Abruzzo is one of the most sparsely populated regions on the Italian peninsula. A vacation in Abruzzo offers a taste of the unspoiled Italy.
This region, where the north of Italy meets the south, is one of the most beautiful in the country. Bordered by the Apennines to the west and fringed by the Adriatic on the east, it has some of Italy's most beautiful natural scenery. In the Gran Sasso it has the highest mountain in Italy. Stand atop the Gran Sasso and you have views of both the Adriatic and the Tyrrhenian (Mediterranean) Seas, across the entire width of Italy.
There are good air and road communications, and you are within easy reach of the motorway network. The A14 coastal motorway puts the coastal towns of Pescara, Ortona and Roseto degli Abruzzi within a few hours' drive of Puglia to the south and Bologna to the north. The A14 intersects with the A24 and A25, which cross the country and meet the A1 north-south motorway, which in turn runs up the west of the region and just east of Rome. The A1 will take you south to Naples or north to Florence and northern Europe.
There is fine coastline and beaches, with good sandy shores to the north, and rockier coastline to the south. The Sette Sorelle (seven sisters) are seven resorts in Teramo province, including Martinsicuro, Silvi and the beaches at Pescara and Francavilla al Mare. With good stretches of sand, night clubs and the modern marina at Pescara, this part of the coast contrasts dramatically with the more untamed southern stretches around Ortona, Vasto and Termoli. Here, the Mediterranean vegetation reaches down to the sea, and little fishing villages still follow their old trade. Between San Vito and Fossacesia you'll see the travocchi, little fishing huts raised on piles, and still used today by the fishermen.
The Pescara area
Within an easy drive of the Villa there are an abundance of restaurants and pizzerias at which to enjoy the regional cuisine. Meat dishes are a speciality in the hills and seafood in the coastal towns. We are happy to recommend some of our favourite eating establishments but we have found the food and wine to be excellent wherever we have eaten.
The closest beach is just a 10-minute drive away, with the beach resorts offering umbrellas, loungers, play-areas for kids and snack bars/restaurants. The centre of Pescara, with its designer and high street shops, is a 25-minute drive from the Villa. In the evenings, the beach cafes and the old town of Pescara Porto transform themselves into vibrant night spots.
‘Marina di Pescara’ is one of the largest on the Adriatic coast. The Marina contains cafés, restaurants and boutique shops. Boat charters are available to sail along the Abruzzo coastline, while a day trip will allow you to explore the beautiful islands of Isole Tremiti.
Abruzzo has 4 magnificent Natural Parks and 3 mountain massifs as good as the Alpines. Hiking and mountain bike enthusiasts have a network of marked paths available and horse-back excursions are available.
The Maiella mountain range, which is part of the world heritage of National Parks, has 22km of ski slopes and 12km of trails for Nordic skiing and is only a short drive from the Villa. At less than 2,000 metres, the slopes are famous for the abundant blanket of snow that lasts until late spring. While skiing, a glance toward the horizon will give you spectacular views of the coast and the Adriatic Sea. When it comes to après-ski, the choices are many: enchanting villages, small towns rich in art works, ancient traditions and folkloric events.

Terms and Conditions: 25% deposit to secure your booking to be wired into Maiella View account. The balance is payable at least 8 weeks before your date of arrival (along with security deposit). Cancellation charges may apply if an alternate booking is not secured.
The security deposit is €300,. This will be refunded in full, within 10 days of departure, once property is checked for damages. The earliest arrival time is 15.00 hours and departure time is 11.00 hours. The change-over day is typically Saturday. Alternative arrangements can be made if this is not suitable.
