About the home

The Beach House is the perfect place for friends and families to spend their holidays. Quiet enough for you to enjoy peace and tranquillity away from the town, but close to all the night life and bars. Internet and Wi-fi access is provided for your convenience.

Located on a small development that is over 50% completed this is as close as you can get to the sea without being in it, fully equipped to a very high standard including air conditioning and central heating throughout, 10 x 5 metre pool with steps in the shallow end. The pool is open in the High Season from 1st May through to 31st October. There is a gas barbecue available for your use and gas bottles can be purchased in the village stores.

The front door opens into a large open plan living area comprising the lounge; dining area and kitchen. There are full length windows at the back of the open plan living area that offer magnificent views over the pool and down to the sea. The floors and stairway are made of Italian Marble. The lounge and dining area are tastefully furnished with modern furnishings including a 50 inch wall mounted plasma TV. The kitchen has all the conveniences that you would expect from a luxury villa including built in oven and microwave.

On the ground level there is a utility room where you will find a brand new washing machine and tumble drier. There is also a large stainless steel sink unit for hand washing if required.

There is a WC on the ground level.

Bedroom 1 is on the ground level and is fitted with a king size bed. This room has its own en suite shower room and WC. The bedroom has full length glass sliding doors which open out onto a small patio area where there is a table for two, ideal for sitting and watching the sun go down in the evenings.

The glass sliding doors from the open plan living area lead out to a large covered veranda and patio for those who like to sit in the shade. The garden furniture is brand new and includes an 8 seater table and chairs, loungers, pool side table and hammock; there is a poolside shower with hot and cold water, a gas brick built barbecue and an outdoor sink. The pool measures 10 x 5m. Steps from the pool area lead down into the garden area from which you can walk onto the beach and swim in the warm Mediterranean Sea.

From the main living area, you walk up the marble staircase to the upper level. The staircase is lit by a crystal chandelier and natural light also shines in through a hand made stained glass window .

The upper level comprises of three double bedrooms.

The Master Bedroom Suite opens out onto a large balcony from which there are spectacular views of the sea. There is a table and two chairs on the balcony as well as two sun loungers for maximum privacy and comfort.

There is a king size bed and a walk in wardrobe. There is also a wall mounted 42 inch plasma TV, DVD and CD system.

The Master bedroom opens into the master bathroom which has marble walls and floors; there is a marble double sink unit and a double shower which has a flood shower head as well as the normal wall shower. This bathroom also has a bath with an overhead shower and a WC. A hairdryer and hair staightners are provided for your convenience.



Bedroom 3

This bedroom has windows that look out to the pool and the sea. It is furnished with built in wardrobes and has two single beds which can also be zipped together to create a king size bed.

Bedroom 4

This bedroom has windows that look out to the front of the house. It is furnished with built in wardrobes and has two single beds which can also be zipped together to create a king size bed.

Bedrooms 3 and 4 share a bathroom which has been fitted to an exceptionally high standard. There is a bath, shower, WC and sink unit.


All rooms are air conditioned.

Towels for use in the house are supplied and guests are asked to provide your own towels for outdoor use.

Wheelchair access is avaialbe through the back door for chair measuring no wider than 39".

Standard computer internet connection and wireless connection is avaliable.

Private car parking is provided in the carport at the side out the Beach House.

Cots can be provided and the cost will be made available on request.

Welcome packs can be provided on request to include any groceries you would like to have waiting for your arrival. The cost of the welcome pack is dependant on what is ordered and is payable direct to the property manager on the last day of your holiday.

The Larnaca region

Larnaca district is an ideal location for visiting the sights of Cyprus. Being just 30 minutes from Ayia Napa with its many night clubs and large water park. Nicosia, the capital has all the large shopping stores and its sophisticated night life just 40 minutes away. The summit of Mount Olympus in the Troodos mountain range is easily accessed from Larnaca and can be reached within 1 hour 30 minutes where during February and March you can ski on one of the three ski slopes or visit the market stalls during the summer months

The Pervolia / Faros Beach area

If you prefer to stay local to the Beach House it is a short drive from Pervolia village centre and square where you will find bars and restaurants serving local and continental cuisine. There are also general stores and takeaway restaurants. Tony's bar and grill offers a full English breakfast or traditional Sunday Roast. From the villa you can take a short walk along the beach to a beach bar where you can get good food and watch the locals wind surf or join in if you want to. The natural beaches around the villa stretch for miles where you can relax or swim in the safe warm Mediterranean waters. For banks, doctors pharmacies and general amenities the award winning small town of Kiti is a five minute drive from the villa. There are many mini markets in Pervolia and Kitti.

The busy area of Agia Napa and Nissi Beach are about 30 minutes drive away where you can enjoy a day on the beach and a night of clubbing and visiting the many bars and restaurants.

Pathos is about one and a half hours drive from the villa and is a more built up and busy part of Cyprus.

You can spend a morning driving into the Troodos Mountains where the views are spectacular, in the winter you can ski there in the morning and drive down and spend the afternoon on the beach. The setting is idyllic.

The capital of Nicosia is about 30 minutes drive and is a mecca for shopping and has plenty of night life.

Cyprus has something to offer everyone and the Beach House's location make it an ideal location from which to set out and explore this beautiful country.

Directions to the Beach house from Larnaca Airport

As you exit Larnaca airport there is an off ramp immediately marked Larnaca & Kiti

Take that exit to the roundabout at the bottom of the off ramp.

Take the first exit marked Kiti.

Continue for approximately half a mile to a set of traffic lights. At the lights turn left.

Continue for approximately 200 yards you will reach a T junction.
Turn right at the T junction.

Along this road there is a speed hump (caution), just after the speed hump there is a left turn to Pervolia, turn left here.

Continue for approximately 2 miles to a T junction. At the T junction
turn right.

The sea will now be on your left.

Continue along this road for approximately one mile.

There is a sharp left bend where the road ahead has not been completed.

Just after this s bend continue for approximately 100 yards there is a left turn where the road is being made up. turn left and continue for 15 yards. The complex is called Nirvana Seaside Gardens.

There is an opening on the left to enter the complex, enter and turn left.

After 50 feet bear right and continue to the bottom of the road.

Directly in front of you there are 2 villas. The Beach House is the white house on the left with the palm tree in front of it.

Access is gained by the key which is in the key safe outside the front door, you will be given the access code before your holiday. It is recommended that you deposit the key in the key safe every time you leave the property.

Fly to Larnaca airport - just 6 mins drive to the Villa. Taxis are about 20 euros before midnight

Use the following airlines - British Airways, Cyprus Airways, Easyjet, Monarch & Thomson are just a few for cheap flights. Monarch are usually the cheapest if you book well in advance
