Home description

In a small modern complex on a hillside surrounded by panoramic views. Look out accross the vinyards to the distant valley and ancient spires of medieval Perugia. Most of our neighbours are Italian locals. All 'mod cons' for care-free living, large terrace/balcony for outdoor dining, a smaller side balcony also captures the evening sunsets. New designer kitchen. Communal pool and amenities, easy parking. Enjoy the local food, wine and sightseeing. History, culture and scenery.... to soothe the soul, feed the mind and body and relax.

Fifteen minutes drive to the stylish historic city of Perugia. Ten mins from Deruta, the ceramics capital of Italy, Near to Todi, Orvieto Spello, Assisi , ready access to Bologna, Florence, Rome and all the famous hill top medieval towns of Tuscany and Umbria.

Easy reach from Perugia airport (Ryanair from Stansted). . Rome and Florence approx 1.5 hrs away. The neighbouring apartment belongs to relatives and may also be available for hire for larger groups or if this one is already booked.

The Umbria region

The countryside of Umbria is breathtaking, with a wealth of places hills, mountains and monuments to see and explore. Better than the crowded hot spots of Tuscany - experience the real charm of the green heart of Italy. Lake Trasimeno - is a nearby resort approx 45 mins away with a charming "beach" resort at Castiglione de Lago.

There is a wealth of beautiful ancient hill top medieval towns and villages, ancient churches, the scenery is laced with vinyards and farmers fields. The area boasts ready access to Bologna, Florence, Rome and all the famous towns of Tuscany. Great local wines (Montefalco, Montepluciano, Orvieto) and wonderful restaurants.
Ideal for history enthusiasts, art lovers and gourmets!.

The area is also ideal for those who just like to sit with a book and enjoy the local atmosphere and climate. Spoleto, Orvieto, Montefalco, Bevagna, Gubbio, Cortona, Todi are all within about an hour's drive - great for day trips.

Perugia / Castello delle Forme area

Perugia is an ancient walled city, with Roman, Etruscan and Medieval monuments. As well as the city cafe and shopping scene its outlying districts, have all modern facilities, supermarkets, banks, hi-fashion shopping. Deruta is the home of Italian ceramic art, design and manufacture.

The local restaurants range from small family hospitality, trattorias to formal haute cuisine - all champion local produce and regional cooking. There are many local markets (Deruta, Marsciano) for fresh food, cheeses, meats, wine. There are tours of the excellent local vineyards and cantinas, to see and taste 'Perugina' chocolate manufacture, and for Umbria jazz. Plenty for lovers of medieval history and renaissance art. Goretti a nearby vinyard does tasting tours and has a shop where you can buy their own superb wines or oils and balsamic vinagres. Throughout the year local towns offer many arts, music and food festivals - great ways for the visitor to explore local life and culture

There are two golf courses within 30 minutes drive. As well as apartment's shared pool a couple of the local restaurants have swimming pools that you can visit for the day and use while enjoying lunch and snacks. there is also an aquapark in Perugia.

For those who want to have a day or so at the "beach " the seaside facilities at Lake trasimeno ( Italy's second largest inland waterway) are pleasant and relaxing. Assisi is about 40 minutes drive and probably the most "touristy" spot in the area.

How to get there

Try this part of Umbria and discover the real Italy, without the tourist clamour,but with all the facilities a visitor could wish for.

Only 20 mins.reach from Perugia airport (Ryanair from Stansted for budget flights). No queues at friendly Perugia airport.
Car hire at airport - europcar, avis, hertz etc
Rome and Florence and Bologna Forli airports approx 1.5 hrs drive .
Rail Links to Perugia from all main cities.

The spacious 3rd floor apartment is furnished in modern italian designer style furniture and lighting,with objects by kartell, poltrona frau, floss, etc. It has central heating and air conditioning and wi-fi internet. It is ideal for two or three couples. the first two bedrooms have Queen size beds. The apartment has plenty of space for six but is also great for two couples.

There are two sofas in the living room .

The third bedroom has a balcony with views of evening sunsets up the valley, with two single beds that can be made up as a double as required. The en suite has a bath and shower, the second larger bathroom has a shower.
Over looking hills but a 3 minute walk to the centre of the village where there is a little local cafe. 5 mins drive away is San Valentino with two good cafes/restaurants.

The apartment is not furnished as a "rental" it is used as a second home, well equipped and designed for comfort. Good Quality bed linen and towels provided. Please bring your own towels for pool use.

Further details outdoors:
The large private swimming pool is open in the summer months and is shared with our neighbours . The area around the pool is due to be landscaped Spring 2008.

There is ample off street resident parking immediately outside the entrance of the property

- Change over day Sunday, departure by 10.00am.
- Special long weekend rates £250 may be available in the low seasons ( Weds - Sunday).
- If booked for two weeks we offer a discount on the second week.
- The apartment is managed for us by two English residents who live 30 mins away. They are available to help in case of emergency.
- Final clean and linen change is an additional 90 euros per visit. Extra cleaning can be provided by arrangement. Smoking is only permitted on the outside balconies.

- £300 deposit required to secure booking, returnable after check-out and return of keys. Full payment is required 8 weeks prior to occupation of the property.
- Cancellation policy: in the event of cancellation within 8 weeks of the start of the holiday, 50% of the rental payment is non-refundable, we return 50%.
