Villa Rosa, a B&B, is a lovingly restored Italian villa set on a ridge leading down into the Tiber Valley from the ancient hill-top village of Castello delle Forme, right in the centre of Umbria. It has spectacular views all around and especially from the guest rooms and roof terrace. Beautiful gardens and swimming pool.

The house has been lovingly restored after being empty for forty years. We have three double bedrooms available for guests; The Deruta Room, The Walnut Room and The Sunset Room. Each has a small en suite shower, toilet and wash basin. All have central heating, double glazing, and are fitted with flyscreens and internal and external shutters. They have original beamed ceilings, white-washed walls, terracotta-tiled floors and are tastefully furnished for your comfort and convenience.

The guest lounge also has beamed ceiling and old terracotta floor with a traditional open fireplace. The lounge has a fridge and tea and coffee making facilities. There are also plenty of books, videos, and games. We have wireless broadband Internet connection and offer you free use of a laptop if you wish to access the Internet or send and receive emails, or we can give you a password to use your own.

We will make every effort to make your stay comfortable and interesting. Our breakfast is something to write home about! It includes fresh eggs from our own hens in the garden, and our own freshly-baked croissants and bread. We often share a glass of wine with our guests on the spacious roof terrace overlooking the Tiber valley.

We have a swimming pool with sun-bathing terrace and dining terrace complete with wood-burning BBQ, ornamental garden with plenty of places to sit and relax, a roof terrace, and everywhere there are stunning views over the Tiber Valley. We also have outdoor table tennis and boules. Swimming towels are provided if required.

Although we are a B&B we are happy for guests to spend the day at Villa Rosa - at the pool, relaxing on the roof terrace or in the guest lounge. We cannot provide lunch or evening meals but there are plenty of bars and restaurants nearby where you can also get a snack or take-away. We provide plates and cutlery for this.

The three bedrooms are Bed and Breakfast. We provide a full breakfast with yogurt, fresh fruit, cereals, toast, croissants, eggs (scrambled, fried or poached), fruit juice, tea and coffee.

In the guest lounge there is a fridge where you can store cheese, cold meats and salads to create your own lunch and we provide plates and cutlery free of charge.

For evening meals there are also several pizza restaurants near us which are very inexpensive but they also provide takeaway so you can bring them back to Villa Rosa. Local wine is just 1,40 to 3,00 euro per litre.

Local Facilities

A supermarket and several excellent restaurants are only two or three minutes away by car and three public swimming pools are within ten minutes drive. A short walk of about 200m gets you to the friendly local bar in Castello delle Forme which also serves pizza in the evenings. There is an excellent supermarket within three minutes drive and a full range of shops and services can be found in the market town of Marsciano, a ten minute drive away.

Group Holidays

We can cater for small group holidays for those wishing to study architecture, history, cooking, painting, photography or the Italian language. Alternatively activity holidays such as horse-riding, cycling, walking, white-water rafting and various other pursuits can also be arranged. Please call us to discuss your requirements.

The Umbria region

Villa Rosa is surrounded by olive groves and vineyards with wonderful views over the Tiber Valley and mountains beyond.


We are located between the regional capital Perugia (20 mins) and the market town of Marsciano (10 mins) and ideally for exploring Umbria and the neighbouring regions:-

Monte Castello di Vibio (the smallest theatre in the world)

Within 90 minutes drive are Gubbio (The Ceri Race and Roman amphitheatre), Terni (The Marmore Falls), Norcia (famous for meat products and cheeses), Amelia (beautiful hill-top town).

Within 2 hours drive is Florence, Siena, Rome, either coast and even winter skiing in the Apennines!

This is a total shock! These guests appeared to thoroughly enjoy their stay, and said so in the guest book, so we actually invited them to send in a review!
All the things that can be addressed will be but some things do need explaining.
A couple of the (eight) sun loungers did have a problem. We had some particularly heavy guests recently and the plastic ratchets on the back were broken, but still usable. These will be fixed shortly.
Our price is the same all year round on all sites and has been for three years, and will be for 2012. I couldn't find a B&B offering the better facilities for less money on Tripadvisor.
Tripadvisor automatically takes the euro price from the Holidaylettings website and converts it into other currencies, depending on which site you visit, and we have no control over exchange rates.
We don't put a fridge each room because of the noise but do provide access to a fridge freezer for use by guests day and night.
The roof terrace is used to dry clothes but only when guests are out. If they come back unexpectedly we remove them.
Artificial flowers are provided because some people complained that fresh ones set off an allergy.
We felt it better to provide a small en suite bathroom than a big shared one.
A complimentary bottle of water and two glasses is provided. We provide more if asked.
We do not enter guests' rooms unless there is a problem but we do dispose of excess rubbish if asked.
We ask guests to ensure the full amount is covered when paying in advance. Any small difference is asked for during their stay. Fair enough?

"Fantastic Views, Great Hosts, Lovely Home"

This was an excellent B & B, your own terrace with the most amazing views, perfect place for a nice glass of local wine and to relax. Room very comfortable with everything you need. Graham and Lyn were extremly helpful, including providing a taxi service to and from the local station making our stay most memorable and if that wasn't enough the locals make you very welcome at the Bar not a hundred yards away.

Dear Jane and David. What a shame we can't review our guests as well. You'd get five stars too! Many thanks and we hope to see you again.
