Villa Rosa is a lovingly restored Italian villa set on a ridge leading down into the Tiber Valley from the ancient hill-top village of Castello delle Forme, right in the centre of Umbria. It has spectacular views all around and especially from the guest rooms and roof terrace. Beautiful gardens and swimming pool.

Perugia / Castello delle Forme area
We are located between the regional capital Perugia (20 mins) and the market town of Marsciano (10 mins) and ideally for exploring Umbria and the neighbouring regions:-
Within a 45 minute drive you will find Lake Trasimeno (the fourth largest lake in Italy) Spoleto (Two World Festivals and famous ancient aquaduct) Deruta (home of Majolica ceramics) Bevagna ('Gaite' Ancient Crafts Fair) Todi (Antiques Fair) Assisi (St. Francis) Orvieto (Cathedral and an amazing well) Spello ('Infiorata' - the festival of flower decoration) Montefalco (famous for its textiles and wine) Perugia (fabulous history and architecture, great Chocolate Festival, Centre of the Umbria Jazz festival) Marsciano (local market town with many facilities) Monte Castello di Vibio (the smallest theatre in the world)
Within 90 minutes drive are Gubbio (The Ceri Race and Roman amphitheatre), Terni (The Marmore Falls), Norcia (famous for meat products and cheeses), Amelia (beautiful hill-top town).
Within 2 hours drive is Florence, Siena, Rome, either coast and even winter skiing in the Apennines!
How to get there
By plane and train: Fly to Rome then take a train to Papiano Stazione (see www.fs-on-line.com for timetables)
By plane and car: Fly with Ryanair from Stanstead to Perugia, which is 20 minutes from Villa Rosa. Fly to Ciampino Rome (2hrs), Ancona (2hrs), Bologna (3hrs) or Pisa (3hrs) then hire a car at the airport. Bullet-proof directions with photos and even satnav co-ordinates on our website. Directions to Villa Rosa
Travelling South Directions from Florence A1 (Autostrada del sole) south for 88km Exit at Val di Chiana E45 to Perugia for 60km E45 south towards Terni/Roma for 15km Exit at Deruta Centro (junction after Deruta Nord) Turn right and go through Fanciullata turning left (SP Marsciano) at the sharp right hand bend then immediately right towards Marsciano. At the main road turn left (SP Marsciano). After 1.7km turn right (SP Castello delle Forme). After a long flat straight the road bends left and rises, then a hairpin right and after 300m our house is on the right. It’s a three storey villa on a curve in the road. If you get to the sign for Castello delle Forme you have gone too far by 200m! Travelling North Directions from Rome Take the A1 (Autostrada del sole) north for 58km Exit at Orte turning right towards Terni Take the E45(S3) east for 20 KM Exit, turning north towards Perugia/Cesena Continue on E45(S3) towards Perugia for 40km Take the exit for Casalina just after the exit for Ripabianca. You then swing round and go under the E45 and immediately straight ahead over a crossroad (SP Papiano). Head across the valley going over the river Tiber (Tevere in Italian) taking care to bare left at the exit of the bridge. After 2kms turn right at the next T-junction, in 100m turn left and go over the railway line. Turn immediately right again and go through Papiano Stazione. After 1.5km turn left (SP Castello delle Forme). After a long flat straight the road bends left and rises, then a hairpin right and after 300m our house is on the right. It’s a three storey villa on a curve in the road. If you get to the sign for Castello delle Forme you have gone too far by 200m! Further details indoors: The house has been lovingly restored after being empty for forty years. We have three double bedrooms available for guests; The Deruta Room, The Walnut Room and The Sunset Room. Each has an en suite shower, toilet and wash basin. All have central heating, double glazing, and are fitted with flyscreens and internal and external shutters. They have heavily beamed ceilings, white-washed walls and original terracotta tiled floors and are tastefully furnished for your comfort and convenience.
The guest lounge also has beamed ceiling and old terracotta floor with a traditional open fireplace. There are plenty of books, videos, and games. We have wireless broadband Internet connection and offer you free use of a laptop if you wish to access the Internet or send and receive emails, or we can give you a password to use your own.
We will make every effort to make your stay comfortable and interesting. Our breakfast is something to write home about! It includes fresh eggs from our own hens in the garden and our own home-made bread. We often share a glass of wine with our guests on the spacious roof terrace overlooking the Tiber valley.
Further details outdoors: We have a swimming pool with sun-bathing terraces, ornamental garden with plenty of places to sit and relax, a roof terrace with BBQ, and everywhere there are stunning views over the Tiber Valley. We also have outdoor table tennis and a boule court. Swimming towels are provided if required.

Local Facilities A supermarket and several excellent restaurants are only five minutes away by car and three public swimming pools are within ten minutes drive. A short walk gets you to the friendly local bar in Castello delle Forme. There is an excellent supermarket within three minutes drive and a full range of shops and services can be found in the market town of Marsciano, a ten minute drive away.
Group Holidays We can cater for small group holidays for those wishing to study architecture, history, cooking, painting, photography or the Italian language. Alternatively activity holidays such as horse-riding, cycling, walking, white-water rafting and various other pursuits can also be arranged. Please call us to discuss your requirements.
Conditions
Villa Rosa is non-smoking (except outside or on the terrace). The guest accommodation is reached by staircase so is not suitable for those who cannot climb stairs.
