Neatly perched on a south-facing hillside, La Torretta overlooks the beautiful village of Papiano and the Tiber Valley beyond. The house has been carefully designed and built in the style of a renaissance tower with adjoining wings. The two bedroom, two bathroom, kitchen/dining room and sitting room have been finished to a very high standard using local artisans to finish the grilles, handrails and fashion all the chestnut wooden doors and shutters. With undisturbed views, the sound of the village bell tower in the distance and gazing across the lush green countryside, this is a very special place to spend your precious holiday time. The location is perfect and within 30 minutes of the villa, most of Umbria's best well known attractions can be experienced- or why not sample true Umbrian village life here? A five minute walk will take you directly into the village, with a bar, supermarket, butcher and post office, and within 30 minutes there are a host of towns to visit such as Todi, Perugia, Deruta, Montefalco...the list goes on. Throughout the year there are a host of local festivals to make your visit to this part of Umbria truly special. This is the ideal place to relax, discover Umbrian wine, food and hospitality, away from the rush of daily life.

Bedroom 1 has a double bed and ground floor access to ground floor bathroom
Bedroom 2 has a king size bed on the first floor with juliet balcony giving stunning view of the gardens and village below. Leads to en-suite bathroom.

A fully fitted kitchen with electric oven and hob, built in fridge freezer and sink. The kitchen has been well equipped for 4 to dine with additional utensils and crockery to make dining in a comfortable experience. There is a kettle and toaster.
The understairs utility houses the plumbed in washing machine machine, drying rack, ironing board and iron as well as two heaters to use in the winter months.
The lounge has two very comfortable sofas and coffe table orientated towards the double doors that open out onto to the gardens. A log burning stove in the corner provides the focal point in the winter. Shelves are stocked with reading books and games
The ground floor is all on one level with bedroom and bathroom access. The second bedroom is up one flight of open stairs.
There is no central heating at the property currently but logs can be provided for the duration of your stay at a small additional cost. The well insulated walls and double glazed windows keeps the villa well insulated. There are two small electrical heaters available for the bedrooms.

The Villa has its own private entrance from a small country lane and the gardens surrounding it are large and level. There is space for two cars to park outside the Villa.
There are ample open gardens and a patio area immediately outside the kitchen doors for 'al fresco' dining. A gravelled area spanning the length of the property provides ample room for sun-bathing and relaxing whilst enjoying the view across to Papiano and the hills beyond!
Prices are advertised in £Sterling and can be confirmed and converted into other currencies on request. Uk bank transfers should be free of charges, and for overseas transfers the renter is also asked to cover currency costs.
Changover day is normally on Saturday although other days can be accomodated on request - please enquire at the time of booking.
The Umbria region
Umbria is a region of Central Italy, bordered by Tuscany to the west, the Marche to the east, Lazio to the south and Emilia Romagna to the North. This region is mostly hilly or mountainous, and described as the 'Green heart of Italy' as so much of It's landscape is luscious benefiting from the banks of the Tiber River and valley.
With rolling green expanses of olive grove and vineyard, woods of beech, oak and pine and craggy mountains, it earns its name, but has some lovely towns, and is famous for its hill towns. Completely landlocked, Umbria has beaches on the expansive Lake (Lago) Trasimeno in the north of the region. Towns and villages in Umbria include Perugia, Terni, Spoleto, Assisi, Gubbio, Orvieto, Spello, Todi, Narni, Montefaclo and Foligno.
Papiano village is about 800m walk from the Villa. There is a café bar serving light snacks only. There is a supermarket, butchers, bakers and a cake shop and a post office. The nearest shopping centre (Marsciano) is 10 minutes by car, and has a full range of shops and services and a big market on Monday mornings. Perugia, the provincial capital, is 25-30 minutes away by car. Papiano also has a train station, 5 mins drive outside the village which links you North to Perugia and South to Terni.
The village enjoys its own week of festival time, or locally called Sagra. The Sagra delle frutti di bosco is in August and you can enjoy the local ladies cooking, wine from the local cantinas dancing until the early hours in the market place.
