A luxurious retreat in the heart of the Minervois, this traditional French Manoir is available to let on a self-catering basis throughout the year and sleeps 6 people in 3 huge double bedrooms - two with en-suite facilities, and the other with its own shower room. The château style house, furnished with a mixture of antiques and modern luxury, has its own private swimming pool in a large south facing courtyard garden enjoying total peace and quiet.
Situated on the edge of Pepieux, it enjoys all the benefits of a typical French village including a boulangerie, general store, cave and bar and yet provides peace and quiet and stunning views over the vineyards and Montagne Noir. The Minervois is famous for its wine and the wine produced at the cave in Pepieux supports this reputation! (But don't take my word for it, come and experience it first hand).
Centrally located in the Aude it is easily accessible, with 3 airports less than 1 hour's drive away, but also perfect for enjoying all that this region of France has to offer. Whether it is the azure blue Mediterranean and its miles of golden sandy beaches, the Canal du Midi or the historical city of Carcassonne, there is something for everyone.

Manoir Theron was built in 1857 and retains many of the traditional features associated with a house of quality in these times including large rooms with high ceilings, marble fireplaces and a dramatic sweeping staircase. Recently, the house has undergone complete renovation to accommodate the needs of the 21st century whilst respecting the splendour and elegance of the original building.
The House has a kitchen, lounge, separate dining room, wc, laundry and a large games room on the ground floor with the three bedrooms and bathrooms spread over the 1st floor
There are 3 luxurious bedrooms, one with a king-size beds and two with twin beds, so easily sleeping 6 adults. A cot and high chair are available if there is baby in the party. Two of the three bathrooms/shower rooms are en suite. Towels for use in the Manoir and beach towels are supplied.
The kitchen has been newly fitted this year and has all mod cons you would expect. The laundry is fitted with a washing machine and tumble dryer. Kitchen linen and towels are provided
The dining room and lounge will fit all 6 persons in comfortably. If there is a baby in the party a cot and high chair are available.
Heating, if needed, is by electric heaters.

The private courtyard garden has a south-facing sun-baked terrace, for alfresco dining, leading to your own private pool. The pool has been built with safety and your enjoyment in mind with shallow steps to a depth of 1.3m . When you want to escape from the sun-baked terrace welcome shade is provided by a magnificent ancient cyprus tree, typical of this region.
Sun loungers and deck chairs are provided as well as dining tables and chairs for enjoying those long hot summer nights.
As the property is on several levels it may be unsuitable for those with limited mobility and is unfortunately not wheelchair accessible.
The Languedoc-Roussillon region
There is something for everyone in the Languedoc Roussillon region and all attractions are easily accessible from Manoir Theron.
The closest beach at Narbonne is about 30 minutes drive away and goes on for as far as the eye can see (about 4 miles). Other beaches then stretch east to Valras, Cap d'Agde, Marseillan all the way to Montpellier and beyond. Each has its personality from just sea and sand to more developed resorts. Going in the other direction, the coastline towards Perpignan provides equally spectacular beaches.
Carcassonne and its medieval cite has to be seen to be believed. The whole region is steeped in Cathar history with many sites and mysteries. (Suggested reading Labyrinth by Katie Mosse and Da Vinci code by Dan Brown)
The Canal du Midi, now a Unesco World heritage site, is just 6km away with walking, cycling or boat hire. Follow Rick Stein's voyage in Anjodi.
Perpignan, Bezier, Narbonne and Montpellier are the closest cities. Barcelona and Spain is about 2.5 hours drive for those of you that are adventurous. The mountains of the Pyrenees are to the south accessible for skiing in the winter and the beautiful Montagnes Noir are just north of Pepieux
Pepieux is a village in the middle of the vineyards but has the advantage of local shops and other facilities. There is a tennis court 100yds away and the main centre of the village is only 3 minutes walk.
In the village is a baker selling delicious pastries, fresh bread and great for those croissants first thing in the morning. There is a small general store, a post office, hairdressers, pharmacy, tabac and a gift shop. The bar is very 'french' serving great food in a relaxed atmosphere. But don't expect a choice and practise your French.
The cave co-operative is just off the village centre and sells excellent wine made from a mixture of the local grapes. You can buy it by the bottle or take any container for them to fill. And you won't believe the prices.
Olonzac, at about 3 km, has a supermarket, and for all other shopping needs try the local cities of Narbonne, Carcassonne and Beziers. Many of the local villages have a market
Lac du Jourres, just 5 minutes drive away, has fishing, sailing, other water sports and swimming from its own beach which is manned by a lifeguard in summer. There is also a restaurant there.

"Spectacular house, wonderful location!"
My husband and I stayed with our four teenaged children and we all absolutely loved it here. The house looks impressive in the photographs on the owners' own website but we were not prepared for the "wow!" moment when we arrived; this is a truly spectacular place. Everywhere was spotlessly clean and the owners came early every morning to clean and tidy the pool area. We were here as a group of six but double that number could have been very comfortably accommodated without anyone feeling on top of one another. There is a very large dining table inside and extensive dining facilities outside with a barbecue area - perfect for relaxed evening meals. The kitchen is extremely well equipped which was great as we are very keen cooks and the local fresh food is so good. The utility room with washer and drier was particularly useful. We were very fortunate as the weather was excellent during our stay, however had it not been there is a large range of DVDs and books at the house. The kids made great use of the table tennis table in the games room and the owners have also supplied a large range of board games to suit all ages. It is possible to get everything you need in the village of Pepieux however we usually went to the Casino supermarket at Olonzac which was only a very short drive away. There is a wine cave in the village where you can get great wines for very reasonable prices and its even cheaper if you take your own refillable bottles. The surrounding area is beautiful, we were captivated by all the fresh food stalls at Les Halles in Narbonne and Carcasonne is not to be missed (although it has something of a Disney feel when inside the walls!). There's plenty of information in the house about the surrounding area and things to do and see. We had a superb holiday and would highly recommend Manoir Theron.

A fantastic house, very everything you could want for a very comfortable holiday. The owners are very welcoming and nothing was too much trouble.

Fabulous house with great heated pool that is ideal for family! The village is lovely with lots for us all to do! Can't rate it high enough, and everyone thoroughly enjoyed themselves!

"Fantastic property on the edge of a traditional village surrounded by vines!"
This house is in an ideal position to discover Languedoc. The house, which is beautifully furnished and equipped is at the edge of a quiet village and has lovely heated pool fabulous for the children and good games room. Wi Fi available, table tennis table, loads of loungers, village tennis courts next door village basket ball court. Children able to go out safely on their own so they had a brilliant time and were independent. Lovely bakery in village also new pizza place - well worth a visit. Loads of brilliant restaurants within a few miles and more vineyards than you can imagine so wine tasting is a must!!! Will be going back again without a doubt!

"Brilliant property in lovely area"
The property is in a lovely situation on the edge of a quaint french village with vineyards only a few feet from the door. It is ideally placed to visit many areas of interest including Carcassonne, Narbonne and the Canal du Midi. The house is beautifully furnished and the pool and terrace is welcome after a hot day of sight seeing.
