One of several set within 275 acres of parkland encompassing seven fishing lakes, it is a paradise for keen fishermen, nature lovers and water sports enthusiasts. Enjoy lovely woodland rambles, the quiet surrounding country lanes afford easy and relaxed walking and cycling, and children will love the on site playground. There is also a clubhouse with bar (children welcome). Waters Reach is ideally located for exploring the area's myriad attractions, from the glorious unspoilt sandy beaches at Holkham and Wells Next The Sea, to seal watching trips at Morston and a wealth of family fun at Hunstanton, a Victorian seaside resort with a Blue Flag beach and famous striped cliffs. Just 6 miles away lies King's Lynn, home to an historic harbourside and popular Tuesday market, whilst the Queen's Estate at Sandringham is also within easy reach as are the fragrant Norfolk lavender fields and quaint little town of Holt. Great days out should include trips to the lovely medieval cathedral city of Norwich, and Cambridge, with its university colleges and punting on the Cam.

It is very sad if a guest does not enjoy their holiday.
I am not sure if some guest perhaps are not aware that Waters Reach fronts the main fishing lake! 75ft of private lakeside frontage!
Fishing can be done from ones own back yard providing a licence is purchased as usual. Zero minutes away.
As described there is one bathroom with shower attachment, and oone shower room and one cloakroom. Just as described.
The fith bedroom leads from another bedroom and is an attic room. I am told many children love this room and it is children orientated, with cot & teddies.
The clubhouse is run by the locals, on a non profit making basis and any profits go to charity, and is open thurs., fri, sat, evenings, and sunday lunchtimes. There is some very reasonable priced drinks here and we have on occasion been given free ones as well! fairly regularly there is entertainment and buffet laid on for free.
On sit there is Water skiing, banana rides for the children, fishing and horse and cart rides.
The hot tub is emptied cleaned and fresh chemicals put in it after every guest, although this is unusual, all our guests prefer this so far as there is the option to treat it only as is the usual practice. We are the only ones we know, who go to such lengths to make sure the tub is hygienic as the usual practice is to change the hot tub water about every 3 months. Instructions on the wall to fill tub with HOT water so instant hot, clean tub!
All efforts are made to make everyones stay a great one and we always encourage calling us at any time if need be.

It is very upsetting when a guest is upset.
However when there is extensive damage done to a property such as ripped bed linen, smashed light fittings with broken glass everywhere, damage to the garden, and the place left in a terrible state of hygiene, emergency handy man being called in, still working when next guests arrive, There is then no option but to make a charge all be it very minimal compared to the damage. Hopefully the next persons property may be a little better respected.
However these circumstances are extremely rare, being only 1 case that I know of.
