Beautiful 4 Star Visit Britain Gold Award old house dating back to 1700's which lies in the lovely village of Stainton. The house has 3 bedrooms. It is superbly decorated and furnished to a very high standard with lots of lovely personal touches.
The house has retained much of its traditional charm and character. Set in its own mature gardens it is ideal for those looking for a retreat away from the crowds but within easy reach of many attractions and Lake Ullswater. This is also an ideal base for walking and cycling. Hellvelyn and Blencathra are both close by and the tranquil lanes are ideal for cycling. If you want harder cycling then the passes are all within range.

Inside the house it is extremely well equipped with two digital TV's, 3 iPod docking station, a wide range of kitchen equipment, books, games, DVDs, maps etc. and all the home comforts you need to make your stay extremely enjoyable.
A lounge with a log burning stove and digital TV and DVD. Downstairs is the master bedroom with King size bed and en suite bathroom with a raised slipper bath, hand basin and WC. Unlimited wifi is now available.
Downstairs there is a kitchen/ dining room with an 'Esse' range cooker and a utility room with dishwasher, cooker, dryer/washing machine, microwave and a fridge freezer.
The bedroom upstairs has a 4 poster , there is also a shower and handbasin.There is a separate bathroom with a shower, hand basin and WC. The twin bedroom upstairs has a flat screen TV and DVD player.

The house has an enclosed garden with parking available for at least two cars.
The garden is partly lawned with a shed at the bottom which contains 1 mountain bike for your personal use. (No responsibilty is accepted if you use this)
There is a barbeque available and garden tables and chairs for six people.
Don't forget to feed the red squirrels and garden birds, seed is available in the pantry.

Change over day is either Friday or Saturday although other days can be arranged on request.
All bedding (These are made up for you when you arrive), linen and towels are included in the price along with electricity, gas, heating,wifi, logs for the woodburner and even a mountain bike for your use.
There are complimentary drinks for you in the kitchen and home made jam on arrival.
Conditions
A very well behaved dog is sometimes accepted but there is a strictly no smoking policy inside the house.
A deposit is required of £100 and the full payment is due eight weeks before your stay.

The Lake District and Cumbria really is the place to relax and to enjoy the beautiful scenery of the mountains and the lakes.
The Lake District has something to offer for everyone, picture post card scenery, sumptuous restaurants, art galleries, castles, museums, water sports, walking and great cycling.
The Penrith / Stainton area
Stainton is a beautiful small village 2 miles from the M6 and 3 miles from the most romantic Lake Ullswater.
The village has an excellent pub, The Kings Arms serving good quality food,a very friendly hotel, The Brantwood, again serving excellent good value food.
There is a farm shop selling local produce and also serving excellent food. In the village is a post office and shop connected to the local pub.
Locally is the famous Rheghed Centre which has shops, multiplex cinema and local festivals. Only 400 yards from the house is the Alpaca Centre which is great for children and adults.
The town of Penrith is only a couple of miles away, it is a market town with plenty of shops and restaurants.There is a famous market held near Penrith every Saturday morning.
Stainton is great for cycling and is next to the Coast to Coast cycle route. It is a great centre for walking, Helvelyn with Striding Edge, Blencathra with Sharp Edge are all close by.

Smithy House is easily accessible by car being only 2 miles from the M6. Turn off at the A66 at Penrith and head West towards Keswick. After 2 miles turn left into the village of Stainton. The house is in the old part of Stainton next to the village green.

As soon as we arrived I knew we were going to enjoy our stay at Smithy House. Myself and my partner arrived on Good Friday along with my two sisters and my brother-in-law, to a cozy welcoming place to stay. We walked everyday with my sisters cocker spaniels, Jasper and Benson, always finding a new walk each with equally stunning views. The snow-capped peaks were awesome. We enjoyed a lovely meal at the local pub and we also enjoyed visits to Ambleside and Grasmere. Smithy House is a beautiful place with everything you could possibly need. The beds were very comfortable, so important when your away from home. The house was superb for what we wanted. We had lots of fun and made lots of memories. Thankyou to Colin for the excellent communication during booking. |

My husband and I came all the way from Australia to stay at Smithy House, we were NOT disappointed at all, in fact we wished we had book an extra week. The house is fab, just as you see on the web site. The house is fully equiped with every thing you need, home from home. I loved the bath it was heaven :) soaking in it to warm me through after a full day out in the Lake District, the weather was cold (not used to been so cold) but sunny. Then you can sit in front of the log fire with a nice glass of wine and relax :) The house is warm and inviting and very well presented, the beds are so comfortable. We wanted a place that sleeps a few people so we could invite some family over from the North East and spend time together in one place, this worked well, we had the best time in the best location. Next time we come out to the UK to vist family & friends we will definitely stay here again :) We wished we had met the owners of the house to say thank you. Comunication with the owner Colin via email was easy and very prompt :) I would recommend this holiday home to every one, already told all my family and friends :) Go on book it, you know you want to!! :-) |
