Sampson's is a splendid 7 bedroom sandstone house set on a Cumbrian rural estate, on the bank of the river Eden. With a huge open plan kitchen with family sized AGA, this family home is perfect for enjoying the very best of Cumbria and it's local produce (you can even catch yourself a salmon for supper). Perfect for family and friends, children can explore freely whilst you relax on the squishy sofas in the living room by the huge open fire. There are much-loved antiques, books galore and pale wooden floors with brightly coloured kilims. Seagrass carpets lead up to the bedrooms which are full of light and have views across the surrounding fells. The gardens are splendid - lawned areas for kicking a ball around and woodlands to explore - an inspiration for artists, fishermen and birdwatchers. The north lakes are only a short drive away but with the glorious Eden Valley on your doorstep, you probably won't venture too far.

The Cumbria/Lake District

Sampson's settles on a 3000 acre working rural estate (the Lazonby Estate) on the edge of the river Eden in the beautifully unspoilt Eden Valley, Cumbria's best kept secret. Crisscrossed by sandstone walls and open fields edged by hedgerows, this is excellent walking country where you will find dramatic landscapes and the opportunity to escape from the pressures of modern life. The river runs at the back of the house and we are happy to let our guests fish for trout and salmon at a reduced cost during the season. The moorlands of the North Pennines are visible in the distance and the surrounding fells give a sense of wide open spaces.

Although the northern lakes of Derwentwater and Ullswater are only a hop and a skip away, we are happy to let the hoards make a beeline there and keep this wonderful valley to ourselves.

Penrith

Sampson's is 2 miles away from the delightful village of Lazonby with it's church, pub and well stocked mini-market. The border city of Carlisle is 30 minutes away, Penrith 10 minutes away and the lakeland town of Keswick 25 minutes away. The northern lakes are much quieter than the southern lakes and Ullswater, Derwentwater and Bassenthwaite are all only a short drive away.

Our local town, Penrith, is a lovely, thriving market town with lots of independent shops alongside the major supermarkets. There are excellent butchers, fishmongers and delis in the town. Plenty of character pubs and restaurants.

There are 3 historic houses in the vicinity - Hutton in the Forest has events from April to September and is perfect for gardeners with it's woodland walks and plant fairs. Dalemain is on the edge of Ullswater and is famous for "The World's Original Marmalade Awards & Festival" and Lowther Estate has now opened its splendid Castle, historic gardens and 140 acres of parkland to the public. There are farmers market's throughout the year at Pooley Bridge and Orton.
