The property has a spacious, welcoming hall with a separate storage room for coats and shoes.
The cosy lounge has a real flame gas fire and a Smart TV which can be used for internet access. There is also a DVD/CD player with a selection of films for all ages. Leather settees create a luxurious feel to the room and throws are provided for those who want to snuggle up and read a book. There is a solid oak dining table with seating for 4. A high chair and booster seat can be be provided if required.
Both bedrooms are furnished to a high standard. Quality wooden furniture features in both rooms. Both have blackout blinds along with vertical blinds and curtains for your privacy. There is ample space in both rooms for travel cots or, if desired, ready beds on the floor to accomodate extra children. Both can be provided on request.
The bright kitchen is very well equipped with quality crockery and glassware. Everything you need for your self catering holiday should be provided.
There is a box of toys to keep the kids amused and both childrens books and adult novels are provided for your use. Local art work is featured throughout.
WI FI is available in all rooms.
There are both front and back gardens to the property but neither are enclosed as yet. There is a private seated area adjacent to the kitchen if you are lucky enough to have weather warm enough to eat alfresco.

What makes the Borders such a hugely popular tourist destination is the sheer range of activities packed into such a small and accessible region. Walking, golf, fishing, mountain biking, off roading, windsurfing, the list is long. Whatever your interests are or however you like to spend your free time, you'll find something to keep you entertained in the Borders.
63 Rosetta Road is also a perfect base for day trips to the City of Edinburgh which is only 40 minutes by car or £35 by local taxi.
The Botanic Gardens of Dawyck and Kailzie Gardens are both short drives away. Award winning Stobo castle is also only a 10 minute drive.
63 Rosetta Road is a 10 minute walk from the historic Peebles High Street, home to a large choice of locally owned shops. There is also a wide range of cafes, pubs and restaurants to cater for all tastes and budgets. Further information will be available at the property for all types of catering.
The accomodation is only 3 miles from world class mountain bike trails at Glentress Forest which can easily be reached by bike direct from your door. Please ask for further details of acces to Glen Tress trails directly from Peebles. Innerleithen downhill bike trails are only 6 miles away and there are unlimited natural trails to be found out with the trail centres. Road riding is also very popular with lots of quiet country roads to explore and epic climbs to undertake. The TOur of Britain has started here more than once. We are both very keen bikers and would be more than happy to point you in the right direction to whatever kind of biking you are interested in.
Tweedlove - Ten days of fine riding and good times - is not to be missed if you are a keen mountainbiker. It is usually towards the end of May/beg June.
The Go Ape adventure centre can also be found at Glentress.
There are excellent walking trails nearby and golf and fishing are very well provided for.
The annual Peebles Beltane festival takes place in mid June and throughout the year there are Arts, Jazz, Food and Music festivals.
The Eastgate Theatre is always showing plays, films & exhibitions as well as showcasing some of the best music around.
Neidpath castle is a mile away and Traquair house, the oldest inhabited house in Scotland is 3 miles away.
There is the Gytes sports centre and the local swimming pool.

Excellent flat to stay in ideal for Peebles, nicely presented,clean & comfortable. 10 mins walk from town centre with plenty of options for eating out.
We tend to camp when staying in Peebles but we have now found the ideal place to stay.
