In this secluded mews courtyard there's ample private parking for at least 2 cars (immediately outside your front door) yet within 300m you have 1 supermarket, 2 bars, 3 take-aways, 4 good restaurants and 5 cafés/bistros - plus much more beyond !
The house was totally re-decorated & furnished in Nov 2012 and comprises:
On the top floor, the master bedroom with spacious ensuite showerroom.
- from your balcony, enjoy the views across the rooftops and steeples to the hills beyond while sipping a glass of wine in the evening sun. (see disclaimer)
On the first floor, a large twin bedroom, and a single bedroom (with additional guest bed).
- all our bedrooms have ample storage space in the form of wardrobes/cupboards and chest of drawers
- there's a hairdyrer and radio-alarm clock in each bedroom.
The generous family bathroom has an over-bath (Mira) shower.
On the ground floor you'll find a compact modern kitchen with electric oven & ceramic hob, washing machine, fridge (with freezer compartment), dishwasher and microwave.

- 4-slice toaster, plus tea and coffee pots
- on request, a 'starter pack' of essentials can be arranged ahead of your arrival.
The roomy lounge has a sofa and snuggler to seat 5 in comfort, plus extra chairs for visitors.
The dining area has an extendable table which can seat up to six.
French doors lead directly out to the enclosed south-facing patio garden at the rear of the house.
- there is bench seating so you can enjoy the flowers and shrubs in this private sun trap.
- the new patio garden has just been landscaped and re-planted (July 2013)
There's also a convenient WC on the ground floor, and an under-stair cupboard off the lounge for all your coats and shoes etc.
- for the summer months, feel free to use the picnic hampers and cool-boxes for lazy lunches in the local parks, or whilst you tour the wonderful Borders scenery that surrounds you.
The lounge, twin and double bedrooms boast LCD TVs with Freeview and DVD players - there's a wide range of DVD / VHS films and CD music to choose from. We've also provided an iron, spare blankets, vacuum, all cleaning materials, one bath- and hand-towel per person, board games, clothes line & drier, plus food basics (milk, coffee, tea, sugar, cereals, pasta etc).
There are numerous excellent restaurants, hotels, bars and takeaways all within a few hundred yards stroll. Although your house is ideally situated to enjoy all these attractions and amenities, it also provides a modern, fully fitted kitchen. So, for those who prefer to self-cater you are within a short walk of Tesco, Sainsbury, and Co-op supermarkets, plus all other typical high street shops just a short walk from your front door. Peebles is noted across Scotland and the North of England for its number and variety of independent speciality shops.

Located approximately 35km south of Edinburgh city centre (with the city by-pass even closer, providing links to Edinburgh Airport and the motorway network) makes this area an excellent choice to base yourself for a touring holiday in southern Scotland.
Add to this, formal and botanic gardens, stately homes and a rich history with ancient monuments and castles all on your doorstep ... there's plenty to keep you busy in the local area itself.
Whilst a car is not essential to enjoy Peebles and its own local attractions, it would be a shame to miss out on a tour of the wider Borders area and north to Edinburgh city itself. The Royal Burgh of Peebles is a thriving market town straddling the world renowned river Tweed. The town boasts quality high-street shopping, supermarkets, and numerous leisure and recreational facilities including golf courses, art galleries, museums, a theatre, swimming pool and, more recently, some of the best dedicated mountain-biking venues in the UK. Peebles is renowned for its number and range of independent shops, attracting visitors and tourists from far and wide.
Horse riding, fishing and hill/walking are also very popular local activities. Peebles hosts each year an agricultural show, several road cycling events, and it's own cultural 'Beltane Festival' ... a festival of local legend, history and tradition with roots dating back many centuries.

"4 Star Town House in Peebles - ideal for a relaxing weekend in the Borders or a golfing trip"
Three of us stayed in this delightful 3-bed townhouse in Peebles as part of a golfing weekend. The property has been very tastefully decorated and has all the amenties you would expect, such as Master en-suite in the main double bedroom, TV's in all the bedrooms and Wi-fi facility. It is only a few minutes walk from the centre of town where there are some excellent bars aand restaurants. Will definitely be going back - next time with the family.
