This spacious house is perfectly placed for pure relaxation and outdoor pursuits alike. 'The best dedicated mountain bike centre in Britain' is just a ten minute drive and country sports such as fishing on the famous River Tweed just down the road. Whether you're looking for an active sporting break or a holiday of discovery amongst a bounty of stately homes, castles and gardens - this is the ultimate location.

Ludgate House is found on a side street, just five minutes' walk from Peebles High Street, which has won awards for its dedication to small, privately owned businesses. Edinburgh is less than an hour away; visit the world famous Edinburgh Festival in August or simply sample the history for the day!

The welcoming, characterful sitting room has French doors out onto the patio and a log burner with all necessities to make a fire for relaxing nights in, plus an extra basket of logs. The television has Freeview and a DVD player and there is a selection of films for all ages. As in all the rooms, the owners have tried hard to create a quality yet cosy atmosphere with framed artwork and inviting furnishings.

Drinks cabinet and library of local information books and novels. The dining room / kitchen has a second feature fireplace, with a gas fire in the style of a log burner. Again, luxurious furniture and quality crockery and glassware complement the high standard of the interiors. The large master bedroom has a solid wooden suite with king sized bed and tasteful decor. All the bed linen is 100% cotton for extra comfort and beds are made up with luxurious throws and cushions for an extra special touch.

Ludgate House benefits from two garden areas - a small front garden with shrubbed borders and a bench to catch the afternoon sun and a larger rear garden. This is enclosed with a traditional stone wall which makes it ldeal for children. Mainly laid to lawn, it features a solid wood round picnic table for eight and barbeque. Parking is free and on street, usually a space can be found very close by.

The Scottish Borders region

The Scottish Borders is steeped in history and is home to an abundance of castles, historic houses and ruined abbeys. The Borders Abbey Way suggests a circuit of the four grand abbeys, founded almost 900 years ago and the centrepiece to each Borders town. The Borders are famous for their sporting opportunities with many outdoor pursuits catered for. The climate is what you would expect for Scotland! Usually a fairly warm and sunny Spring to Summer, with temperatures in the high teens. Our Winters can be ferocious, with deep blankets of snow making for picturesque scenery and atmospheric Festive Seasons.

Peebles

Peebles is a welcoming, quaint and picturesque town found in the northern part of the Scottish Borders. It is set amidst beautiful rolling countryside, with an eye opening amount of outdoor activities right on the doorstep. Mountain biking, fishing, hill walking and horse riding are all available within a few miles of the town and Ludgate House is a five minute walk to Peebles Golf Club.

The Peebles Beltane Festival is a festival of local legend, history and tradition, marking the return of summer with the lighting of fires. It is celebrated each year at the end of June with processions, riding out of the horses and a multitude of local events. The historic theme is strengthend by the close proximity of many castles and houses - Traquair House being only a ten minute drive away, a fairytale, turreted castle with magical woods and craft workshops to explore.

"Wonderful cottage - can recommend it highly enough"

A lovely, well appointed cottage within walking distance of the wonderful Peebles High Street. Stayed with my husband, my cousin and her husbane plus our two dogs. The owners make everything easy from booking your visit to the many thoughtful touches. Everything we wanted had been though of and provided - games, DVDs, the tasting cabinet, lots of books about the region and pamphlets helping us to decide what to do - even bags for collecting doggie poop. Cannot recommend this place highly enough. Peebles is a great base for exploring the Borders and is within easy reach of Edinburgh and Rosslyn Chapel to name a few. Ludgate House is well worth a visit and I don't doubt that we will visit again.

Hello, we are so glad that you enjoyed your stay. I would like to respond to the Internet issues; I totally agree the mobile reception is terrible for Three mobile and Vodafone, we find Tesco Mobile and certain others are fine. For any potential guests reading this, there are ways of getting online in Peebles without having to resort to going all the way to Edinburgh. The local library is roughly 6-7 minutes walk away and you can get online there for free, although obviously opening times are restricted. The Park Hotel, Tontine and Peebles Hydro all offer free BT wi-fi as well. I am sure there are other local high street places but I need to find out more myself!
