This property is superbly positioned to ensure you get that peaceful holiday you desire within close proximity to the beach, restaurants and the main entertainment areas of Pattaya and Jomtien. Basking in the glow of a tropically landscaped garden, the peaceful surroundings are a great feature. The moment you arrive at the property, you will encounter a tall perimeter wall. Once inside, you will find the tropical garden with copious amounts of palm trees and luscious vegetation which provides a stunning backdrop for the house.
Set over a total area of 800sqm, 400sqm of which is internal, allowing you lots of space to relax and unwind in untold privacy. The 17 meter long private swimming pool is the focal point of the garden, adjoined by a Thai sala with a lounge style interior, ideal for relaxing in the shade. The cacophony of scenic vegetation really creates that subtropical atmosphere. Set between the garden and the entrance of the house is a massive outdoor terrace, fully equipped with numerous lounging areas with two wooden tables with seating enough for six persons each. There is also some stainless steel/marble tables and chairs commanding great garden views. The terrace is a great place for al fresco dining or just watching the world go by.
When you immediately set foot into the villa, you will encounter the games room, fully equipped with a full size slate bed pool table and a wooden bar. Right behind the games room you will find a great outdoor red-brick barbecue.

Bedrooms:
There are six bedrooms in total, four of which have en suite bathrooms. The five main bedrooms all have LCD flat screen televisions. Bedroom 1: Situated on the ground floor with scenic garden views, this bedroom owns a double bed, air-conditioning and ceiling fan and an en suite bathroom.
Bedrooms 2, 3 and 4
These three bedrooms are all situated on the second floor within close proximity of the lounge. They all have a selection of double beds, wardrobe facilities, air-conditioning and en suite bathrooms. Bedroom 5: This bedroom is also on the second floor, equipped with a sofa-bed which comfortable sleeps one adult or two children. This room also has air-conditioning and opens right up next to the dining area. Bedroom Six: Making your way up the beautiful wooden spiral staircase from the second floor, you will find a spacious attic, which has been converted into a lovely bedroom. Equipped with a double bed, storage facilities and an amazing wooden deck roof terrace, this bedroom is quite unique.
The terrace owns a table and chairs and showcases some great views overlooking not only the surrounding area, but also allows elevated sea-views.
Bathroom:
The ground floor bedroom has an en suite bathroom with a walk-in shower, toilet and wash basin. The remaining three bathrooms belong to the three main bedrooms on the second floor, although one of the bathrooms can also be accessed from the lounge. Two of the en suites have walk-in showers, toilets and wash basins. The en suite bathroom to the master bedroom is an outdoor bathroom, which is totally private and fully equipped with a masterful external Jacuzzi, a shower, wash basin and toilet.
Kitchen:
The kitchen is on the ground level of the house, just footsteps from the games room. Here you will find a selection of marble counter tops and wooden kitchen units. The choice of appliances include a oven, grill, Samsung microwave, tea and coffee making facilities, a three ring stovet op, toaster, refrigerator, washing machine and dishwasher. There is also lots of dish ware and cutlery for your use.

Booking deposit
A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.
Payment
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.
Security deposit
We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure.
Cancellation by the guest.
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Again please ensure you have adequate travel insurance cover.
Cancellation by Thailand Holiday Homes
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance.
Personal Safety
The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.
Pets
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.
Smoking
Please consider our non smoking guests and smoke outside the property, ash trays are provided.
Daily maid service
Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 700 per time inclusive of change of linen and towels, bookable and to be paid at reception, daily maid service is provided for cleaning. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.
Water & Electricity
All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage.
On some ‘high end’ villas services are inclusive this will be stated on your booking details.
Please do not use the air conditioning unnecessarily and switch off when going out!
Cars
A free car with full insurance will be provided on all bookings where specified on our websites and booking form, this is primarily our Jomtien and Pattaya villas.
Cars will only be provided on bookings of 7 nights or more.
The vehicle provided will normally be a 4 door crewcab but the company reserves the right to offer any make of four door car at their discretion. When a car is offered a 5000 baht insurance excess deposit is required refundable in the event of no damage to the vehicle however caused.
Punctures will be repaired and paid by the company – kerbing and damaged wheels will not.
In the event of a car not being required a THB 600.00 reduction can be made from the list price.
Liability
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.We strongly recommend our guests to take out insurance to cover this.
Force Majeure
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.
Swimming pool
Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.

We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs.
Problems or complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV’s appliances, pool equipment or any electronic or mechanical items.
Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.
Check in / out times.
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
Late checkouts will be charged at THB 250.00 per hour or part thereof.
Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure.
General
We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool.

The Pattaya / Jomtien Beach area

Weekday visitors' green-fees cost around 500 Baht, and another 200 Baht will get you a professional caddy to carry your clubs, provide refreshments and sheild you from the sun.
Pattaya Water Park
Just 6 kilometres from Viewpoint Village a ten minute drive along the Jomtien Beach road heading up Pattaya Hill turning left before the traffic lights takes you to the children’s and adults play ground of Pattaya Water Park which is well signposted.
Big Buddha Hill
Also known as Pattaya Hill is just an eight to ten minute’s drive from Viewpoint, subject only to the erratic behaviour and density of the traffic along the beach road.
International Walking Street-Pattaya International and Thai restaurants, humble street stalls, nightclubs, discotheques, beer and go-go bars are plentiful. Thai body and foot massage is a relaxing option to the hectic lifestyle from around 250 baht an hour it's not to be missed.

A Buddha image is enshrined on the hilltop.
The Million Year Stone Park and Crocodile Farm
A very popular botanical garden with many rare plants and beautiful landscapes. Must-see fossilized plants over a million years old, 200 year old bonsai, dwarf horses, crocodile pools, rare animals. Crocodile shows are big tourist attraction and are performed daily.
Suan Chaloemphrakiat
A small park dedicated to His Majesty the King's 60th birthday which contains a wide variety of flowering plants and is one of the favourite tourist attractions in amazing Thailand.

1.The properties are approximately 90 minutes from Suvarnabhumi Airport. Pickup can be arranged for up to 8 people in luxury minibus with their luggage for 2600 Baht each way or taxi at 2000 Baht.
