Picture holidaying within a stylish rental villa idyllically perched on a jungle laden hillside with expansive views overlooking the Patong and the Andaman Ocean. This elegant three bedroom home is spread over two levels with a wide selection of teak fixtures and fittings all round alongside beautiful wooden floors. The home is situated on a peaceful estate with just a handful of other properties.
With spacious terrace areas and a communal swimming pool at your disposal, this is a great holiday villa option. The hillside location on the outskirts of Patong is perfect, bearing in mind you can enjoy the peace and quiet but also be within a five-minute drive to all the beaches, bars, restaurants and shopping options that Patong offers its visitors. Although this three bedroom home doesn't have its own private pool, there is a large communal pool within a one-minute walk from the property.

There are three bedrooms within this stylish property, all owning ensuite bathrooms, TVs with international channels, double beds and air-conditioning. The high-quality teak wooden floors run through the entirety of the bedrooms, alongside a beautiful selection of Thai silks and fabrics throughout. The views from the bedrooms showcase Patong Bay and the Andaman Ocean at its finest.
The three bathrooms are all ensuite, all owning showers, toilets and wash basins. The master bathroom benefits from a soothing Jacuzzi, whilst the second ensuite bathroom is home to a bathtub.
The light shades of the kitchen area give it an English countryside home feel. Within footsteps of the dining room, the kitchen is perfectly positioned for convenience. The choice of appliances includes a four-ring stovetop and extractor, a microwave, tea and coffee making facilities and a refrigerator. There is also a washing machine available in another area of the home.
The living area of the house is one of the unique features. Positioned as a stand-alone room that leads directly to the large terrace area, the lounge has elegant wooden vaulted ceilings and is designed in such a way as the area can become open on three sides. This creates a fresh environment benefiting from tremendous airflow and really opens up the area. The selection of furniture includes a stylish black leather settee, a glass coffee table, a large TV with international channels, a DVD player and a surround sound music system. The area has air-conditioning, however, bearing in mind the lounge can become totally open and inviting the gentle sea breeze, you won’t need to use it so much. The mixture of the wooden floors, ceilings and wall panels against the black settee provides a nice aesthetic effect. From the lounge, you can directly access the large open terrace, which is the best place to absorb the sea-views. Being a westerly facing terrace ensures you can enjoy those amazing Phuket sunsets without moving an inch.

Terms and Conditions 2010
A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.
We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure.
Cancellation by the guest.
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Again please ensure you have adequate travel insurance cover.
Cancellation by Thailand Holiday Homes
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance.
The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.
Please consider our non smoking guests and smoke outside the property, ash trays are provided.
Daily maid service
Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 700 per time inclusive of change of linen and towels, bookable and to be paid at reception, daily maid service is provided for cleaning. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.
Water & Electricity
All prices include a daily allowance for water and electricity charges of 57 units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage.
On some ‘high end’ villas services are inclusive this will be stated on your booking details.
Please do not use the air conditioning unnecessarily and switch off when going out!
A free car with full insurance will be provided on all bookings where specified on our websites and booking form, this is primarily our Jomtien and Pattaya villas.
Cars will only be provided on bookings of 7 nights or more.
The vehicle provided will normally be a 4 door crewcab but the company reserves the right to offer any make of four door car at their discretion. When a car is offered a 5000 baht insurance excess deposit is required refundable in the event of no damage to the vehicle however caused.
Punctures will be repaired and paid by the company – kerbing and damaged wheels will not.
In the event of a car not being required a THB 600.00 reduction can be made from the list price.
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.We strongly recommend our guests to take out insurance to cover this.
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.
Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.
We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs.
Problems or complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV’s appliances, pool equipment or any electronic or mechanical items.
Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.
Check in / out times.
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
Late checkouts will be charged at THB 250.00 per hour or part thereof.
Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure.
We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool.

Prices are per week, bookings of less than 4 night maybe surcharged at 15%. Payment - 15% booking deposit required, 35% eight weeks prior to travel, balance payable in Thai Baht on arrival at the property.
