About the home

Ideally situated, on the outskirts of Paphos. A modern, spacious, three bed villa, with a private pool ideal for families, groups or couple who enjoy having there own space. Handy for beaches, water park, Paphos harbour . This is a great property and it has everything.

This villa is ideal for families that want their own space. It is new to the market and very well equipped, providing you with everything a holiday home should have. The villa benefits from a village location but with access to Paphos and the surrounding area. It sleeps 6 comfortably and there are additional facilities for two more people plus a baby.

The villa is a large three bedroomed property. The large master bedoroom has an en suite, seating area, lots of storage space and balcony that overlooks the garden. There are two twin bedrooms and a family bathroom. A winding staircase leads to a downstairs where there is a kitchen/ dining area, separate toliet and an extra spacious living/ dining area.

The outside is private and not overlooked. The villa is backed by farm land and olive groves, and you can just see the sea from the garden. The pool is 8x4m and there are plenty of sunny areas and natural shade in the garden.

Available on request: air conditioning, high chair and travel cot, two luxury fold-away beds for extra guests allowing the villa to sleep up to 8, plus one baby.

A 25% non-returnable deposit is required with booking to confirm. The full balance is to be paid no later than 8 weeks before travel.

We do have the facility to accept Visa,Master and Debit card this has been popular with some of guest as it make arranging payment very simple

A breakage bond of £250 is taken with the final payment and we aim to return this with 14 days subject to every thing being left in order.

We can arrange welcome packs, airport taxi transfers. If you are going to hire a car hire we recommend this booked online and collected at the Airport.

Conditions

Bond is payable on booking and will be returned within two weeks of vacating the villa.

The Paphos region

Cryprus is an all year round destination, the sun shines and the temperature is above 60 degrees for 40 weeks per year. Paphos and district has so much to offer visitors, it is one of the most beautiful and popular ancient towns in Cyprus. It has a blend of history, culture, activities and an endless coastline of beautiful beaches with clear blue waters.

A little up the coast line is the birth place of Aphrodite and the Troodos mountains can be enjoyed in both summer and winter. The local people are welcoming and they love children. The area is relaxing and yet there is plenty to do if it is activity that you are searching for.

Things that we recommend:
Take a trip to Lachi and hire your own boat, go snorkelling and enjoy some water sports.
Troodos mountains - 40 minutes by car from the villa, beautiful countryside, ideal for walks and picnics.
Coral Bay - 20 minutes by car/ bus, really nice bay for swimming.
Paphos waterpark and karting

The Paphos Town / Geroskipou area

Geroskipou is a typically traditional Cypriot village ideally located for access to beaches, sport facilties, Paphos and the airport. Geroskipou is the home of Cyprus delight, this is where it is all made.

The village itself contains a supermarket, pharmacy, bakers, bars and restaurants which are of good quality and reasonably priced. The centre has a square with an old church and is surrounded by cafe bars and restaurants all within 5 minutes walk from the villa.

The villa is ideally located for the following:

Geroskipou beach - 3 km, great beach for families, gentle sloping sandy beach and nice bay for swimming, snorkelling and water sports. It has good restaurants and bars and holds international volley ball competitions in the summer months which can be enjoyed by all.

Sports and activities:
There is an Olympic sized outdoor swimming pool a few minutes from the villa.
Paphos Waterpark - 5 minutes drive from the villa, our children loved this!
Go-Karting - 5 minutes drive from the villa.
Horse riding - 5 minutes drive from the villa.

Paphos centre - lovely harbour, great for an evening time walk, plenty of shops, restaurants bars and a good night life. We enjoyed swimming off the harbour, there are steps down to the water, and there a few driving platforms into the clear blue water. There are many boat trips that you can take from the harbour.

Coral Bay - another lovely beach, ideal for families and watersports. You can take the airconditioned bus from the village centre or drive about 20 minutes away.

The villa is only 12km from Paphos airport and about 1.5 hrs from Larnaca. Most major airports fly to both Paphos and Larnaca.

Car rental is not essential as there are good amenities in the village. There is also a very good air conditioned bus service that runs from Paphos airport through the village of Geroskipou and on to Paphos town centre. Cost 3 Euros.

“highly recomended” Was totally blow away when we opened the door, This villa is gorgeous, rooms very spacious. and there is every thing you require to have a fab holiday, the pool area is a lot bigger then expected, and very nice. x

“WOW!!!!” WOW!!!...This villa is simply gorgeous!!...We travelled as a family of 5, 2 adults and 3 kids aged 12,8&9. It's the perfect family villa and could easily accomodate another 2 or 3 people and still seem spacious. Everything has been thought of here...dvd's for the kids, dvd's for adults. A table tennis tennis table provided hours of fun for our family! The villa is approx 5 minutes drive from Kato Paphos and the harbour (lovely restaurants here) also only 5 minutes drive from the waterpark, which was a fun day out. We didn't venture to the beach as the villa and pool area were just too lovely to leave. It is situated 5 minutes walk uphill from Geriskopou square...with take aways, cafes and a few bars..its downhill on the way home!! Suzanne and Christian and also George were really helpful and friendly. We had the most relaxing holiday we have had in years...Its a fantastic Villa and we will be back!

“Great villa near Paphos” Our first visit to Cyprus and we stayed at this lovely villa in Geroskipou village. The villa was a lot bigger than we expected from the photo's and was very clean and nicely decorated inside. The X-box and selection of DVD's for our teenagers to amuse themselves with were very welcome when it was too hot for them to sit outside! The garden area and pool are very well kept. The pool man (George) looked after the pool very well and was also knowledgeable about the area.. We hired a car for our stay which we recommend if you want to see the surrounding area. All in all we had a lovely time here and would recommend to our friends and family.

“Villa with everything you need for a fantastic holiday” Excellent and well equipped villa with almost everything needed for a truely enjoyable holiday (would be perfect if had a BBQ to enjoy on the warm Cypriot evenings). All rooms were very spacious and well equiped - the XBox 360, Table Tennis table and large selection of DVDs were fantastic keeping our 15 year old and 2 younger kids entertained, when not enjoying the large pool. The villa was decorated very nicely and was very clean on our arrival. The pool is kept in tip-top condition by George, who is very friendly and is a font of knowledge. The villa is ideally located with a short walk into the lovely town of Geroskipou. It is also close enough to walk into Paphos (but wouldn't recommend it in the high August temperatures). Even though there are regular bus services, to be able to fully appreciate the Paphos area and everything it has to offer, I would recommend hiring a car (with air conditioning). Some family members who were staying in a hotel came to visit us, and liked the villa so much they are going to rent the villa next year. Response: Thank you for a great review and good feed back.
