This spacious penthouse apartment is on the 3rd (top) floor.
It is ideal for families or friends with 3 bedrooms, 2 bathrooms and a sofa-bed if needed.
Enjoy all day sun and panoramic sea views from the huge private terrace which overlooks shared spectacular pools - two pools with a waterfall and jacuzzis plus a small splash pool with a fountain suitable for very young children. The terrace itself is not overlooked and has sun loungers and drinks tables with an al fresco dining table and chairs under a pergola. How lovely to relax after a long day in the sun by watching the sun set over the sea with a drink and a few snacks in your hand!
If you prefer to be away from the sun and poolside then there is shade under the retractable awning on the terrace or more seclusion on the balcony to bedroom 2 which benefits from shade all day after the early morning sun.
Whether it is a view of the sea, looking down on the pool area or seclusion of the balcony what better way could there be to relax and enjoy your holiday.

Access to the apartment is gained by entry phone to a marble lobby from which you can take the lift or, for the more energetic, the marble staircase to the top floor.
All the rooms have air conditioning, which doubles as heating when required. All patio doors and windows have double glazing and fly screens. The pressurised water system always ensures powerful water supply.
Whilst sitting in the lounge area you can enjoy the panoramic sea view across the terrace or browse through the selection of dvds, cds, board games, maps and leaflets on places to visit and recommendations of restaurants etc..
The open plan lounge, dining area and kitchen is both spacious and fully furnished.
The fully equipped kitchen has granite worktops and a ceramic hob with cooker hood. An ironing board is also provided.
The family bathroom and en-suite to the main bedroom are both fully tiled with bath and fixed over bath shower and glass shower screen.
All three bedrooms have generous fitted wardrobes with shelves, hangers and mirrors.
All bedding, linen & towels including pool towels are provided.

Changing facilities including showers and toilets are provided near to the pools and have disabled access.
There are two Jacuzzis, one at the end of each large pool.
Sun loungers and parasols are available around the pool area (in addition to those on the private terrace).
There is an underground car parking space which stays fairly cool in hot weather.

Strictly No Smoking within the apartment or on the terrace or balcony. No pets.
For winter stays the air conditioning units provide warm air.
Time of arrival and departure from the apartment - times are presumed to suit the flights on your booking form. However some variation will be expected if other guests are booked on those days.
Conditions
There is a 20% price discount for the second week on 2 week bookings.
A non-refundable rental deposit of £150 is required on booking. The balance (of rent less rental deposit) plus a £150 security deposit is required 8 weeks prior to the commencement of the holiday. If booking within 8 weeks of the holiday, the full amount of rent plus security deposit is payable.
Your full security deposit will be returned within 2 weeks of your departure subject to your returning the keys and there being no damage, breakages, loss or excessive cleaning necessary.

The Paphos region


Paphos has an average of 340 days of sunshine a year and very little rainfall from April to November, so it makes for an ideal destination for summer and winter holidays. English being widely spoken.
The Paphos area has several blue flag sandy beaches and various water sports are widely available.
The beach at Coral Bay is well known and popular. Daily off-road jeep safaris are available with visits to the Akamas National Park north of Paphos a popular destination.
There are 4 championship golf courses (par 71/72) within a 30 minute drive of Paphos, all in spectacular settings, and including Aphrodite Hills.
In the Troodos Mountains, approximately 60km and 90 minutes drive away, there are Byzantine churches, ancient monasteries, picturesque villages and wineries in the cool and welcoming pine forests and these conditions also suit mountain biking, hiking and winter skiing.
The Paphos Town area
Iris Village is located in a quiet residential area in the Universal Gardens district of Kato Paphos situated between the old town in the hills and tourist area on the coast. It is served by 2 late night local minimarkets just 2-3 minutes walk away. The old town has the market, many shops and cafes. The tourist area has a variety of restaurants and bars, beaches, harbour with its pavement restaurants serving fresh seafood and Paphos castle beyond. A recently paved coastal path starts by the castle.
There are many ancient Roman and Greek sites around Paphos including the Tombs of the Kings, the harbour area and the World Heritage site that houses the famous mosaics.
There is a local diving school which offers tuition for beginners and for younger family members the Aphrodite water park is less than a 10 minute drive away, as is the go-kart track. Boat trips, fishing trips and mini cruises leave from the harbour daily.
Local air conditioned buses run frequently and will take you to the markets, tourist area and Coral Bay beaches for only a euro each way.

Paphos Airport is only 10kms away.
Taxis are readily available to or from the apartment.
Larnaca Airport is a 90 minute drive, mostly motorway.
Cars can be hired in advance to collect from the airport. After your arrival they can be hired locally in Paphos for 3 or more days. In the height of the season it may be preferable to book this in advance. You will need your driving licence and cars are driven on the left as in the UK.
