Set on the slopes of Monte Pausillo, the house enjoys panoramic views to Montepulciano in Tuscany and Lake Trasimeno in Umbria. There are a number of terraces offering shade and sunshine at different times of the day, as well as two outside dining areas.

Each floor has a sitting room and kitchen with full facilties to allow for privacy if required, whilst there is also ample seating for everyone to eat together .

We can offer occasional meals cooked "in house" by a local chef, as well as Italian cooking lessons. We provide you with olive oil produced from our own trees.

Our local manager will be able to book restaurants and activities for you, and keep you informed about local festivities.

On the ground floor the large family kitchen has an open fireplace in the corner and opens onto two terraces. It adjoins the two level sitting room with DVD/VCR. Many books and DVDs/videos provided. there is a wood burning stove in the corner.

Also on the ground floor is an ensuite master bedroom, twin bedroom and family bathroom with full-size bath and a shower.

The upper floor has two double bedrooms, (one of which is ensuite ), one twin bedroom with washbasin, and family bathroom. A terrace overlooking the lake and valley opens off the sitting room and master bedroom. The sitting room has a DVD player and wood-burning stove.

All bedrooms have mosquito screens for the windows and ceiling fans. Both kitchens are equipped with dishwashers.

There is a separate utility room housing the washing machine and an additional toilet.

The house is set in four acres of woodland and olive groves....great for exploring! The swimming pool is 18 metres long and has splendid views over the valley and distant hills.

The Umbria region

Umbria, known as " The Green Heart of Italy" is renowned for having more festivals than any other region of Italy. It has beautiful hill towns of all sizes and a very varied landscape with several hilly areas and plateaux.

Perugia,Assissi, and Cortona are all within one hour's drive from Paciano, whilst exploring further afield will take you to the picturesque towns of Orvieto,Todi, Gubbio and Spoleto. The renowned Umbria Jazz Festival is held in Perugia in early July.

Umbrian is well-known for its cured meats, particularly salamis, wild boar, cheeses and black truffles.

Umbrian wines are fast gaining a name for themselves, and there are four recognised wine routes in the region, the most well-known being in the Montefalco and Torgiano area.

We are very close to the Tuscan/Umbrian border to the west.The towns of Pienza, Montalcino and Montepulciano lie in the Val D'Orcia ( a UNESCO World Heritage site ) and are all within a one hour drive from our house. Siena, famous for its Palio but also a truly beautiful medieval city is accessible by train as well as by car( 1.5 hours ).

Paciano

Paciano is a small medieval walled town with three excellent restaurants, two bars/cafes, a butcher, two mini-markets, post office and pharmacy. It also has a tennis court and children's playground.

The lakeside town of Castiglione del Lago is within a 15 minute drive. In addition to being another very picturesque medieval town it has many good restaurants and delicatessens, supermarkets and a weekly market. On its lakeside are a couple of sandy beaches and also watersports facilities, including windsurfing and canoeing.

Lake Trasimeno is the fourth largest lake in Italy and two of its islands can be reached by ferry from Castiglione del Lago. Isola Maggiore has a very small village whilst Isola Polvese is a nature reserve. There is a cycling route around the entire perimeter of the lake and many walking trails in the area. Fishing is also available.

The 9 hole Lamborghini golf course at Panicarola is 10 minutes away by car, whilst there is an 18 hole course at Perugia.

Citta della Pieve and Panicale are two more hilltop walled towns which are within a 20 minute drive from us. Citta is famous for its Palio towards the end of August.

The Trasimeno Blues festival takes place in the last week of July and most of the concerts are free.

Hardly a day passes in the summer without a market or fair being held somewhere in our area!

"Wonderful villa, fabulous location."

We recently stayed at Tartagli Bassi with our two kids and our parents. It was a wonderful villa which had everything we needed. We had both floors which allowed us to have our own space as a family with the kids,but enabled us to join together with our parents in the communal areas. The property has a lovely olive grove, large pool and lots of places to hide away with a glass of proscecco and a book. The villa is located on the boarder of Umbria and Tuscany which allowed us to explore both areas without too much driving. We will definitely be back as there is so much more to explore and is the perfect place to just relax.

"Exceptional accommodations in a stage worthy setting"

We had a fantastic time at Tartagli Bassi. It is a magnificent little villa with every amenity for which one could wish to provide a comfortable and most delightful vacation experience. Nestled in an enchanting setting, within walking distance to a gem of a medieval village (Paciano), Tartagli Bassi is the perfect base for touring the best regions of Umbria and Tuscany. Moreover, with Diana M"s encyclopedic welcome package and Leslie B's most helpful guidance, one can capture a wife variety of delights and experience of the region. Tartagli Bassi and Paciano are gems that deserve repeated visits. We certainly plan to go back.

"Beautiful villa in the Umbrian countrysidep"

Tartagli Bassi is a well equipped villa, tucked away, yet 5minutes walk from the atmospheric town of Paciano. The sunsets were fantastic, as were the pool, the grounds and the fireflies. Strongly recommend for a larger family, as it has two separate sections each with their own terrace, kitchen and living area. Paciano is a picturesque italian town that has a good local butcher, as well as a few restaurants and a small shop. La Logetta stood out as the best restaurant that serves local dishes. The pici with Umbrian sausage and pecorino stood out as one of the best dishes of the trip, followed by some very good gelato! All in all, the perfect combination of a rustic, rural hideaway and a local italian village.

"Perfect house, perfect location, perfect pool!"

We had a fabulous week at Tartagli Bassi, it made a perfect venue for my mums 70th birthday celebrations and the very helpful local manager, Lesley made a fantastic recommendation of a local patisserie shop - Michele's for the cake. The house was so well equipped and did feel like a proper family home - my eldest son loved playing Cluedo and my husband and uncle made amazing pizza in the pizza oven! It was very comfortable, views, pool, location all perfect. We just need to think of a good excuse to return soon!

"Fabulous destination"

We loved this holiday house. We were a group of two families with children ranging from 9 to 16 and the size of the property gave everyone space to do their own thing when they wanted to. We were surprised by the fact that there is no internal staircase in the house between the upper and lower floors, although that wasn't a problem for us. The teenagers were delighted by the good wi-fi connection and the younger ones spent a lot of time in the pool.The views over the surrounding countryside are spectacular and the pool was large and clean. Paciano is a lovely little town, a few minutes walk away and we enjoyed eating out at the local restaurants. We also had great fun using the wood-fired pizza oven at the house. Food, wine and coffee were excellent at almost every place we tried. The house is in a great location in that there are things to see and do almost on the doorstep yet it's far enough from the town not to worry about making a noise. We had planned to do lots of day trips but the 40 degree- plus weather encouraged us to spend more time lazing by the pool than we'd expected- no bad thing. We did get to Assissi, Siena and Perguia- Assissi in particular was a huge hit with everyone. The water park at Tavernelle, about 20 mins away, was the children's favourite day out. There was lots more we could have done but we're saving the rest for our next visit! Perhaps the best thing about this property is the welcome- Diana, the owner, and Leslie the house manager were both brilliant, with lots of helpful information. We've stayed in many holiday homes and never had such a kind and helpful welcome.

"Perfect location, superb holiday villa"

Superb sunset views from the terraces, large well tended swimming pool, airy comfortable bedrooms, well equipped kitchen, this villa is the real deal! We visited with another couple and their children (11, 6 and 5) and it was perfect. The location is excellent, not overlooked but an easy walk to the village and local shops, restaurants and all important gelateria. This was our 3rd visit to Umbria and there's still loads to explore and enjoy - Multipulciano, Orvieto, Assisi are unmissable, and finding the 40th Umbria Jazz festival in full swing in equally amazing Perugia was a real bonus for us. Highly recommended.

"Lovely location and garden, very spacious well kept house"

Lovely house, lots to do around area with lake and castle nearby worth a visit. Pool was very nice with great views. Large garden for children to play in.

"the whole package"

Tartagli Bassi is in the centre of all things beautiful. Every other day we explored further afield - Orvieto, Montepulciano, Chiusi, Citta della Pieve, Castelione del Lago, Isola Maggiore, Magione, Cortona, Siena, and just three kilometres away, quaint Panicale, the big sister to Paciano with two charming and excellent restaurants. We could walk to the town in a few minutes, and the local restaurant was very good. The house itself is very charming, and very well decorated in a style sympathetic with the house and the region. Downstairs stays quite cool, even in the hottest of Summer. The kitchen is very cute, and there is home made olive oil under the bench for all to use. The gardens are amazing - much bigger than expected, and the pool is in a supurb place to catch the sun and adore the view. The manager is very knowledgable, and can even organise cooking lessons, or a cook just to come to the house to cook. Stayed three weeks, and could have stayed longer.
