LA TRANQUILLITA is a beautifully restored country property in its own grounds,, close to one of the most enchanting villages in Umbria. Reached by steps through a rose covered arch, the house has a paved courtyard, perfect for lazy late brunches, a lovely private swimming, and a vine covered gazebo with BBQ for al fresco summer dining.

There are two comfortable living areas, one with french windows to the courtyard,and one with stunning views over the surrounding countryside towards nearby Lake Trasimeno, with its beaches and enticing little islands. Cooks will love the well equipped, stylish kitchen. The 3 comfortable double bedrooms each have en suite bathroom and terrace. Beautifully furnished in a blend of contemporary and traditional styles, this is the perfect holiday home for discerning guests. Close to hand, wine lovers and gormets will head for Montepuliciano, Pienza or Montalcino, while Florence, Rome, Siena, Arezzo, Perugia and Assisi are all within reach for day trips.

The villa sleeps 6 but there is additional accommodation for an extra 3 guests, consisting of a twin room on the lower ground floor with its own shower bathroom, and a single room with shower bathroom accessible only from the courtyard. Both are slightly simpler rooms and available at extra cost on request.

The Umbria region

The property lies on the borders of Umbria and Tuscany, perfect for exploring both these regions. Hop over to Cortona, a beautiful walled city with Etruscan origins, and made famous by the book and fillm "Under the Tuscan Sun" for the Saturday street market and a lazy lunch at one of the traditional restaurants. A little farther afield is Arezzo, which hosts a summer jousting Palio and a monthly antiques market, when the winding streets and sloping main piazza are filled with stalls and antique furniture sellers.

Siena, too, is within easy distance - visit at any time, but especially when blood runs hot in the veins of the Sienese during the heady days of the Palio, the horseback race held in the Campo, Siena's central piazza.

Wine lovers and gormets will head for Montepulciano and its Vino Nobile, then on to Pienza through breathtaking countryside for lunch - the perfect Renaissance town that lures shoppers to its specialist cheese shops - try aged Pecorino wrapped in vine leaves, or fresh cheeses stuffed with nuts or truffles! Montalcino, a little further on, is the town for Brunello wines, and there are wines for every pocket.

Back in Umbria, explore the little local hillside villages.

With music, food and wine forming the backbone of this region, each village hosts regular summer festivals, sagras, and concerts.

Paciano and Panicale, tranquil in the winter months, are lively with nightlife in the summer. Nearby Castiglione del Lago, with its bustling Wednesday street market, has an ancient castle, a charming, tiny, historic centre and lakeside beaches. Ferries serve the little islands of Polvese and Maggiore during the summer months, and nothing can be nicer than a trip across the lake for lunch, a stroll and a swim.

The Umbrian cities of Perugia, the centre of the province, and close by, the historic city of Assisi, are certainly worth a visit, while further south lies Orvieto, and the tranquil city of Todi.

Florence and Rome can both be easily visited on day trips - we recommend going by train from nearby Chiusi or Castiglione del Lago.

Paciano

The immediate villages surrounding the property are Panicale and Paciano, both enchanting and walled, with a back drop of wooded hillside and wonderful views across to Lake Trasimeno. The fourth largest lake in Italy, the wide limpid waters of Trasimeno lie peacefully as they have done for centuries, though the lake would have been much larger in the days when the warriors of Hannibal, after their journey from Carthage, fought the Roman armies and drove them into the waters of Trasimeno.
