The views from the villa are, without exaggeration, stunning; layer upon layer of thickly wooded hills roll into the distance. Lake Trasimeno is just 8 km away, though the swimming pool at Tartagli Alti, blissfully private and surrounded by turkey oaks, pines and inky cypresses, may well keep you at home! Should you tire of moonlit dinners and beautiful views, your Summer’s Leases House Book will guide you to the many restaurants, trattorie and pizzerie nearby.

But the trump card is that the villa is within walking distance of the lively village of Paciano - though it’s uphill all the way home! This is what everyone wants: a family villa within a walk of a village. What’s more, the area abounds with history and the locals maintain that the fabulous lost tomb of the Etruscan king Porsena is somewhere nearby, though of course the exact spot has never been found.

Tartagli Alti is just 15 km from the Autostrada del Sole, which means that it’s also brilliantly located for sightseeing trips. All in all, it's an easy going, jolly kind of family house with a nice Italianate feel.

Tartagli Alti’s sitting room is huge and homey, with comfortable sofas, a good selection of much consulted maps, well-thumbed books and child-enthralling board games, as well as a music system and a TV. The sitting room opens onto a long, cool dining terrace with magnificent views across the Tresa Valley - perfect for reading or meals all’aperto. There’s also a twin bedded room on the ground floor and a bathroom with shower. Through an arch is the modern well-equipped kitchen, with stylish granite work surfaces and dishwasher. The kitchen door opens to the pretty back terrace with a huge fig tree, dozens of bright geraniums and plenty of tables and chairs - the ideal place to breakfast before taking a dip in the pool.

On the upper floor are the two main bedrooms, each with French windows onto a small balcony. There’s also a small single bedroom and a brand new bathroom with bath tub/shower.

The villa is set in a lovely park of tall pine trees. There's a dining terrace to the side of the house and a breakfast terrace beside the kitchen door. The views from both terraces are fabulous.

Umbria is described as the green heart of Italy and also the land of saints. There's plenty for even the most hyperactive tourist to see. For those who want to lounge around near water, as well as Tartagli's pool, there's Lake Trasimeno which is a mere 15 km away.


Paciano is a lively village that's won lots of awards for appearance and atmosphere. Though medieval in origin, it's bang up to date with restaurants, bars, shops and even a post office!

May 2013: The road to the villa has been completely resurfaced. Last year it had got a bit rutted with all the spring rain but the main reason this guest found her arrival "daunting" was because she turned up at 10.00 pm, in the dark. The directions clearly state that arrival this late is not allowed so it seems churlish to penalise us for being helpful and making an exception to allow her to check in.
