Situated in its own private gardens in the village of Ozankoy, the villa is just 2 minutes walk from local restaurants, shops and bars and only a short drive to the main town of Kyrenia (Girne) which has a wealth of attractions including a pretty harbour, historic castle, shops and restaurants.
North Cyprus is a fairly quiet, underdeveloped but very friendly destination, suited to a relaxing holiday for singles, couples and families.

Villa Kemaneci provides spacious, luxurious open plan accommodation on the ground floor and four well appointed bedrooms each with a private bathroom upstairs. Designed to be a home from home, on the ground floor there is a very large kitchen/day room that includes dining facilities for up to ten people, a well equipped modern kitchen with granite worktops, oven, microwave, fridge freezer, dishwasher and drinking water dispenser, an informal sitting area and a separate utility room with washing machine and ironing faciities On this floor, there's also a WC and a large, more formal sitting room with 3 Italian style leather sofas, satellite TV, DVD/CD and I Pod player. French doors from the day room and the sitting room lead out onto the terrace and pool area at the rear of the house. Sunbeds and mattresses are available by the pool which is warmed by solar panels.
All rooms are air conditioned and there are ceiling fans downstairs and in all bedrooms. The en suites all have showers, wc and wash hand basin. All main windows have fly screens allowing you to keep windows open whilst you relax/sleep without worrying about mosquitos.

The villa has been designed to minimise water wastage (a precious commodity in the area) and it has its own sanitation system that recycles water for use in the garden. Unlike most properties in the area this also means that toilet paper can be flushed down the toilet in the normal way, rather than putting it into waste bins.

The villa is set back from the main road in delightful grounds. The property was built in 2008 and the planting has matured well. The garden contains some lovely fruit and nut trees and a magnificent palm tree.
At the rear of the property is a terrace with BBQ area, large swimming pool with easy access steps and a sun bathing terrace with sun beds. A large outdoor dining table is located in a shady spot for al fresco eating. The outside terrace is well lit, enabling you to eat and drink after dark under the stars!
At the front of the property there is ample parking including a garage in the villa's private driveway.
The beautiful village of Bellapais is 5 minutes drive away and there are numerous historic sites, great walks, daily boat trips and lovely beaches to explore in the area.

We provide a welcome pack for your arrival and, for an extra charge, can arrange for additional supplies to be provided according to your needs. (One weeks notice is required).
A weekly clean with fresh bed linen is included for stays of over 7 days. Bath and pool towels are provided. We can also arrange additional cleaning at a cost of £35 per clean. Additional linen changes at £20 each.
We welcome children over 5 at the Villa but care should be taken around the swimming pool as it is not fenced. The minimum depth of the pool is approximately 4 feet, maximum depth 8 feet.

The Kyrenia region
The Kyrenia area is the perfect location for anyone wishing to explore Northern Cyprus. The city and area around it has many attractions. The harbour in Kyrenia is home to numerous water front restaurants and has an impressive 7th Century castle whose museum houses the oldest ship wreck in the world.
The calming atmosphere of this beautiful sea-front city makes holidaying in the Kyrenia area a relaxing and thoroughly enjoyable experience.
Those who love to shop will not be disappointed, Kyrenia offers a a good range of shopping outlets that provide everything you could need from Cypriot antiques and souvenirs to designer fashions. Gold and silver jewellery, leather goods, Turkish carpets and Turkish delight can all be found here.
Other attractions include St Hilarion and Buffavento castles whose panoramic views should not be missed, Turtle (Alagadi) beach which is home to nesting turtles between May and October, is a safe swimming beach and has diving facilities, the Karpaz peninsular which has stunning and largely deserted golden sand beaches, some great mountain and coastal walks.
Kyrenia boasts a mild climate, surrounded by the sea to the north and the Besparmak Mountains to the south. With over 300 days of sunshine a year, winters are mild. Temperatures in March can reach the early 70's, April and May are beautiful with lots of wild flowers in bloom and temperatures up to mid 70's. July and August are the hottest months and great for sun worshippers whilst temperatures in September to November are normally still in the mid to late 70's.
The Ozankoy area
Ozankoy is a small village situated about 10 minutes drive east of Kyrenia. The village benefits from both sea and mountain views.
Villa Kemaneci is in the village sited in private grounds but just a short stroll away from shops, bars and restaurants. The village has good local shops including a butcher and general stores which can provide most necessities. Several large supermarkets, some superb fresh fruit and vegetable stalls, banks, beaches and more restaurants are within easy reach by car.
The historic village of Bellapais with its 12th Century monastery and a good range of shops and craft stores is a five minute drive.
April and May are beautiful months in this area with lots of wild flowers - good for golf, walking, cycling and the beach/pool before the summer heat.
Alagadi beach and turtle conservation project is a 15 minute drive from the Villa. In the early summer you can watch the turtles coming into nest and lay their eggs and in August/September watch the baby turtles hatch out - an unforgettable experience!
The weather from September to early November is normally wonderful with plenty of sunshine and warm seas so good for swimming, golf, walking and cycling . The olive festival in late September/early October is well worth a visit -make sure that you buy some of the golden nector that is the local olive oil!

This was our second visit to the fantastic Villa Kemaneci, as we also stayed in July last year. The highest recommendation I can give is that we have already booked for next year!! This villa remains the best property our family has ever holidayed in – immaculate, well-appointed and superbly equipped. Spacious and airy – there were 8 in our party (7 adults, 1 child) and there was more than enough room for everyone to have their own space.
Every aspect of our stay was excellent – from booking onwards – Maggie, the lucky owner of this lovely villa, cannot do enough to ensure that your stay is a fantastic one. The villa has everything you need on a self catering holiday and then more. The pool also now has solar heating which means that it is lovely and warm.
No hesitation whatsoever in recommending this villa to anyone – fantastic villa, brilliant location, superb weather – holiday heaven!!

Villa Kemaneci is an oasis of calm - set back from the road but in the middle of a delightful village within easy reach of a very good selection of restaurants and local shops. The Villa itself is fabulous, very spacious and very well equipped. All you need for a relaxing holiday

the villa is set in a fabulous location , the mountains on one side and the sea on the other. The villa itself is very spacious and spotlessly clean ,it also has every amenity you could wish for.
Bars ,shops and very good restaurants are all within easy reach.

From April 2013, 200 units of electricity per week is included in the rental charged. Excess electricity will be charged as used at 25p per kilowatt-hour and will be deducted from the electricity/ damage deposit, based on meter readings.

Cancellation fees: more than 8 weeks before date of occupation: 25% deposit; 55 to 29 days before date of occupation: 60% of total cost; 28 days or less: 100% of total cost.
We strongly advise that suitable travel insurance is taken out to cover any cancellation fees.
