VILLA KEMANECI is a luxurious four bedroom, four bathroom detached villa with a private swimming pool in the village of Ozankoy with both sea and mountain views.
Situated in its own private gardens in the village of Ozankoy, the villa is just 2 minutes walk from local restaurants, shops and bars and only a short drive to the main town of Kyrenia (Girne) which has a wealth of attractions including a pretty harbour, historic castle, shops and restaurants.
North Cyprus is a fairly quiet, underdeveloped but very friendly destination, suited to a relaxing holiday for singles, couples and families.

Villa Kemaneci provides spacious, luxurious open plan accommodation on the ground floor and four well appointed bedrooms each with a private bathroom upstairs. Designed to be a home from home, on the ground floor there is a very large kitchen/day room that includes dining facilities for up to ten people, a well equipped modern kitchen with granite worktops, oven, microwave, fridge freezer, dishwasher and drinking water dispenser, an informal sitting area and a separate utility room with washing machine and ironing faciities On this floor, there's also a WC and a large, more formal sitting room with 3 Italian style leather sofas, satellite TV, DVD/CD and I Pod player. French doors from the day room and the sitting room lead out onto the terrace and pool area at the rear of the house. Sunbeds and mattresses are available by the pool.
All rooms are air conditioned and there are ceiling fans downstairs and in all bedrooms. The en suites all have showers, wc and wash hand basin. All main windows have fly screens allowing you to keep windows open whilst you relax/sleep without worrying about mosquitos.
Bedrooms comprise:
One large room with kingsize bed, dressing table, ceiling fan, air conditioning, fitted wardrobes and en suite. Two rooms each with a double bed, ceiling fan, air conditioning, wardrobes and en suite.
One room with two single beds, ceiling fan, air conditioning, wardrobe and en suite.
Bed linen, bath and pool towels are provided.
The villa has been designed to minimise water wastage (a precious commodity in the area) and it has its own sanitation system that recycles water for use in the garden. Unlike most properties in the area this also means that toilet paper can be flushed down the toilet in the normal way, rather than putting it into waste bins.

The villa is set back from the main road in delightful grounds. The property was built in 2008 and the planting is maturing well. The garden contains some lovely fruit and nut trees and a magnificent palm tree.
At the rear of the property is a terrace with BBQ area, large swimming pool with easy access steps and a sun bathing terrace with sun beds. A large outdoor dining table is located in a shady spot for al fresco eating. The outside terrace is well lit, enabling you to eat and drink after dark under the stars!
At the front of the property there is ample parking including a garage in the villa's private driveway.
The beautiful village of Bellapais is 5 minutes drive away and there are numerous historic sites, great walks, daily boat trips and lovely beaches to explore in the area.
The impressive 18 hole International Korineum golf course is a 15 minute drive away. Guests can enjoy free green fees for 1 round of golf per week (subject to availability). Korinuem also has excellent spa, gym and dining facilities.

Our local managing agent speaks good English and will be on hand to help with any queries that you may have during your stay.
We provide a welcome pack for your arrival and, for an extra charge, can arrange for additional supplies to be provided according to your needs. (One weeks notice is required).
A weekly clean with fresh bed linen is included for stays of over 7 days. Bath and pool towels are provided. We can also arrange additional cleaning at a cost of £35 per clean. Additional linen changes at £20 each.
The green fees for 1 round of golf per week (subject to availability) are included in your rental price. Buggies, clubs etc can be hired from the golf club. Please contact the owner at least four weeks prior to your arrival to arrange Tee times.
We welcome children over 5 at the Villa but care should be taken around the swimming pool as it is not fenced. The minimum depth of the pool is approximately 4 feet, maximum depth 8 feet.

The Kyrenia region
The Kyrenia area is the perfect location for anyone wishing to explore Northern Cyprus. The city and area around it has many attractions. The harbour in Kyrenia is home to numerous water front restaurants and has an impressive 7th Century castle whose museum houses the oldest ship wreck in the world.
The calming atmosphere of this beautiful sea-front city makes holidaying in the Kyrenia area a relaxing and thoroughly enjoyable experience.
Those who love to shop will not be disappointed, Kyrenia offers a a good range of shopping outlets that provide everything you could need from Cypriot antiques and souvenirs to designer fashions. Gold and silver jewellery, leather goods, Turkish carpets and Turkish delight can all be found here.
Other attractions include St Hilarion and Buffavento castles whose panoramic views should not be missed, Turtle (Alagadi) beach which is home to nesting turtles between May and October, is a safe swimming beach and has diving facilities, the Karpaz peninsular which has stunning and largely deserted golden sand beaches, some great mountain and coastal walks.
Kyrenia boasts a mild climate, surrounded by the sea to the north and the Besparmak Mountains to the south. With over 300 days of sunshine a year, winters are mild. Temperatures in March can reach the early 70's, April and May are beautiful with lots of wild flowers in bloom and temperatures up to mid 70's. July and August are the hottest months and great for sun worshippers whilst temperatures in September to November are normally still in the mid to late 70's.
The Ozankoy area
Ozankoy is a small village situated about 10 minutes drive east of Kyrenia. The village benefits from both sea and mountain views.
Villa Kemaneci is in the village sited in private grounds but just a short stroll away from shops, bars and restaurants. The village has good local shops including a butcher and general stores which can provide most necessities. Several large supermarkets, some superb fresh fruit and vegetable stalls, banks, beaches and more restaurants are within easy reach by car.
The historic village of Bellapais with its 12th Century monastery and a good range of shops and craft stores is a five minute drive.
April and May are beautiful months in this area with lots of wild flowers - good for golf, walking, cycling and the beach/pool before the summer heat.
Alagadi beach and turtle conservation project is a 15 minute drive from the Villa. In the early summer you can watch the turtles coming into nest and lay their eggs and in August/September watch the baby turtles hatch out - an unforgettable experience!
The weather from September to early November is normally wonderful with plenty of sunshine and warm seas so good for swimming, golf, walking and cycling . The olive festival in late September/early October is well worth a visit -make sure that you buy some of the golden nector that is the local olive oil!

As soon as you walk through the door you know your going to have a very memorable holiday. The villa is fantastic, finished to a very high standard and equipped with everything you could need to make your holiday special. The village itself is perfect if you want a relaxing break away from the hustle and bustle of a hectic tourist resort with some lovely restaurants and bars very close by. This was actually our second visit to Villa Kemaneci and I really cannot thank Maggie and the team of people who look after the property on her behalf enough for providing a wonderful villa in a beautiful location |

A very spacious, well-equipped,comfortable villa in a village location.Comfortable beds and furniture and a very high level of accessories made self-catering a doddle.Plenty of ouside chairs,sunloungers and shade around a good sized pool, which now has solar heating if necessary.House, pool and garden very well maintained and would not hesitate to recommend this villa to anyone. |

We stayed at Villa Kemaneci in August 2010 and we had a wonderful time. Our party consisted of 8 people with an age range of 11 to 74.
The villa is excellently equipped and we were very impressed by the welcome pack and the useful commodities left in the kitchen area etc. The pool was very well used every day(and some nights)and the children learned new skills of diving and racing turns whilst they played and splashed the sunbathing adults! It's location is ideal, being within easy walking distance of some really good restaurants and bars, and also close to Kyrenia and the amazing St Hilarion Castle and Bellapais Abbey. The golf included in the villa rental was also well received by the male members of the party, even if they found it a little hot on the course! We love Northern Cyprus and really cannot think of a better place to come and enjoy it. Hopefully, we will be back very soon. B&G family August 10
"I must admit that being the one to choose the location and accommodation for 4 adult relatives, an occasionally stroppy teenager and a 9 (going on 19!) yr old, I was a bit apprehensive that there would be some members of the party who would not have their needs met and would not enjoy their time in Northern Cyprus as much as I hoped they would - How wrong could I be!!
From the minute we were met by the Karapasha Taxi at the Airport the whole experience just got better and better for everyone concerned. The villa itself was absolutely beautiful with obvious thought being given to the needs of its guests whatever their age; the village provided excellent places to eat/drink and an insight to life at a more leisurely pace. If at any time we did need a bit more activity then Kyrenia was only 10 mins away.

"'A wonderful holiday. Eight of us went including four young teenage boys. The Villa is excellent with all the modern conveniences that you could wish for. The rooms are spacious and well furnished and the swimming pool is great. The location is an ideal spot to explore Northern Cyprus. Whilst a hire car is useful, it is not a necessity. The managing agents, Karapasha and Sons, appointed by the owners have a taxi service as well as
Car hire and the taxi fares are cheap. They were very friendly, attentive and efficient. Booking the Villa was made easy and straight forward by the owners and the information pack at the villa was of great help.
Ozankoy is a nice village with good restaurants. The local shop has most things that you need. Bellapais is a must and a meal at the restaurant at the monastery gives breathtaking views.

We recently enjoyed a splendid holiday at the Villa Kamaneci near Girne. There were 6 of us, including 2 teenagers. The villa is large (4 double or twin bedrooms, all en-suite). The kitchen/living area is enormous and fully stocked with most things you'd find at home. There is a second, large sitting area to retreat to with TV, DVD, IPOD and plenty of books. The villa comes complete with a decent -sized swimming pool which isn't heated but during most of the year this is not a problem! The garden smelled of orange blossom when we were there, gorgeous. The village is a reasonable size and has several bars and restaurants, most quite individual and good fun. There are also a couple of ex-pat haunts for those who need a fix of big screen sport and/or English food. It was good to have a car as there are excellent beaches just a short drive away, plus fascinating places to visit such as the old port of Kyrenia and the mountainside village of Bellapais. There you will find an ancient Abbey and the house where Gerald Durrell wrote 'Bitter Lemons'. All in all, our 12 days were over far too quickly and we plan to make a return trip soon. Electricity is charged as used at 22p per kilowatt-hour and will be deducted from the electricity/ damage deposit, based on meter readings.
To book please contact the owners who will send a booking form. 25% of the fee is due on booking, balance no later than 8 weeks prior to departure.
Cancellation fees: more than 8 weeks before date of occupation: 25% deposit; 55 to 29 days before date of occupation: 60% of total cost; 28 days or less: 100% of total cost.
We strongly advise that suitable travel insurance is taken out to cover any cancellation fees.
A deposit of £200 to cover electricity and damage is payable per week. This deposit is payable 8 weeks prior to arrival. It will be refunded within 14 days of your departure, less any charge for electricity and damage.
