About the home
The property was completed in 2007. It sits on a third of an acre of land with landscaped gardens, containing fruit trees, with colourful flowers and shrubs all year round. The open plan villa is built and fitted to the highest possible standards with both air conditioning and central heating throughout. This makes it ideal for both summer and winter lets
Outside there is extensive terracing and a large courtyard, tiled in travertine. There is an outdoor shower and traditional turkish built barbecue. The swimming pool is 11 metres by 5 metres and has a Roman end with steps into the pool for easy access. Sunbeds and parasols are plentiful
The slightly elevated position allows uninterupted views of the Besparnak mountains to the south and views of the sea to the north. Bellapais Abbey is lit up at night and clearly visible from our terraces and balconies as is the ancient hill fortress of St Hilarian
On the shaded veranda there is a large granite dining table seating eight. Fly screens on some doors and windows allow them to be left open, creating a lovely breeze from the sea and mountains both day and night.
The garden is fully walled around the property with lighting at night along the front wall, around the inside of the pool, around the courtyard and in the veranda.
The villa features a very large lounge with open plan access to a dining area and luxury Siemens kitchen. A
large balcony on the first floor affords beautiful views to all sides of the villa. A second balcony is accessed
from the master bedroom. Marble tiles and stylish wall prints throughout, create a feeling of unashamed
luxury.
Wireless internet facility is available for a small charge.
Parking space for three cars can be accommodated within the walls of the villa.

The villa comprises 4 bedrooms.
Bedroom 1 first floor master bedroom superkingsize bed, en suite bathroom with bath shower and W.C.walk in wardrobe, wooden flooring in both walk in wardrobe and master bedroom, safe and balcony
Bedroom 2 first floor king size bed en suite showerroom with W.C. and large balcony.
Bedroom 3 ground floor kingsize bed, en suite showerroom with W.C. and patio doors onto poolside terrace
Bedroom 4 ground floor twin beds and guest showerroom with W.C. next door
Additional sleeping facilities can be accommodated by the hire of comfortable fold away beds at approximately £25 a week including linen and laundry.
All bedrooms have extensive built in wardrobes.
Linen, towels and beach towels are all provided.
Cleaners will do a light clean and change the bed-linen once a week, apart from long lets.
BATHROOMS
All four bathrooms have stand alone showers, WCs and wash basins. The master bathroom has an additional bath and twin basins fitted into an attractive bathroom suite with views of the mountains and sea.
There is solar paneled water heating with back up electric heating, rarely necessary.
KITCHEN
The luxury kitchen is finished in beach wood with granite worktops and breakfast bar and Siemans appliances including cooker, hob and extractor fan, oven, fridge, freezer, microwave, washing machine, dishwasher, kettle, toaster, hairdryer and ironing equipment.
A large electric water cooler has been permanently installed for on tap chilled and hot drinking water
UTILITY ROOM
There is a utility room off the kitchen with a large sink and plenty of under sink storage space. This is where we keep the highchair, travel cot and other baby equipment.
LIVING ROOM
The large living room has an open marble fireplace and seating for eight with a large archway leading to the dining room. It has satelite TV and DVD player. 3 sets of patio doors lead from the Living room to the pool terrace.
DINING ROOM
The dining room has a large wooden table seating 8 people and 3 sets of patio doors leading to the courtyard and pool terrace
There are marble floors throughout the Villa apart from the wooden floor in the master bedroom and walk in wardrobe.
ACCESSIBILITY FOR DISABLED GUESTS
The property has two 3" steps into the villa and four steps down to the pool with metal hand railings. Inside the villa, on the ground floor, the floor surfaces are flat.. On the ground floor, there is a king-size bedroom with en-suite and a twin bedroom with a bathroom just outside the door. Disabled guests have commented on the ease of maneuvering around with the marble flooring and large spaces between the furniture. The ground floor is open plan with large archways to the dining room and kitchen. The pool has a Roman end with graduated steps into the water.
NOTES ON ACCOMMODATION
The villa is fully air-conditioned with separate electric fans if required. Central heating is installed, making this villa ideal for winter lets.
A local English speaking representative is available to answer any questions you may have or to offer help if needed. She will meet you at the villa shortly after your arrival to introduce herself.

The outside of the villa looks stunning with the centre piece being the 11m by 5m overflow swimming pool. It has a Roman end with steps leading into the pool for easy access for young children. The pool side facilities include plenty of outdoor furniture including sun beds and parasols.
The large landscaped gardens look beautiful all year round and are managed by a team of skilled gardeners who attend the plot up to 3 times a week.
The good sized courtyard provides impressive views up to the mountains and is an ideal place for children to play.
The covered veranda which houses the granite table is used most often for meals. The terraces around the pool ensure that there is plenty of space for large families who wish to spend most of their time by the pool.
The Turkish BBQ is a major attraction.
At night the pool, courtyard, terraces and south perimeter of the villa can all be lit up.
We can organise airport transfers from Ercan 25 minutes away and Larnaca 90 minutes away, as well as car hire

The Kyrenia region


Kyrenia District in the northern part of Cyprus, with its plethora of flora and fauna, is incredibly beautiful and ideal for walking in the mountains and relaxing in the sun. The people are very hospitable and welcoming and shrug their shoulders at the politics.This part of Cyprus is unspoilt in terms of development and Kyrenia itself has a very long and interesting history
The Kyrenia mountains form an impressive backdrop to the fertile plains and coastal districts, and old fashioned methods of farming have ensured that wild flowers flourish, whilst the undeveloped beaches are a sanctuary for Loggerhead and the endangered Green Turtles. Northern Cyprus is a hotspot for bird migration in the spring, with the 2 peninsulas of Korukam in the west and Karpaz, known as 'the panhandle' in the east, providing welcome land for tired migrants
The history and heritage of northern Cyprus with its share of outstanding archaeological sites is well known but the real advantage is being able to enjoy yourselves without queues of visitors.Take time to visit Bellapais Abbey, St Hilarion Castle, the Shipwreck Museum in Kyrenia and the fantastic ruins of Salamis
The coast of Turkey can be seen on good days about 40k from Kyrenia
Kyrenia Town (4km)
The key attraction is the wonderful horseshoe harbour which many claim is the most beautiful in the Mediterranian. Lively tavernas line the harbour and the colourful fishing boats and yachts bob on the water
Behind the harbour is a maize of small streets with an array of discrete restaurants. This is very atmospheric and well worth a visit.
The Ozankoy / Vounos area
OZANKOY (2km)
A small traditional, very pretty Cypriot village. There are some restaurants offering local dishes, and some run by local English families offering bistro type food at very good prices. There is a curry house and also a small family run pizzeria attatched to the Five Fingers Restaurant which also has an English bookshop and craft centre. A Chinese restaurant and a couple of more upmarket restaurants are near by. Bee's Hive is a larger english bookstore and small cafe. It also sells DVD'S,postcards etc. Every Wednesday there is a small outdoor market just outside
Bee's Hive selling home-made produce and other items.
WALKING
Walking in the Besparnak mountains is extremely popular, especially in the spring when there is an abundance of wild flowers and birds. Guided tours are available, many of which are organised by local British residents
TURTLES AND DONKEYS
The endangered Loggerhead and Green Turtles come back to North Cyprus to lay their eggs. The Turtle conservation project is a short drive away, where during the summer season, you can join organised groups to watch them lay and hatch their eggs
Wild donkeys roam free on the Karpas Peninsular two hours drive away. Here you will find extensive unspoilt sandy beaches, a wonderful day out.
WATER ACTIVITIES
The whole coastline provides a variety of beaches, and a multitude of activities including water skiing, wind-surfing,sailing, snorkeling, scuba-diving,jet-skiing, fishing and banana boat rides. Many of the beaches are within 10 minutes drive of Villa Joanna. Sun-beds, parasols, restaurant and bar facilities are available on most of the beaches.
Coastline cruises can be purchased from Kyrenia harbour.
The newly opened beach club at the Malpas hotel, open to non-residents is 10 minutes drive away. There is also the Acapulco hotel a little further away, open to non-residents, with a lovely sandy beach and large pool with water slides.
GOLF: There is a new prestigious 18 hole course 15 minutes drive away in Esentepe. Here you can play a round of golf on the beautifully landscaped course or relax with a drink or meal, enjoying the views from the upper terraces of the golf house. Spa facilities and a brand new high quality gym are also available.
GO CARTING: International Standard circuit
HORSE RIDING: 5 minutes by car
TENNIS: At the local hotels
CONCERTS: Mainly classical at Bellapaise Abbey and Kyrenia Castle
Also available are paraglyding, mountain biking and clay pigeon shooting.
SHOPPING
The coastal road which is 5 mins away has 3 supermarkets, where you can also exchange money.Here you will find chemists, banks, fresh fruit and veg. stalls, a well worth visiting ice-cream parlor and many other small shops and restaurants.
There are various food and craft markets on different days of the week in and around Kyrenia. Banks, Post Offices and Tourist Offices, etc. can be found in Kyrenia with more extensive shopping in Nicosia which is 25 minutes by car.

TRAVEL
The Villa is 25 minutes from Ercan Airport in Northern Cyprus or 90 minutes from Larnaca in the South. From Larnaca, a return transfer car costs approximately £70 return, per vehicle. We can arrange both hire car and transfer taxi to meet you at the airport.
FLIGHTS
To Ercan from Heathrow, Gatwick, Stanstead, Manchester and Birmingham.
To Larnaca there are many more flights available from a wider range of departure airports. The flights also tend to be less expensive than Ercan.

absolutely fantastic villa in a stunning location.everything about the villa was first class,from the very clean,large rooms inside,to the truly amazing outdoor area with luxury loungers,large very well maintained pool,large traditional Turkish bbq.the lovely scenic town of Kyrenia is only a 10 minute drive,where you can find a breathtaking harbour,lots of very nice,and reasonably priced restaurants and bars,check out the roof bar at the colony hotel. |
