Home description

A luxury character property recently constructed in the classic “Apulian” style with the added benefit of a stunning inground 10m x 5m swimming pool for sole use of "Tiddler" guests. The comfortable villa sits in an olive grove with fruit trees in a tranquil setting providing the ideal get-away location. The town of San Vito Dei Normanni with all its facilities is less than two miles away. The bars and restaurants in the town are open till late. Ostuni with it's "Centro Storico" the historic centre, tourist shops, bars, restaurants are approx. 20 mins drive away.
The local markets are worth a visit for fresh vegetables…..and the odd pair of shoes!

The beaches, coastal restaurants and bars are a 7.5 miles away.

Ostuni 7.5 miles. Lecce 40 minutes drive, Ionian Sea 50 minutes drive, Adriatic Sea 15 minutes drive. Large supermarket 5minute drive, 24hour petrol station 5 minutes drive.

The accommodation comprises of three bedrooms each with en-suite shower room, lounge, kitchen with dining area, covered veranda and large secure enclosed private courtyard with a gate leading to the adjacent private pool area. The pool area is totally enclosed and can only be accessed by Tiddler guests. The property has double glazing, three inverter air conditioning units and wood burner in the lounge, the en-suites are modern and of a good size, the windows and doors have security grills and mosquito/fly nets. There is ample parking and a car port providing shade for two cars.

A dry stone wall surrounds the property and the villa is totally enclosed with a private gated drive.

The property is in the country offering tranquility, but not isolated, it situated in a lived in area and approached by a tarmac road with street lighting.

Guests will be met and guided to the property and given a welcome pack of essentials for the first evening and/or morning.

The Puglia/Molise region

Puglia or Apulia is in the heart of the South, an area cut off for centuries by history and geography from the rest of Italy. Its landscapes are un-spoilt, rocky and sun bleached, or smothered in vineyards an olive groves.

And.......of course there is the famous "Trulli".

The locals are friendly and welcoming, happy to help you in any way they can, many speak or understand English.

Puglia by far the most rewarding part of the South is also known as "Italy's best kept secret".

Ostuni / San Vito dei Normanni area

The history of San Vito Dei Normanni dates back to the Byzantines, the main square has evolved around the castle and 12th century tower built for Frederick II.

There are bars, ice cream parlours, restaurants/pizzerias eat in or take-away, plus all the amenities that can be expected from a typical town of the region.

The town festival week is usually the first week of July (Please check with us for exact dates).

Parking in the town centre is free and easily available within the designated areas.

The tourist town of Ostuni "La Città Bianca", with its historical centre, is not far from San Vito Dei Normanni and worth a visit. The festival week of Ostuni is at the end of August.

Brindisi Airport is the closest to San Vito Dei Normanni approximately 12 miles and Bari Airport is approximately 60 miles.
Ryan Air offers direct flights from Stanstead to Brindisi 25 Kilometres from the villa. Alitalia has flights from London Heathrow to Brindisi with a change at Rome or Milan.

There are also Ryan Air, British Airways and Alitalia flights to Bari 130 Kilometres away.

A car is essential for touring and getting to the local amenities. There are many of the major car rental companies at the airports such as Avis, Hertz, Europcar, National and Sixth.
A meeting point in San Vito will be arranged and you will be guided to the property.

Ferry lines operate from Brindisi to many destinations like Corfu, Kefalonia and mainland Greece.

The lounge is light and airy with a large three seater sofa, further wicker armchairs, coffee tables, air conditioning unit with heater, wood burner, Digital TV with BBC World and DVD player. There will be Sky TV with Sport, Football, Cinema & World options for 2010.
The kitchen is fully equipped for those wishing to dine in. There is a new five ring gas cooker with oven, dishwasher (for 2010 guests), microwave, upright fridge with a separate freezer compartment plus the usual kettle, electric espresso maker and toaster. The dining area has an extendable eight seating dining table.
There are three double bedrooms. They can be set up as two double and one twin or two twin and one double. Two have air conditioning units with cooler/heater. Each bedroom has a complete modern en-suite shower room. All showers have good water pressure and plenty of hot water from the solar panels which is backed up by a thermostatically controlled emersion heater for the winter months.

Cot & highchair available on request without charge. Fans have been provided if guests do not wish to use the air conditioning.

Further details outdoors:
Under the covered veranda there is a separate six seater table for dining "Al Fresco" and wicker armchairs with coffee table for lounging.

The gated courtyard, with further tables and seating for six, which surrounds the covered veranda is well lit and ideal for BBQs.
There is a lockable gate from the courtyard leading to the new pool area at the rear of the villa. The new pool which is now ready will be for Tiddler guests only and can only be accessed through the courtyard. There are 6 sunloungers, table & chairs, umbrellas a cold water shower and a solar heater shower in the pool area.
The pool and surrounding area is also lit should you wish to have a swim in the evening.
For the summer months there is a shaded games area with Turnball, Badminton and a full size outdoor ping pong table.
The approach to the villa is lit by street lighting and the parking area is also well lit for those late night returns.

Smoking is allowed in the Courtyard and Covered Veranda.

The property is not on a main road but in a country lane, it is ideally situated for those wishing to walk, cycle and explore. The roads are relatively flat (with the odd pot hole), downhill into town uphill on the way back! It is in an area where many Italians have their country home and spend most of their summer days. It is not commercial or "touristy" but typically Italian. You can eat and drink well locally at very reasonable prices. Children are welcomed in most places as long as escorted by responsible adults. It is quite normal for an Italian family to take the children out for a meal and a walk in the square late at night especially in the warm summer evenings.

The owners reside locally can offer assistance if required.


Further details

Parents must take the responsibility for the children and they must be supervised at all times especially when using the pool.

The pool will be available for guests from May until the end of September.

Strictly no smoking in the villa or pool area, but permitted under the covered veranda.

30% deposit required on booking.
Remaining balance and refundable damages deposit of £350 are due eight weeks prior to holiday date.
The refundable damages deposit will be refunded within 7 days of departure subject to satisfactory final inspection & inventory.

There will be an additional charge for electricity consumption over € 40 per week at cost to prevent the abuse of the air conditioning units.

All Electricity consumption is to be paid during offer periods.
