The villa is located on the border of Tuscany, Umbria and Lazio, close to Orvieto and to good road and train links. It is surrounded by green hills and meadows and fronted by an unforgettable view of Lake Bolsena. The villa offers two independent exquisite apartments restored using traditional cotto, chestnut wood and local basalt stone and is furnished with antiques and hand made pieces. However each apartment is very functional and has everything you may need to enjoy a luxurious and comfortable holiday. The first floor apartment is very spacious (130 mts - 2 bathrooms) and offers the ideal situation for a romantic week away from it all, but is large enough for two couples sharing a holiday or for a family wanting to introduce their children to nature, history, culture, good food and fantastic hours spent of the shores of Lake Bolsena.

The Umbria region
The house is near the small town of Bagnoregio, (recently featured in the travel magazine of the Sunday Time) which is situated on the border of Umbria, Tuscany and Lazio, within the D.O.C. region of the Orvieto and Est!Est!Est! wines. and within easy reach of Rome, Florence, Siena , Assisi and the Tyrrhenian coast. The history of the area permeates from its ancient buildings, hill top towns and castles and is totally absorbing and fascinating. Renting this holiday home will provide you with the opportunity to relax in the total tranquillity of the villa’s grounds, only interrupted by the songs of the birds and of cicaders, or to enjoy the close surrounding historical villages and towns. Lake Bolsena's beaches are only minutes away and offer water sports and fishing within an unforgettable setting. Alternatively if you are not feeling energetic, sit at one of the beachside restaurants and sample the gorgeous local cuisine in the sun.
Orvieto Bolsena area
LOCAL PLACES TO VISIT: CIVITA DI BAGNOREGIO: 3 miles. This ancient hilltop village dates back to the Etruscans and is connected to Bagnoregio by a footbridge. Bagnoregio looks down on the magnificent Val Dei Calanchi with its dramatic eroded tufo peacks. BOLSENA: 5 miles. Ancient town, the Etruscan Volsinii, that still retains its medieval narrow streets leading up to the castle. The town has magnificent lake front gardens and several restaurants where it is possible to eat 'al fresco' on the lake shore. The local cuisine is unforgettable and the wines are probably amongst the best in Italy. Eating out is very reasonable. ORVIETO: 10 miles. Hilltop town dug into the tufo rock. Magnificent cathedral, covered in golden mosaics and carvings that make it shine from the distance in the sunset. MONTEFIASCONE: 5 miles. Medieval hilltop town, that was for centuries the summer residence of the Popes because of its favourable climate. Cobbled medieval streets lead to the Rocca Dei Papi and its fantastic views.

Access is made by way of an external stone stairway and through a porch (small loggia). This spacious (130 square metres) accommodation comprises of: - 2 double bedrooms with wardrobes,draws and lake views. - 2 large bathrooms with toilet, bidet, basin and shower in each and a washing machine in the largest one. - Lounge with open fireplace and wood burner, television, video and DVD. The sofa can be transformed into a double bed. - Farmhouse kitchen / dining room with the use of a large fridge freezer, gas cooker (five rings and two ovens), microwave oven,. electric kettle, dishwasher and a full complement of kitchen utensils. - Large corridors and hallways which add a sense of space to the whole apartment and offer a quiet space to sit and enjoy the wonderful views. - Covered terrace (large loggia), spacious enough to eat “al fresco”. The loggia offers stunning views of the lake and of unforgettable sunsets. - . The villa is set in an acre and a quarter of land on a ridge overlooking lake Bolsena and is surrounded by peaceful and tranquil Umbrian farmland that is often grazed by flocks of sheep. There is a gravelled drive to the villa and extensive gravelled and grassed areas where old oak trees provide welcoming shade for sitting and relaxing. There are loungers and a picknic table. A swimming pool is available for the little ones during the summer months.
Further details
The rental is from Saturday to Saturday, but we'll consider flexible arrivals during the low season November to March. Linen, electricity and gas and final cleaning are included in the rental price. Central heating is metred and is an extra charge, but a very warm wood burner is available for the chill evenings and the wood is free. We will have a basic welcome pack ready for you when you arrive and a bottle of chilled Orvieto to relax you into the holiday We'll always have someone there to welcome you and show you around the villa.
Conditions
A deposit of £100 is needed to secure your booking A security deposit of £100 needs to be added to the total charge. This will be refunded at the end of the holiday if nothing has been damaged. Small breakages will not be charged. The full rental will need to be paid four weeks before the start of the holiday. Our cancellation policy is simple we will refund what has been paid ( minus any bank charges), if we are able to find another booking for the same week. You are therefore advised to take out a holiday insurance.

The owner's weekend rates apply to: Friday, Saturday and Sunday nights
NB: Prices may be subject to change at the owner's discretion. The charges include water, electricity, gas, linen and final cleaning. The cost quoted above is for 4 people. There will be a charge of £50 per extra person, but this will not apply to children. A welcome pack with basic provisions to help you survive for the first day and a couple of bottles of local wines to recover from the stress of the journey will be provided!
In the winter additional charges for central heating will be made (metered), but there is a lovely wood burner in the lounge and the wood is free. Week ends and long term breaks are available in the low season. For long term lettings gas and electricity would be charged according to consumption at cost. Please enquire for details

We have a guest book full of positive comments at the villa. The majority of our renters return the following year. The best comment we had was from little L aged 3 and a half who spent most of the day chasing the lizards and stated on departure that he did not want to go back to England or have anyone else staying at their house!
