The farmhouse provides seclusion without isolation. It is convenient for the cities and sites of Umbria, Tuscany and beyond. Just 15 minutes from Orvieto and Lake Bolsena. Inside, a roof-to-floor hall opens into a large lounge. The huge open-plan kitchen/dining room has an island unit with stools, huge, locally made dining table and seating in front of an open fire. There is also a utility room with American-style fridge and shower room/wc on the ground floor.
Centrepiece of the garden is the 12m x 8m pool with sun loungers and large umbrellas with wonderful views over open countryside. Guests can dine on the terrace beside an original (working) pizza/bread oven. And snooze after lunch in a hammock beneath a shady pergola. The property is securely fenced and gated with a gravel frontage for easy parking. A really spacious house with wow factor - great for holidays with family or friends. Plenty to see and do nearby or for a day out further afield - to the west coast, Rome, Florence or Siena.

The front door opens into a towering floor-to-roof hall with an arch on one side opening directly into a lounge, with comfortable leather sofas, satellite TV and DVD player. To the right is a games room with table tennis and table football. Ahead is a massive kitchen which stretches the length of the house. The 'working' end has contemporary quality fittings, topped with local stone and an island unit with stools on one side. A dining table made especially for Laguscello by Castel Giorgio's carpenter, which easily seats 12, stretches towards a cosy seating area in front of an open fire. There is a separate, fully equipped utility room, boot room and a shower room/wc on the ground floor. Upstairs are four big, airy double bedrooms, to sleep 8+ people, each with en-suite bathroom. One has its own balcony and a working fireplace for romantic winter breaks.

Centrepiece of the large garden is a 12m x 8m pool, with comfortable sun loungers, recliners and large umbrellas. On the terrace is a roomy table for outdoor dining beside the original pizza/bread oven - which has been restored and can also be used for cooking meat - under the dappled shade of a pergola. There are wonderful, uninterrupted views. A path passes Laguscello, the original Pilgrim's Way from Canterbury to Rome. It is used only by occasional farm workers and walkers, as it links Lake Bolsena to Orvieto through lovely countryside featuring vineyards, olive groves, kiwi orchards, woodlands and fields full of wild flowers. Within a few minute's walk is a wood containing Etruscan tombs - and mushrooms and orchids in season!

The Umbria region


Umbria features high mountains and rolling hills and lakes. It has a typical Mediterranean climate of warm, dry summers and mild winters. The average temperature is 26c in summer with the sun shining all day.
Nearby, Orvieto is not to be missed - take the funicular railway up to the top of the rock before seeing its famous cathedral, caves and charming narrow streets. Also nearby is the isolated medieval city of Civita di Bagnoregio, now so eroded that it can only be reached by a footbridge.
The Orvieto Bolsena / Castel Giorgio area
It is close to Castel Giorgio with everything you need from bakeries to bars. Its location couldn't be more convenient for exploring the famous cities, sights and must-sees of Tuscany and beyond. It is a mere 15 mins drive to the wonderful medieval city Orvieto standing on it's craggy rock. From here the A1 motorway and fast rail connections link directly to Rome - just over an hour to the south - and Florence a little further to the north. In between and around and all within easy reach are Siena, Assisi, Todi, Montepulciano, Sansepulcro, Pienza, Spoleto, Perugia...

Rome Ciampino and Fiumicino airports are both a 90 minute drive, via the A1 motorway. Perugia airport is a little closer and Pisa provides a third alternative at a two hour drive away. All airports offer an extensive choice of car hire.
Fiumicino airport also has a frequent rail connection into Rome, with a direct, one-hour 20 minute train service from the same railway station to Orvieto. There are two car hire offices directly opposite Orvieto station - a 10-15 minute drive to Laguscello, which is just off the main road linking Siena with Viterbo.

The accommodation is first class and is set in lovely countryside about 1 hour from the airport. The surrounding area has many interesting towns and excellent restaurants to visit or you can just relax away from it all at the very private location. I cannot recommend this enough – 10/10. |

"The property is newly restored, and to a very high standard. The construction and fit-out has lots of local, character-filled features (like HUGE exposed roof beams) combined with some very well constructed and installed modern technology (Smeg kitchen appliances, double glazed windows with integral shutters and fly screens). Bedrooms (4, all en-suite) are simply vast, with decent, new furniture, and the bathrooms are all fitted to a very high standard. We only ate out a few times (too easy to just drop anchor in this place) in Orvieto and Todi where there are big choices and good food, and we took the train to Rome in order to tick off the Colosseum and Vatican. We also walked about a bit each day. There are beautiful woodland tracks all over the place, and the few locals we did meet (including a black labrador called Basil) were all very friendly.
The location is everything it says in the description; far enough away from roads and other houses to give genuine peace and quiet, but close enough to make shopping a short drive, and Orvieto is only about 15 minutes away. There are great views in many directions. I would not recommend this property to anyone wanting urban nightlife on their doorstep, nor to those who can't sleep unless lulled by thundering traffic. Otherwise, I don't see how you can possibly go wrong.” CH, Norfolk
"This farmhouse has been restored to an extraordinarily high standard. What's the best feature? Well, the bedrooms are spacious, each with its own well provided bathroom (don't get up in the night without switching on the light or paying out a ball of string - you'll never find the bed again); the enormous kitchen dining area has both a breakfast bar and a long table hewn from ancient trees which will seat everyone as well as a fireplace and two sofas to take time out during heavy meals; the lounge area with its tv and dvd player (completely unused by us - there was too much else to do) has more leather sofas than you can use at one sitting; there's a games room and a huge entry hall. Then there's outside - grass, trees, an enormous pool with loungers and umbrellas, and an al fresco dining area with a barbecue, a fence round the entire garden to keep in wandering youngsters, and keep out stray goats, and just up the hill, some Etruscan tombs. No other buildings are visible from Laguscello. We failed to find a nightclub anywhere near it. The turn off the main road is a bit tricky to find, and occasionally you get an odd group of English people walking past on their guided plod from Lake Bolseno to heaven knows where. If you must go out in the evening to a restaurant (recommended), or in the day to replenish the wine rack, you'll need a car. Wonderful for families - if you have a row or the kids are getting you down, there's space to reflect and come to terms with the inevitable. But please make sure your children don't wreck the place. Rental periods run from 4pm on Saturday until 10am on the following Saturday. Use of the pool is included from 19 May- 22 Sept - outside these dates, use can be arranged for a small extra charge. Prices are based on occupancy of 8 people in 4 bedrooms. Additional beds and a cot are available - an extra charge of £50 per person per week is made for occupancy of over 8, up to a maximum of 12 people, to cover additional bed linen and towels. Cleaning, linen and electricity is included, but heating is charged at 1.50 Euro per litre in Spring and Autumn. A 30% deposit is required to secure the booking, with the balance due 12 weeks before your holiday, together with a refundable security deposit of £250. Winter rentals are also available - please ask for details. We prefer payment in sterling - other currencies may be considered but with any bank charges or rate differences absorbed by the client.
