About the home

This lovely luxury villa is part of a resort of nine identical villas,situated in a tranquil,secluted area,among an oasis of olive, palm, banana trees and rose and jasmine bushes, in a quiet & tranquil area at the outskirts of Oroklini,2 km from the sea. Access to the villas is restricted to residents and their .Four bedroom villas also available.
Reginas villasare furnished and equipped to the highest possible standards and feature:

Upstairs
Master double bedroom with en suite bathroom,hairdryer, and veranda overlooking the patio and pool. Two twin bedrooms, one with veranda overlooking the patio and pool, bathroom/WC. All bedrooms have air-conditioning/heating.(extra charge)

Ground Floor
Large living dining room with satellite TV, DVD player, CD/Radio, telephone, wifi internet connection,safe (extra charge) with French windows opening onto veranda with patio and private pool. Fully equipped kitchen, guest WC.

Exterior
Partly covered veranda, patio, private pool, garden furniture, umbrellas and sun loungers, built BBQ, covered car park & garden.
Services (included in the rate)
Daily cleaning of the pool and garbage collection,
Weekly cleaning of the villa and change of linen, (Royal villas twice), garden maintenance, tennis court, wi-fi internet connection, the services caretaker who lives on the premises and also available 24 hours for emergencies.

Extra maid service, car hire, Transfers including meet and assist at the airport, grocery packs, laundry and dry cleaning, special requests like champagne& flowers, hairdressing/beauty treatments, massage in your villa, baby sitting, Doctor on call , Excursions & Cruises.

Regina’s Exclusive Villas are licensed by the CTO and owned and managed by John & Regina Xydas and their daughter Sylvia. The owners and some of the staff live on the premises and are ready to assist their clients at all times

John,(Cypriot) and Regina (French), met in the U.K whilst studying Hotel management. In 1979 after getting married they returned to Cyprus. Regina abandoned her career to bring up the family and John for almost thirty years was a general manager of some of the leading five and four star hotels in
Cyprus. He also held various honorary posts in professional and trade Associations, like vice-chairman of the Chamber of Commerce, ,the Hotel Managers Association etc. In 2005 they started their own business. Sylvia was educated in a private English school in Cyprus and studied Graphic Design in France. She speaks perfectly English, French and Greek.

John and his family are well known in Cyprus and their name has always been associated with high professionalism, honesty, integrity and hard work.

LOCATION.
The location has been carefully chosen for its confined attributes privacy, access, services, amenities and aesthetics. Conveniently situated on the outskirts of Oroklini village with some stunning views to the countryside and the sea (2.5 km) in the background. They are situated in a secluded area with private road and access to residents and their guests only.

The village itself which is within walking distance offers a range of shops, including organic produce, a supermarket, bank, chemist, laundry & dry cleaners, bakery, gym, an animal ranch with horse & donkey rides and even go-carting and bowling. Some parts of the village have been restored to the original traditional style and boasts some fine rustic restaurants.Oroklini public beach with some fine hotels is only five minutes away (2.5 km) and the centre of Larnaca fifteen. The International Airport is 20, Ayia Napa and Nicosia can be reached within thirty minutes, Limassol 45 and the Troodos Mountains in an hour.

Larnaca one of the oldest towns in Cyprus,is build over the ancient city of Kition,a rich sea port and major centre of the copper trade.Its remains can be seen today.
Stroll along the palm line sea front promenade and indulge in people watching at one of the many cafes or restaurants.The nearby marina is a friendly community of local and foreing yachtmen from all over the world.
Both Christianity and Islam have reserved religious sites in Larnaca.The Mosque of Hala Sultan Tekke by the sold lake,a favourite winter hapitat for flamingos and other rare migratory birds and Saint Lazarus 10th century church in the centre of town.
The hills in Larnaca district are toddet with many picturesque villages like Lefkara and Vavla famous for its local lace and silver.

The Oroklini area

The village itself which is within walking distance offers a range of shops, including organic produce, supermarkets,bakeries, banks, chemist,florist, laundry & dry cleaners, Bowiling, horse riding including show jumping,cross country,dressage and trekking, and even go-carting are close by.. Some parts of the village have been restored to the original traditional style and boasts some fine rustic restaurants.All types of water sports,fishing and diving and cruises are also a facility provided in the nearby area.Various festivals take place in the village trough out the year.

HOW TO REACH REGINA’S EXCLUSIVE VILLAS
FROM LARNACA INTERNATIONAL AIRPORT.

1. On exiting the airport, Join the motorway (A3) initially signposted for Nicosia (Lefkosia), Limassol (Lemesos).
2. Stay on the A3 motorway following signs for Agia Napa.
3. Leave the A3 at junction 58 signed for Oroklini. (Voroklini)
4. Follow the road straight for 1.5 km until you reach the chemist and the Bank of Cyprus on your left.
5. After about 70m turn right – Immediately the road splits into two - BEAR RIGHT (Take care here as some people make the mistake to follow the other road into the old village.)
6. 320 m you will go past the Cemetery on your Left another 200 m a block of flats “The Mediterranean Sunrise” on your right
7. Immediately after the flats(keep the flats on your right) TURN RIGHT into Regina’s Exclusive Villas. This is a development of 10 independent villas in their own street. Your villa is part of this developement.
8. The Caretakers House is the first villa on the left as you enter the development. The owner lives on the last villa on the Left.
