Sunset Villa is set in a cul-de-sac at the edge of Clear Creek, a peaceful neighbourhood with a mix of residential and vacation properties, built around several lakes and wildlife areas. The larger neighbourhood of Cagan Crossings is only few minutes away, with large chain stores plus smaller independent shops, restaurants, and a library.

Located just off Highway 27 between the towns of Clermont and Davenport, we are only only a 20-30 minute drive away from the Disney parks (depending on which one you're visiting and traffic) and 30 mins for Sea World and Universal Studios. We are also fantastically located for the multitude of dining, shopping and amusement experiences on US Highway 192.

The lakeside town of Clermont is only 15 minutes away, and for wildlife lovers there are many opportunities to experience Florida's diverse and exotic birds and animal life close by. There are also numerous world-class golf courses only minutes away.

With a private pool, including shallow end for children, and outside dining area, all protected by a screen, Sunset Villa is the perfect place for families to soak up that glorious Florida sunshine.

Sunset Villa offers comfortable and spacious accommodation for up to 6 guests with 3 bedrooms plus a sofa bed.

There is a large south facing living room with sofa bed, which contains a Cable TV, plus a DVD player, CD player, small book and games library and FREE HIGH-SPEED SECURE WI-FI for all our guests.

The Kitchen is well equipped with Oven, Hob, Microwave, Dishwasher, Coffee Machine, Toaster and Kettle, plus cooking utensils and crockery. There is a breakfast bar, and also a formal dining room for 6; perfect for a home prepared meal if you don't fancy visiting one of the nearby restaurants.

A Washing Machine and Tumble Dryer are provided in the garage.

The master suite has a US-size King Bed, Cable TV, plus walk in closet and Ensuite, which boasts a large bath/shower unit.

Bedroom 2 can be set up as either a US-size King bed or two twins. There is a further Cable TV, plus storage. Bedroom 3 has two twin beds and overlooks the pool and deck.

The south facing private swimming pool (which can be heated for additional cost of $22 per day) is a perfect place to unwind after a day at the parks, with a furnished and screened rear patio which is ideal for al fresco dining.

Sunset Villa sits in a generous plot with large driveway and garden to play in, and backs onto a wildlife area - this means there are no other villas behind, a real bonus for our guests. Double garage.

There is a non-smoking policy inside the villa, but smoking is permitted inside the screened rear area, and in the grounds.

The villa will be available from 4 p.m. on the day of arrival, and guests must leave by 11 a.m. on the day of departure.

The Central Florida region

Warm and sunny all year long, Florida is the ideal holiday destination - from soaking up the glorious sunshine, to exploring the huge variety of wildlife, and of course the best theme parks in the world, there really is enough to keep everyone happy. It's only an hour's drive to the stunning gulf coast beaches of Tampa and St Petersburg in the west, or the Atlantic coast with NASA's Kennedy Space Station in the east. Orlando also has many great places to eat, hundreds of shops, malls and designer outlets, and many other places to visit for those who don't want to go to the theme parks.


We've spent a lot of time visiting attractions in Orlando - some of our favourites are: Harry Potter World at Universal Studies, a must for anyone (child or adult!) who has grown up with the famous Wizard. The local towns of Clermont, Winter Garden and Celebration allow you to get away from the tourists and experience the real Florida, and the Lakeridge Winery in Clermont is a must for wine lovers. Our favourite place for shopping is the Mall at Millennia, a mixture of designer and everyday stores, plus The Cheesecake Factory restaurant. There are hundreds of golf courses in the Orlando area, catering from crazy golf up to professional level, and many wildlife parks, gardens and reserves to enjoy, such as the Harry P Leu Gardens in downtown Orlando, and the Crystal River park, where you can watch Manatees. Mount Dora and Lake Dora are worth a visit - a wildlife boardwalk, daytime and sunset boat trips, seaplane flights, and at nearby Tavares the Orange Cannonball steam train. Or try an air boat ride on Lake Toho. There are lots of attraction leaflets in a folder in our home to give you ideas. The big theme parks are great, but there's so much more to Central Florida.

"Can we take this villa home with us?"

I read a review of this property from earlier this year just before going on holiday and will admit I was a little concerned.
I shouldn't have been.

The earlier review mentioned fire ants but there was no sign of these anywhere. The previous reviewer also referred to some defects in the bathroom/shower areas but again we found no problems. This is a rented out villa not a hotel, indeed we've stayed in far worse hotels!

The villa is wonderful and all that we could have wanted.
It's clean and very well equipped in all areas from kitchen to swimming pool. We were particularly impressed with the number of towels available - you certainly don't need to take any with you!
The kitchen had all the utensils and equipment that a family of 4 on a self-catering holiday could ever want. If you think something is missing just be sure to check all the drawers and cupboards.

Contact with the managing agency was very easy and they quickly dealt with the two minor points we raised with them - there was a broken sun lounger which they replaced and a faulty light bulb in one room which again was replaced the day we reported it.
The swimming pool was lovely and very welcome when the temperature soared into the high 90's.

The villa is located on a quiet estate at the very end of a road and as such there is very little traffic. At the front you have an uninterrupted view of the trees about 300 yards away and whilst at the rear you can see the neighbours villas to either side you don't feel overlooked.

Local shops are about a mile and a half away and include a large Wallmart which will cater for all your basic (and non-basic) needs.

The Disney parks are about a 30 minute drive away and Universal parks about an hour. Most of the route is on main roads so pretty easy to navigate plus you get to pass a number of good places to eat.

Would we recommend this villa to friends? Yes, absolutely.

"Home Infested With Fire Ants! I Still Have Scars On My Feet Three Weeks Later!"

As the owner, I was dismayed to receive such a negative report and submit my perspective of the events. As the guest has stated, our home was in good clean condition on arrival. Some of the comments relate to minor issues that are the consequence of wear-and-tear when renting out to short term guests and have been fixed. Checking the patio alarm is one of the items on the pre-arrival check list; it could well have become detached afterwards. The en-suite and second bathrooms are the same size.
The specific allegation of ants in the home is one that was not established. I sent an email to the guests, as I often make contact to check that all is well. I received a response 2 days later that there was an ant infestation but they had not, as instructed in the guest information pack, contacted the property manager, who lives a minute away from our home. Once I knew about the reported problem, I immediately contacted the property management company by email and phone. The manager visited very quickly, could not find evidence of a problem but still sent round a pest controller within 3-4 hours to ensure a thorough inspection.
Fire ants are an established, non-indigenous species in the southern USA, but are not recorded entering homes. The highest risk to people is standing on a nest. No evidence of the ants being in our home was provided either to me as owner or to the property manager when he called. Routine pesticide control is carried out for our property.
I took the verbal allegations at face value and offered a refund immediately; this was discussed with the guests, accepted and paid back before they left our home. They were offered, but rejected, alternative accommodation to be sourced through the property manager.
Our home was occupied immediately before and after these guests, and no problems have been reported.

"Comfortable and quiet"

After the long days travelling we arrived at 2.30 in the morning and the light in the dining room facing the drive was alight which was thoughtful. Key was obtained from the secure holder and initial thoughts were of a spacious kitchen area and lounge with the three bedrooms which were equally roomy and comfortable looking beds. A quick look in the pool area confirmed the site photo's. We have stayed in Florida before and this accommodation proved quiet and comfortable and we were pleased to use the laundry facilities found in the garage. distance to the theme parks was manageable with Disney about 15/20 mins drive and eateries on the I 192 within easy reach. We can heartily recommend the villa as good value for money.

Thank you for the positive review. It is good to know that our guests have had an enjoyable stay. We do try to meet the guests' needs, putting ourselves in the same position and provide what we would like to see.

"Good Quality Orlando Villa."

Good quality 3 bedroom villa close to Disney parks. Approx 20 minute drive to Disney. Lovely housing estate where I saw more people wandering about than in any other similar estate. The villa has a nice pool and eveything you need for a family holiday. I would strongly recommend this rental location.

"Very nice vacations"

Beautiful house, well maintained and well appointed. Quiet and very comfortable place to sit down after the days in amusement parks. My only small complaint is that it is great for Disney Word but a little far for Universal parks.
